City at a glance
Start with the home you can actually use
Amsterdam’s canal views are only one version of the city. De Pijp, Oost, Noord and the western neighbourhoods offer different routes, buildings and daily routines. Decide which activities should be within walking or cycling distance and which can tolerate a transfer. Then test the address, not just its reputation.
For an international business owner, housing quality and administrative usability belong in the same decision. A beautiful short stay may be unsuitable for the registration, school and working arrangements needed for a longer move. Leave time for a real search and a temporary solution whose terms you understand.

What may appeal
- A variety of walkable neighbourhood routines beyond the canal centre.
- Airport rail and city transport offer several ways to build a working week.
- Clear published registration and school-placement procedures.
What to weigh up
- Housing that suits the budget may still fail the registration or household requirements.
- Stairs, storage and noise can matter more than a picturesque exterior.
- School places, an accepting GP and the right insurance need separate action.

Five neighbourhood approaches
| Neighbourhood | Why consider it | What to test at the address |
|---|---|---|
| Canal Ring / central districts | Consider the historic centre if its setting and cultural routine are a substantial part of the reason for moving. | Inspect stairs, storage, sound and the exact place for a desk. Test access for deliveries and luggage, and distinguish a permitted long-term tenancy from a tourist stay. |
| De Pijp | Albert Cuypmarkt and the surrounding shops and food businesses offer an established neighbourhood focus south of the centre. | A market or café street can be attractive for daily life and active outside your windows. Check bedroom orientation and evening conditions. |
| Oost / Watergraafsmeer | Oosterpark, the Dappermarkt area and Watergraafsmeer offer different eastern-city settings; the tourism guide explicitly distinguishes their character. | Do not use “Oost” as one uniform housing market. Compare the actual school and commuting route and the surrounding block. |
| Noord | A distinct shortlist north of the IJ, including newer development and former industrial areas. It can suit a household willing to organize its daily crossings deliberately. | Try the complete trip to the south side at the time you will use it. Check the useful metro or ferry connection, not simply the nearest water crossing on the map. |
| Oud-West / Westerpark | Investigate the western districts when everyday shops, social activities and access to park space are priorities. | Measure the trip to your own school or work location. Inspect the building’s workroom, bicycle storage and sound rather than assuming the neighbourhood solves them. |

Check the tenancy and the right to occupy
For a new home in Amsterdam, establish the contract category and the legal basis of any fixed end date. Since July 2024, an indefinite agreement is the general rule for new residential tenancies, with specified exceptions. A landlord calling a home “for expats” does not itself explain which exception applies.
For contracts from July 2023, the ordinary deposit maximum is two months of basic rent. Separate the basic rent, service-cost advance and direct utilities in the paperwork. Keep an agreed inspection report and payment trail. Ask for the property’s points assessment where relevant: the regulated, midprice and liberalized categories have different rules, and the asking price alone does not determine the category.
- Confirm that the exact address can be used for the municipal registration your stay requires.
- Verify the owner or authorized agent before paying, and inspect the actual home or appoint someone trustworthy to inspect it.
- Get a written account of included furniture, flooring, appliances, service costs, maintenance and notice terms.
Schools & childcare
School placement follows age, address and available places
For younger children entering the ordinary primary-school process, Amsterdam uses a preference form and address-based priority, including the eight closest eligible schools. Read the School Finder procedure for the child’s date of birth and deadline; collecting a list of favourite schools is not the same as submitting the form on time.
For a child already aged four or older when moving to Amsterdam, the city says to choose schools through the School Finder and contact them directly. Discuss language support, year placement and vacancies at the outset. International-school admission is a different process; verify eligibility, available places and costs with the school before relying on it in the housing search.
Healthcare
Insurance and a local doctor are separate arrangements
Where the Dutch insurance obligation applies, take out the required policy promptly; the government gives a four-month deadline after arrival. Do not treat that as four months of free cover. Cross-border employment or telework can change the insurance position; SVB explains when an assessment is appropriate. Resolve that question for the actual work arrangement in Amsterdam.
Register with a local huisarts as a separate step. Practices may restrict their catchment or have no capacity, and some ask for insurance details first. Contact the insurer for help if a suitable practice is unavailable. Prepare the family’s medication and treatment information, and ask how to access care outside ordinary opening hours. A nearby hospital does not replace a functioning primary-care arrangement.
Getting around
Schiphol and city transport serve different needs
Schiphol’s railway station is below the terminal. The airport lists a 14–17-minute train journey to Amsterdam Centraal, but that is the station-to-station segment; include the home connection, platform access and the actual service for your departure time. Other Amsterdam stations may be more useful for a particular address, so compare routes before defaulting to Centraal.
GVB offers OVpay check-in and check-out with a contactless card or device, one per traveller. Its own day products cover GVB services, not automatically NS or every other operator. A convenient city ticket is therefore not necessarily your airport rail ticket. Compare products after identifying the operators used during the normal week.

Climate & environment
Inspect for the life behind the canal photograph
Walk through the home as if it were a workday. Can you make a confidential call without sharing the bedroom? Is there a secure and practical place for bicycles? Can a delivery reach the door, and can the household manage the stairs with luggage or children? Look at ventilation and the condition of the rooms you will occupy most.
Price the actual rent, service costs, utilities, insurance and school or childcare arrangements, then separate moving expenses and temporary-accommodation overlap. A neighbourhood reputation does not establish a household budget. Confirm any lease restrictions relevant to business activity before promising that the home can also be your operating base.
Public services & practical setup
Register in person within the city’s arrival window
Amsterdam says that people moving from abroad for more than four months must register and visit a City Office within five days of arrival. All accompanying family members must attend. The page currently describes a walk-in route for Amsterdam City Offices; Weesp requires an appointment. Recheck the relevant office’s arrangements before going.
Use the city’s checklist for a first registration, return or other situation. Prepare identity and address evidence and the required civil-status records. Original certificates must be in Dutch, English, French or German, or accompanied by an appropriate sworn translation; legalization may be needed. The BSN issued through registration is used for later work, banking and insurance administration.

Open the right household accounts at handover
Waternet’s new-address registration asks for the address, key-handover date and opening meter reading. Confirm whether your tenancy has an individual water account or an included arrangement. Photograph the correct meter and record the reading in the handover file; a running tap does not identify the bill payer.
Ask separately about electricity, gas or district heating. Supplier processes distinguish a new contract, moving an existing contract and a district-heating property. Compare the actual equipment and charges, and check the precise internet installation before giving up backup connectivity. Do not open duplicate accounts for services the building already supplies through an agreed charge.

Planning your move
Connect the household move to the business plan
A home in Amsterdam changes the practical centre of your life. Before committing, align the move date with personal tax residence, the work you will perform there and any business decisions you will continue making. A residence permission, municipal record or attractive lease does not settle those cross-border questions.
We can help connect the country analysis with implementation: the residence route, corporate arrangements, banking and the sequence in which the family and business move. Start with the intended daily life, but test the legal and operational consequences before expensive commitments become difficult to unwind.

A recent arrival praised the ease of reaching activities by bicycle and finding communities. Longer-term participants in the same discussion raised crowding and living costs. These accounts suggest useful questions for a scouting trip: how you want to spend the week, and what housing compromises are acceptable to support it.
Thread combines a newcomer’s first impression and self-described long-term residents’ opinions; it is not a satisfaction survey. Public, self-selected account; the author’s identity and claims have not been independently verified. This is not a client testimonial.
