City at a glance
Decide whether the daily anchor is the centre, the station or the port
Antwerp rewards a more specific decision than “live centrally”. A founder travelling by train, a parent coordinating school runs and someone working at a port-side site can need very different addresses. Start with the places you must reach repeatedly and the hours you must reach them, then compare homes.
The old centre is one option, not the whole city. The official tourism material distinguishes the former docks of Eilandje, the established Zuid, newer Nieuw Zuid and Zurenborg. Use those areas to organise visits, but inspect the exact street and building. A neighbourhood’s restaurants or architecture do not establish the quality of a rental or its school availability.

What may appeal
- Distinct central, dockside and residential options allow a targeted housing shortlist.
- Direct BRU rail access and local transport can support a car-light routine where the address fits.
- Atlas provides a clear entry point for newcomer and school support.
What to weigh up
- Port, central and regional work destinations can require very different commutes.
- LEZ admission, parking and road access are separate checks.
- A furnished property or appealing district does not settle registration, insurance or school places.

Switch between Buy and Rent, then enter the city or postcode. Brussels, Antwerp and Gent/Ghent have location searches.
Five contrasting bases within Antwerp
The tradeoffs are inspection prompts, not claims that an entire district is quiet, safe or inexpensive.
| Area | What makes it worth considering | Tradeoff to test before committing |
|---|---|---|
| Historic centre around Grote Markt | A compact cultural setting with the cathedral, river and older streets as everyday reference points. | Check evening footfall, delivery access, stairs and whether your bedroom faces a busy square. Test the trip to the station rather than assuming old-centre and rail-centre are the same. |
| Zuid / Museum district | A shortlist for a routine built around museums, food and established streets. | Inspect the individual block at school-run and evening hours; ask about works and building charges. Distinguish this older district from a Nieuw Zuid development. |
| Nieuw Zuid | Worth comparing if a newer-building layout and the southern waterfront fit your home-and-work needs. | Ask what is completed around the building, what remains under construction and how ventilation and common costs work. New construction is not proof of low running costs. |
| Eilandje | The former dock area gives water and maritime landmarks a prominent role in the daily setting. | A map that looks close to a northern workplace may still hide a complicated route. Verify the specific gate or office, then check groceries, wind exposure and the walk home after dark. |
| Zurenborg / the Berchem side | Architecture and neighbourhood squares offer a different base from the tourist centre; compare it when Berchem-side journeys fit. | Test the platform you need, not simply the distance to a rail line. Compare square-facing apartments with quieter side streets, secure bike storage and family space. |

Apply the Flemish rental rules
For an ordinary main-home tenancy governed by the Flemish Housing Rental Decree, the landlord may ask for a rental guarantee of up to three months’ rent. This differs from the current Brussels rule. The official guidance allows several forms, including a blocked account in the tenant’s name; do not assume the landlord’s ordinary account is the correct destination.
The landlord must register the tenancy agreement. Make the entry inventory detailed enough to distinguish existing wear from damage you might later be charged for. For covered leases from 2019, tenant liability for fire and water damage must be insured. Contents cover is a separate question: a policy protecting the landlord’s building is not automatically cover for your belongings.
Compare the base rent and charges separately. Ask what is included, how charges are reconciled, who maintains the heating system and what notice or early-termination terms apply. A furnished short stay, a student contract and a principal-residence lease can have different rules. Resolve intended registration and business use before committing, particularly if you plan to work from home.
Schools & childcare
Make the school choice before the final housing decision
Atlas provides a dedicated service for parents whose children are new to Belgium or first attending school in Antwerp. It helps families compare schools, understand registration and use the Meld je aan process for the relevant primary and first-secondary entry stages. Contact the service for a midyear arrival rather than waiting for the next general application campaign.
For secondary-age newcomers, ask whether an OKAN reception class is appropriate and how the transition to the intended pathway will work. If considering an international school, separately confirm eligibility, a place for the correct year, curriculum, fees and transport. An offer from one school cannot be assumed to apply to siblings or to next year.
Prepare identity and birth records, previous school reports, language history and any relevant learning-support documents. Walk the school route from each serious housing candidate. Ask about before- and after-school supervision, meals and holiday arrangements: these can change the working hours available to both parents.

Healthcare
Coordinate medical cover and the working status
An owner moving to Antwerp should confirm whether Belgian or another country’s social-security legislation applies before deciding what affiliation documents to submit. Where Belgian self-employed affiliation applies, the business portal distinguishes the social-insurance fund from the medical-reimbursement fund. Completing one does not automatically demonstrate that the other is settled.
Choose a GP and pharmacy near the home, bring a current medication list and ask the fund how each family member will be registered. Check whether a provider is contracted and obtain a cost explanation for planned care. Optional hospital or other supplementary cover has its own terms; ask about exclusions and waiting periods rather than assuming it pays every balance.
Getting around
Build a door-to-door transport plan
De Lijn publishes an Antwerp city map and current platform information, but use the live planner for the date and hour of the actual journey. Check the number of transfers, the final walk and the last useful service after a late meeting. Do the same exercise for every child’s school journey; a short straight-line distance is not a complete travel plan.
BRU has direct trains to Antwerp; the airport publishes an approximate 30-minute rail journey. Add the walk or tram to your departure station and airport procedures. Antwerp’s own airport and Charleroi are separate airports: verify the operating airline’s actual airport code and transfer before comparing fares. A low flight price can cease to be attractive after an inconvenient return journey.
Check the car before bringing it into the city
Antwerp’s low-emission-zone conditions apply to foreign vehicles too. An eligible foreign-registered vehicle normally needs a one-time registration; compliant Dutch-number-plate vehicles are the specified exception because their details can be checked in the Dutch register. Use the official checker and retain confirmation.
The free qualifying registration covers Flemish LEZs including Ghent, but not Brussels. A purchased permission is not the same thing as that registration and can be city-specific. Check the actual number plate and vehicle documents before travel, and verify access again if you change vehicles. Parking permission, an LEZ record and a route through traffic restrictions solve different problems.

Public services & practical setup
Register through the migration desk
Antwerp’s migration desk handles registration and residence-document matters for newcomers and works by appointment. Use the city’s non-Belgian resident pathway and the document-submission form to establish the correct file. Your nationality, reason for stay and existing permission determine the documents; a general expat checklist cannot replace that classification.
For a non-EU single-permit arrival, the national procedure ordinarily requires reporting to the local administration within eight working days. Keep evidence of the initial submission and follow instructions for the appointment and address verification. Do not book irreversible onward travel on the assumption that a card will be produced by a particular day.
Atlas can help newcomers understand life in Belgium, Dutch-language learning, participation and recognised document-translation options. Ask whether civic-integration obligations or exemptions apply to your status. Support with a translation or an integration course is distinct from approval of a residence or work application.
Make the handover useful for both bills and daily work
The Flemish energy-transfer document records agreed meter readings; it does not transfer the previous tenant’s supply contract into your name. If you have no supplier, arrange one. Both parties should sign the handover, retain their originals and provide the relevant details to their suppliers.
Build the practical monthly budget from the actual lease, charges, insurance, utilities, transport and school arrangements. Keep deposit, moving costs, temporary accommodation and furnishings separate from recurring costs. No reliable city-wide figure can substitute for this when one household wants a small flat and another needs a family home plus two offices.
KMI’s Antwerp municipal normals for 1991–2020 show a January mean of 4.0°C, July mean of 18.9°C and July average daily maximum of 23.6°C. Annual precipitation averages 852.9 mm, with 132.8 days reaching at least 1 mm. Use this historical baseline to inspect the home for the conditions that affect daily life: daylight, ventilation, heating, exterior shade and damp. If cycling will be part of the routine, check a dry storage location and the route in poor weather. For calls, verify internet availability at the apartment, not merely at the postcode.

Planning your move
Bring the cross-border work into the arrival plan
A move to Antwerp may leave clients, shareholders and staff in several countries. Identify where you will perform the work, make strategic decisions and sign contracts. Address these questions alongside residency and payroll rather than leaving them until the first tax return.
Our role is to connect the legal analysis to the implementation: personal residence, company operations, banking and the order of the move. The Belgium tax and employment guides provide the relevant background. Bring the planned daily activities and existing structure to the initial inquiry so we can identify what requires a deeper review.
Your move, step by step
A dependency-based arrival sequence. Statutory or official timing is labelled; other timings are planning steps, not promised processing times.
01Map work, school and rail anchorsBefore the housing shortlist
02Check the proposed principal-home leaseBefore signing or transferring the guarantee
03Prepare the residence file and translation needsBefore travel; report promptly after arrival
Use the city’s correct non-Belgian route. For the single-permit route, ordinarily report within eight working days of arrival. Keep a receipt and follow the migration desk’s appointment instructions.

- r/Antwerpen — family neighbourhood discussion, 29 February 2024

A 2024 family-neighbourhood discussion combined suggestions for Zurenborg, Zuid and other central areas with warnings to examine tram access and the specific work destination. A commenter linked port-oriented work to considering Eilandje. These are useful questions for a scouting trip, but the comments do not establish current prices, school availability or a safety ranking.
