Citizenship is only one part of the decision
Türkiye’s investment route can be relevant when a family has a clear use for an additional nationality. The commercial merits of the investment must stand on their own. Property valuation, title, counterparties, currency, rental prospects and eventual resale are important even when immigration eligibility is the main motivation.
A passport does not settle tax residence
Nationality and tax residence are different. Becoming Turkish does not by itself terminate another country’s tax claim, while actually living or operating a business in Türkiye can create local obligations. The 2026 tax authority guide distinguishes full and limited liability and discusses Turkish nationals living abroad.
Consider everyday use
Ask what the family will do with the status: live there, travel, create a regional base or hold it as a long-term option. Turkish citizenship does not provide EU citizenship or unrestricted work rights across Europe. A destination-specific travel review is more useful than a single passport ranking.
Investment citizenship requires both a qualifying asset and approval
The official investment agency describes a property route of at least US$400,000 with a three-year non-sale condition. Other routes use at least US$500,000 in specified investments, including deposits, and have their own certification and holding conditions. These are investments with commercial consequences, not a single interchangeable passport fee. A property can satisfy an immigration value requirement and still be a poor purchase.
Check the asset, seller, title, encumbrances, valuation and permitted ownership before committing. Obtain an independent commercial view of price and resale prospects. Separate the capital from government charges, taxes, legal work, translation and ongoing ownership costs. Completing the investment is one milestone; the nationality decision remains a separate governmental process. The programme guide explains the certification, residence and citizenship stages.
Property payments and valuation evidence need to follow the rules
TKGM’s guidance describes foreign-currency purchase certificates and bank-payment evidence for foreign purchasers. The transfer chain needs to match the actual buyer and transaction. A seller’s receipt or an informal cash arrangement should not be assumed to satisfy the required evidence. Confirm the bank and land-registry instructions before remitting funds, rather than attempting to reconstruct them after completion.
The land-registry authority published a valuation-circular notice on 29 September 2026. Use the current applicable procedure and approved evidence rather than a broker’s older checklist. Check whether a proposed property can be used for the route and whether earlier transactions or ownership restrictions matter. The guide does not promise an approval date based on the speed of an ordinary conveyance.
A move can create worldwide taxation independently of nationality
The Income Tax Law uses domicile and a more-than-six-month continuous stay in a calendar year, subject to statutory exceptions; temporary absences do not automatically break the stay. Nonresidents have a different scope tied to Turkish-source income. Obtaining citizenship alone is therefore neither proof that a person has moved nor proof that their foreign income becomes exempt.
Document housing, family, duties and travel, and review the former country’s departure rules before arrival. A founder who continues managing a foreign company from Türkiye also needs a company-level analysis. GIB describes full corporate liability where either the legal centre or business centre is in Türkiye. Foreign incorporation by itself does not remove the place where operations are actually directed.
Services businesses should investigate the current deduction precisely
GIB’s current Income Tax Law page records Decision 11257 increasing the relevant service-income deduction to 100%. The underlying provision is limited to specified activities, overseas customers and qualifying use, with a requirement to bring the relevant earnings to Türkiye by the return deadline. The corporate provision has a corresponding deduction. It should not be described as zero tax for every online business or freelancer.
Software, design and other listed activities may merit a detailed review, while ordinary trading, an unlisted service or a domestic customer cannot simply borrow the same treatment. Analyse the contract, actual deliverable, customer and where the benefit is used. Distinguish income or corporate tax from VAT, payroll, social contributions, distribution taxes and any minimum-tax interaction. The commercial collection process must be capable of meeting the remittance and evidence conditions.
Plan the holding period and the life after approval
If the household leaves Türkiye after acquiring status, the investment’s three-year restriction does not disappear. Preserve the approval, certificate, bank or title records and the date the holding period ends. A later sale or withdrawal needs its own ordinary tax and commercial review. Continued property rents or local business activity can require compliance even after personal residence changes.
Citizenship should be compared using actual travel and residence rights. It does not grant general EU work or settlement rights, and visa rules depend on the destination and passport used. Consider existing nationality, children and any relevant military-service consequences before filing. Offshore Capitalist can coordinate the cross-border plan and implementation with appropriate local providers while keeping the family’s business, residence and investment objectives connected.
