City at a glance
Choose Nassau for its everyday connections, not only the beach
Nassau is the practical starting point for many households considering The Bahamas: the capital sits on New Providence with the country’s principal international gateway, schools, financial institutions and hospital services. The island’s size does not make every daily journey short. The most useful housing decision begins with school, work and airport journeys drawn on the same map.
The 2022 census counted 296,732 people on New Providence. That is an island figure rather than a separately bounded Nassau city count. Paradise Island, reached by bridge, and the western and eastern residential areas create different versions of daily life even though they belong to the same wider urban area.
Who Nassau may suit—and the compromises to price
Nassau can make sense for a household that values Bahamian residence while needing international flights, school choices and a concentration of professional services. It is also a practical place to test whether the wider country fits before committing to a long-held investment.
The trade-offs are concrete: a suitable school and home may be on different sides of the island; a coastal property needs maintenance and insurance; and a zero general personal income-tax rate does not eliminate VAT, NIB or property costs. Make the comparison using the household’s actual weekly routine and annual travel pattern.

What may appeal
- Principal international gateway and a concentration of professional services.
- Multiple residential settings, from central Nassau to western coastal areas.
- International-school and private medical options can support a family move, subject to admission and coverage.
What to weigh up
- School, airport and home locations can create substantial routine driving or bridge dependence.
- Tropical-home maintenance, cooling, insurance and storm planning belong in the budget.
- Immigration, work rights, banking classification and health eligibility require separate arrangements.

Property-search websites help you find listings; individual properties and agents have not been vetted by Offshore Capitalist. Confirm availability, the legal right to let or sell, and payment instructions before committing.

Select Nassau/New Providence, then residential sale or long-term rental. Vacation rentals are a separate category; confirm the island, lease period and recurring community charges.

A local agency’s long-term rental search. Ask for current residential inventory and the full lease terms; an advertised island-wide price range is not a household budget.
Neighbourhoods: compare the weekly routine
The comparisons below are practical location judgments based on the island map and the positions of schools, airports and services. They are not claims that every street in an area has the same price, security or housing quality. Evaluate the particular building and lease as well as the neighbourhood.
| Area | Setting | Relocation implication |
|---|---|---|
| Downtown / historic Nassau | Close to the harbour, offices and historic streets. | Useful for a central working routine; visit during cruise-ship and commuting activity before deciding whether the setting fits a home. |
| Cable Beach | Western coastal corridor with hotels, shops and residential options. | A balance of coastal amenities and access west; assess the exact walking environment and road journey rather than assuming every address is walkable. |
| Sandyport and the western corridor | A western residential base with access toward the airport and western services. | Potentially practical for frequent flyers; test school journeys and the property’s storm and maintenance arrangements. |
| Lyford Cay / Old Fort area | Farther west; relevant to households considering Lyford Cay International School. | School proximity may be valuable, but housing access, community rules and trips into central Nassau need a separate assessment. |
| Paradise Island | Resort and residential setting across the bridge from New Providence. | The bridge is part of everyday school, work and airport travel. Resort amenities do not remove that commuting dependency. |
| Eastern Road and eastern residential areas | A different residential orientation east of the centre. | Compare the commute to the particular school or employer; a western school and airport routine can make location important. |

Inspect the home as a tropical operating system
Air conditioning, water provision and the response to storms are practical parts of living here. During a viewing, ask who maintains the cooling units, whether backup power exists, what it supports and who pays for fuel or repairs. Look for written lease terms on maintenance, damage, access and deposits rather than relying on a verbal description.
Check internet service at the exact address and in the room where you would work. A household with regular video calls should understand its connectivity and power fallback. These are inspection questions, not a claim that every Nassau property has outages or a generator.
If buying, distinguish the investment requirement for residence from the suitability of the building and its annual costs. July 2026 property-tax classification can differ according to the owner’s immigration and work rights. Shared ownership needs its own calculation.
Schools & childcare
Schools: the offer and the commute come before the lease
Lyford Cay International School’s admissions process requests academic records and recommendations and can include an age-appropriate assessment or interview. Remote arrangements may assist relocating families, but availability and the school’s decision still matter. St Andrew’s also requests a substantive application file rather than accepting a residence permit as an admission decision.
Ask the relevant school for the current full fee schedule, availability in the child’s year, language or learning support and the daily arrival/dismissal routine. Secure the offer before selecting a long lease solely because it is close to the campus.
A child’s immigration permission is separate. Prepare full birth records, custody or consent evidence where needed and the appropriate dependant or study application. A family with teenagers should plan ahead for the change from a child dependant to an adult’s own immigration position.
Healthcare
Healthcare: identify the emergency plan and ordinary care separately
Doctors Hospital publishes a twenty-four-hour emergency service at its central Nassau facility. Its western and Paradise Island urgent-care locations are not interchangeable with a full emergency department. Know which address is appropriate for the problem and how to reach it from the proposed home.
National Health Insurance enrolment requires the relevant legal-residence, identification and supporting evidence; its primary-care programme should not be mistaken for comprehensive private hospital cover. Arrange the household’s insurance, regular prescriptions and specialist follow-up independently of the residence application.
For someone with a continuing condition, request a clinical summary and medication history before leaving the current country. Confirm where routine treatment can be delivered and what an overseas referral would involve under the chosen insurance. This is a practical care-planning task, not a conclusion that every service is unavailable locally.
Getting around
NAS is the international gateway; plan the ground journey too
Lynden Pindling International Airport, code NAS, is the main airport for a Nassau base. Its live flight information is more useful than a static promise of a particular nonstop route: confirm the actual operating date and any connection at the airline before relying on it for a regular business journey.
The airport’s ground-transport information covers taxis, car rental and private transfer arrangements. Budget airport transfers or car use explicitly. A home that looks near the coast may still require a cross-island journey to catch a flight.
The airport has US preclearance facilities. Eligible travellers complete the relevant US border process before departure, but this is not a waiver of US entry requirements and not a travel right created by Bahamian residency. Follow the airline’s current check-in instructions for the itinerary rather than assuming a domestic-flight arrival time at the terminal.
Transport: a daytime bus option is not a complete household plan
Jitneys are part of local transport on New Providence. The destination board’s route overview describes a daytime local service rather than a rail-style timetable; it should not be treated as an airport or Paradise Island connection. Older published fares should not be used as a current budget without confirmation.
A household can use different solutions for different journeys: walking for a particular local area, jitney travel where the route fits, and taxis or a car for airport, evening and school journeys. Test the actual route with the school or employer’s hours before choosing a car-free plan.
For a car, establish parking, insurance, permitted drivers and the condition of any vehicle included with a rental. These costs can be more relevant to the household budget than a small difference in quoted rent between two locations.

Climate & environment
Plan for summer humidity and storm-season disruption
The national meteorological service describes the wetter season as broadly late May through October, followed by a drier November–April period. For a home decision, inspect drainage, shutters and the allocation of maintenance responsibility as well as beach access. Cooling costs and the suitability of outdoor space can differ substantially by property.
Keep a household storm plan and allow flexibility around important travel in the Atlantic hurricane season. This is a reason to understand insurance, evacuation or shelter arrangements and airline changes; it is not a prediction that a particular trip will be disrupted.
A winter scouting visit shows only part of the year. If the move is intended to be permanent, use local professional and property records to understand how the building operates during the warmer, wetter months as well.

What residents say
Resident voices: use them to discover a place, not to prove a statistic
The Nassau Paradise Island Promotion Board’s Bahamian storyteller series includes named local voices such as Nicholas Mitchell, Anastarcia “Star” Palacious and Kelsey Marie Nottage. Their food, cultural and outdoor recommendations help identify experiences beyond a resort itinerary.
In the board’s Arawak Cay feature, Nicholas Mitchell recommends a local conch-salad stop. This is a useful prompt for a scouting visit: spend time in everyday food and cultural settings rather than evaluating the city only from a hotel. It remains a tourism-board-selected personal recommendation, not a representative survey of residents or evidence about rent, safety or school quality.
These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.
