City at a glance

Choose a daily base, not just an island

George Town is Cayman’s capital and a cruise port, with a working business district as well as a visitor waterfront. For a resident, the useful comparison extends beyond the central harbour to the Seven Mile Beach corridor, Camana Bay and the surrounding residential areas. An attractive waterfront photograph does not tell you where school, work and groceries will fit into a weekday.

A good scouting visit includes an ordinary working morning, an evening and a day when the weather makes walking less appealing. Visit the actual office and school destinations, inspect the proposed home and test the journeys between them. Treat the following neighbourhood comparison as a way to organise that visit, rather than a ranking of places by price or investment potential.

What may appeal

  • A capital-city business and administrative base with beach areas nearby.
  • GCM provides international connections, subject to actual seasonal schedules.
  • Several distinct neighbourhood settings to compare around the capital.

What to weigh up

  • School capacity, insurance and housing commitments require early confirmation.
  • Heat, rain and storm exposure change the practical requirements of a home.
  • Work rights and long-duration residence are different; family permissions need their own review.
  • International journeys can require transit permission or connections, and routes vary by season.

Neighbourhoods & finding a home

Neighbourhood choices

Camana Bay’s operator describes a walkable mixed-use centre and its physical pedestrian connection. That is useful location evidence, not independent proof that every household can live without a car. A brochure’s short driving estimate should not replace a journey at your own departure time.

Work, business & opportunities

Working from a George Town base

The capital’s financial and professional-services setting can be useful for a business owner who needs local advisers and an operating team. It does not remove the need to match the company, premises, banking and work authorisation to the actual activity. An independent-means residence certificate should not be treated as unrestricted permission to run a local occupation.

If the business remains international, map where key decisions, staff, assets and customers are located. Decide what genuinely happens in Cayman and document it. The practical review should cover local licensing and substance, foreign tax exposure, payment operations and the household’s permission together, rather than stop at incorporation.

Schools & childcare

Schools and family routines

Do not sign a tenancy on the assumption that residence gives every child an immediate public-school place. The Department of Education Services’ 2026/27 registration notice gives Caymanian applicants priority and records capacity restrictions in multiple year groups. Ask about the child’s actual year, address, status and support needs, and obtain a written admission position.

For private provision, compare admissions availability, curriculum, learning support, school-day hours and the total fee schedule. Test the journey from each proposed home. A convenient adult office commute can still leave a difficult school run. Keep previous school reports, identity documents and the evidence requested by the admissions team ready.

Activities and community groups can make the move easier, but families differ. In a 2022 first-person interview, American resident Kate Amigo described making connections through school and children’s activities while still missing family and seasonal changes. This is one household’s dated experience, not evidence that every newcomer will find the same social network.

Healthcare

Health care and insurance

The Anthony S. Eden Hospital on Hospital Road is the public hospital serving George Town and provides emergency and specialist care. Establish which primary-care provider and pharmacy your household will use, and transfer useful medical records and medication details before the move. Confirm the arrangements for a condition requiring a particular specialist or overseas treatment.

Cayman’s compulsory minimum health-insurance framework does not mean every service is free or that all policies have the same network and limits. Request a written explanation of employee and dependent premiums, deductibles, exclusions, pre-existing conditions and cover during travel. Employer responsibility to arrange cover is different from responsibility to subsidise the entire family’s premium.

Getting around

Commuting and getting around

George Town is central to the public-transport network described in the government’s transport strategy. However, that strategy is a planning document, not a current service guarantee. Confirm the route, stop, last service and payment arrangement for the journey you need. Test the final walk in heat or rain, especially when a school bag, laptop or shopping is involved.

The Eastern Link launched on 1 October 2026 as a four-month pilot serving East End and North Side. It should not be read as a free island-wide network or evidence that every eastern home has an easy connection to George Town. A household based in the capital still needs to investigate its own work and school journeys.

Traffic drives on the left. Check the licence and vehicle requirements applying to your status before driving. If a car is important to the household, include insurance, parking, maintenance and a backup plan in the relocation budget. A small island can still produce inconvenient daily journeys when several family members travel in different directions.

Airports & international connections

International access through Owen Roberts

Owen Roberts International Airport (GCM) is the natural flight gateway for a George Town base. Compare the routes relevant to your family, clients and citizenship, not just the existence of an international airport. Check actual operating dates, transit-entry requirements, baggage arrangements and whether a connection is protected on one ticket.

The airline’s published network and seasonal timetable show that direct access changes by date and direction. Cayman Brac’s CYB also appears in the September–October 2026 international timetable: a Saturday Miami-to-CYB flight is listed, while the corresponding reverse service goes through Grand Cayman. That distinction matters if comparing the Sister Islands with George Town. It is not a promise of a year-round frequency or a symmetrical nonstop service.

For a frequent traveller, test the home-to-airport trip and realistic check-in margin. Retain a plan for an overnight connection or a disrupted flight when an essential business meeting or school return depends on it.

Climate & environment

Inspect housing for the climate and the contract

Ask to see the home with its air conditioning running, check the condition of windows and storm protection, and look for damp or water ingress. Request recent utility information for that property rather than assume a universal monthly electricity bill. Confirm which appliances and furnishings are included and who arranges repairs. Where a complex has shared facilities, ask for the relevant strata or house rules.

Put the commercial terms in writing: deposit, rent currency, payment dates, utilities, maintenance, notice, early termination and what happens if an expected immigration approval is delayed. These are recommended diligence questions, not a claim that every Cayman tenancy has the same statutory cancellation right. Photograph the inventory at handover.

If buying to qualify for residence, the investment test is a separate legal review. The developed-property definition, paid-up requirement on the permanent independent-means route and transfer duty can change the total commitment. A sale advertisement describing a property as suitable for residence is not an immigration determination.

Climate and emergency preparation

The official climate description divides the year broadly into a wetter period from mid-May through October and a drier period from November through April. The practical implications are cooling, rain protection, building condition and a plan for disrupted routines. Inspect shade and ventilation as well as the sea view.

Winter is not a guarantee of calm coastal conditions: the National Weather Service describes northwesters that bring stronger northerly or north-westerly winds and rough conditions on exposed coasts. Follow current weather and hazard advice for swimming, boating and travel. Agree with the landlord or building manager how storm shutters, water, power and emergency communication are handled. Keep essential documents accessible without relying solely on a local internet connection.

What residents say

What residents value and what they find difficult

Canadian resident Heidi Kiss, interviewed in December 2025 after living in Cayman since 1999, described outdoor life, community connections and volunteer opportunities positively. She also noted the summer heat. Her work in real estate is relevant context when reading her views on housing and lifestyle; the interview is not an independent affordability study.

Kate Amigo’s November 2022 account emphasised family activities and social connections but also the adjustment to a different administrative pace and distance from relatives. These accounts are useful questions for a scouting visit: which activities would your family actually join, how often will you travel home, and how comfortable are you with the climate? They are anecdotes, not a representative survey or a current rent estimate.

Planning your move

A scouting week with a purpose

  • View homes in at least two areas and repeat the preferred commute at the time you would actually travel.
  • Speak to schools about the specific child and year group; obtain the admissions position before assuming availability.
  • Request a written insurance quote and ask about the services and medicines the household actually needs.
  • Check the proposed tenancy’s utilities, repairs, inventory, notice and storm arrangements.
  • Ask the selected bank which application channel you qualify for and prepare its document list.
  • Visit everyday facilities as well as the beach, and test an airport journey.
  • Keep residence, tax, work rights and housing commitments on one dated decision list.
