Use separate household and company calculations
The personal and company positions should be modelled separately. A private investor living from an existing portfolio does not have the same obligations as a founder conducting professional services from Nassau. A multinational group is different again.
The absence of a general personal income tax is a useful starting point, but the cash budget must include the taxes and contributions that actually attach to the chosen activity.
The tax layers at a glance
| Issue | What it means |
|---|---|
| Ordinary personal income | No general personal income tax |
| Ordinary private capital gains | No general personal CGT identified; source-country and foreign-residence taxes remain separate |
| Consumption | 10% standard VAT; defined exemptions and special categories |
| Employment | Employee and employer NIB, each subject to the relevant earnings ceiling and category |
| Property | Annual classification-based property tax; July 2026 foreign owner-occupied category matters |
| Ordinary business | Business licence tax commonly based on turnover, with industry/entity-specific schedules |
| Large multinational group | DMTT scope and GloBE effective-tax computation, where the group qualifies |
A permit is not a universal tax-residence certificate
Bahamian immigration residence answers whether a person can stay and sometimes work. The Central Bank separately classifies residence for exchange-control purposes. A foreign tax authority and a reporting financial institution have their own questions.
The September 2026 Competent Authority notice specifically includes Bahamian investment residence among the schemes requiring enhanced CRS scrutiny. The notice asks institutions to investigate other residence rights, time spent elsewhere and foreign tax filings where the claim is uncertain. Maintaining accurate records is part of a successful relocation, rather than an obstacle to it.
The arrival-value question has a different answer here
For ordinary private investments, there is no general Bahamian CGT calculation into which an arrival-date valuation is inserted. Our comparison therefore uses the no-general-CGT category. It would be misleading to market this as an automatic cost-basis reset.
An arrival valuation can nevertheless be useful evidence of economic history. Keep it alongside the purchase cost rather than replacing the cost record. The next country may recognise one, the other or a more specific treaty rule.
The effective business burden depends on margin and activity
Turnover-based business licence tax should be compared against realistic profit, not against another jurisdiction’s corporation-tax headline alone. The general schedule, IBC activity allocation and special financial-business schedules need to be separated.
Substance reporting then asks where the relevant activity occurs and whether the entity has appropriate resources. A registration certificate, bank account and rented address do not by themselves explain where income is earned or decisions are made.
Property status can change the household estimate
The July 2026 law distinguishes ordinary owner-occupied property from a foreign owner-occupied home. The owner’s residence and gainful-employment rights can affect classification. Renting out the home may change the analysis again and can create a business-licence question.
A practical purchase review therefore needs the proposed ownership names, immigration status of each owner, intended occupation and any rental use. A single property-tax percentage in a spreadsheet is insufficient where those facts are unresolved.
Keep the dates visible
| Issue | What it means |
|---|---|
| 1 April 2026 | Defined food VAT exemption takes effect |
| 1 July 2026 | NIB ceiling changes to BSD 830 weekly / 3,597 monthly |
| 1 July 2026 | New foreign owner-occupied property-tax category |
| 1 July 2026 | Ordinary business-licence turnover category above BSD 175m changes |
| September 2026 | Current DMTT return guidance and CRS guidance issued; transitional deadlines need period-specific confirmation |
What a useful review should produce
The deliverable should connect the foreign departure position, Bahamian permissions, household costs, business activity and the evidence needed to sustain the structure. It should identify which conclusions depend on a future change—such as genuine relocation, a new employment permission or a company moving decision-making.
A plan also needs an implementation calendar: documents, permit dependencies, banking, payroll registration and recurring filings. The analysis is most useful when the work can be carried through in that order.
