The application sequence

Preparation and authority decisions are separate stages. Processing depends on the route, document checks and the individual case.

Confirm the designated area, title, ownership/usufruct category and qualifying value.

Documents & evidence

Which property qualifies?

Foreign ownership and usufruct are permitted in designated areas and categories. Residence depends on the applicable approved property and value, not simply a sales listing. Obtain title and project information, the relevant ownership right and the authority’s valuation before relying on immigration benefits.

Two different thresholds

IssuePractical meaning
At least QAR 730,000Specified residence without a sponsor, subject to the rules and application.
At least QAR 3,650,000Residence with specified permanent-residence-type privileges in healthcare, education and investment.
PresenceThe MOJ guidance specifies 90 days in Qatar each year, continuously or intermittently.
CitizenshipNeither threshold buys Qatari nationality.

Ownership, benefits and permissions

The enhanced benefits should not be described as an automatic permanent-residence card under Law 10/2018. Work permission, business licensing and a dependant’s eligibility also need their own legal basis. A purchaser should request written confirmation of precisely which permission and benefits will be issued.

Document checklist

  • Passport and QID if already resident.
  • Property title and the required ownership/value evidence.
  • Good-conduct evidence where required for a nonresident applicant.
  • The authority’s completed residence-approval request and any additional immigration documents.

The purchase and application sequence

The MOJ service lists a short administrative processing time for its approval step. That is not the whole time to acquire property, authenticate documents, obtain immigration approval and complete residence formalities. Sequence the transaction with independent title and contractual checks, including what happens if residence is not approved.

The long-term cost

Compare service charges, maintenance, insurance, vacancy exposure and liquidity with the immigration benefit. The personal capital-gains exemption and your previous or future country’s taxation are separate questions. Keep the original purchase and improvement records even if Qatar does not tax a private disposal.
