A base that needs more than a residence certificate
The Bahamas combines an English-speaking business environment, a US-dollar currency peg and a personal tax system without a general income tax. That can be attractive to an internationally mobile owner or investor. The useful question is whether the move works for the business and household as well as on a tax comparison.
A residence certificate does not itself end obligations to another country, authorise every kind of work or change the way a bank classifies you. An owner who keeps managing a foreign company from the same place, or leaves a spouse and permanent home behind, has a different problem from an investor who genuinely relocates. Build the plan around those facts.
Country facts with the right geographic scope
| Issue | What it means |
|---|---|
| Currency | Bahamian dollar (BSD), maintained at parity with the US dollar. Exchange controls still distinguish residents, nonresidents and permitted transactions. |
| Population | 398,165 at the 4 April 2022 census; final first release published in February 2025. This is a census figure, not a 2026 population estimate. |
| Main urban base | Nassau on New Providence. The island counted 296,732 people in the census; that is not a separately measured Nassau city population. |
| Climate | Warm climate, with the wetter period broadly late May–October and a drier November–April. Storm resilience and summer cooling belong in the housing budget. |

Match the residence route to what you will actually do
| Issue | What it means |
|---|---|
| Live from investments or other independent resources | A permit to reside may fit. It does not confer a general right to take employment. |
| Establish a durable invested base | Economic permanent residence requires a qualifying investment of at least BSD 1m, held at least ten years, under the department’s current policy. |
| Take a local role or operate actively | A work permit or an express right to work is needed. Ownership of a company or property does not settle the work question. |
| Own a seasonal home but live mainly abroad | The homeowner residence permit has its own conditions, including a primary home outside The Bahamas. |
| Join a Bahamian spouse | The resident spouse route and later permanent residence have distinct relationship and residence conditions. |
The tax picture is wider than income tax
For ordinary private income and gains there is no general Bahamian personal income tax. But payroll National Insurance, VAT and property taxes can be meaningful household costs. A company may have turnover-based business licence tax even when its profit is modest.
Large multinational groups must test the separate domestic minimum top-up tax. The headline absence of a conventional corporation tax is not a reliable description of every company’s liability.
Nassau and the islands are different operating choices
Nassau concentrates schools, specialist services, banks and the main international airport on New Providence. That makes it a practical starting point for a family that needs regular travel. It also creates trade-offs around road journeys, school location and the cost of a suitable home.
A smaller island may be attractive for its setting, but an itinerary with an extra domestic connection is materially different from living near a direct international gateway. Compare the actual airports and travel days you need before choosing a property.
The purchase price is only one part of a property decision
From July 2026 the property-tax rules explicitly distinguish foreign owner-occupied homes from the ordinary owner-occupied category. Immigration permission without a right to gainful employment can put an owner in the foreign category. Joint ownership can require the assessment to be divided between owners with different treatment.
The investment holding period for economic residence, the annual property-tax classification and the costs of maintaining a coastal home are separate questions. A property can meet one purpose while being a poor fit for another.
A useful sequence for an international move
First identify the intended home, working pattern and family permissions. Then analyse departure from the present country and the position of existing companies and investments. This makes it possible to choose the Bahamian route without allowing an attractive property or bank account to dictate the structure.
- Prepare a household document file, including each child’s identity and custody evidence.
- Prepare a business file showing where decisions, people, customers and income-producing activities will be located.
- Cost the home, school, transport, health cover and travel separately from the investment principal.
- Confirm account-opening and currency arrangements before relying on a particular payment route.
Where to go next
The linked guides distinguish available legal routes from services we may be able to arrange. An inquiry can start with the part you need help with—an international structure, a banking application or a wider relocation plan—without assuming that every route in the research library is an offered product.
