City at a glance
Choose the city around the life you will lead
Lausanne offers several noticeably different daily settings: the lake around Ouchy, the streets below the railway station, the historic upper town and the routes towards university campuses to the west. Choose between them by tracing a normal working day. The lake view that wins a weekend visit may not be the right anchor for a household making several school or campus journeys.
The hills are a practical part of the decision. Walk the route from the stop to the actual front door, including stairs and gradients, and repeat it with whatever you normally carry. If you depend on lifts or step-free travel, check the live accessibility information and a realistic alternative route. A short horizontal distance is not the same as an easy walk.
Separate Lausanne city from its urban neighbours. Pully, Renens and Écublens have their own municipal responsibilities, and a job at a particular university campus can make one of them more suitable. Use the actual home and campus addresses when discussing registration, schools and travel. The comparisons below are scouting suggestions rather than promises about rental cost or availability.

What may appeal
- Lakefront and upper-city settings offer genuinely different choices within the same urban search.
- Rail and local transport can support a routine centred on work, culture or campus access.
- Vaud publishes clear school-entry and mid-course placement guidance.
What to weigh up
- Gradients and lift dependence can turn a short map distance into an awkward daily route.
- The Lausanne urban area includes several municipalities with separate registration responsibilities.
- Housing, school and work locations need comparing together rather than by lake proximity alone.
Cost of living
Set up the home and its running costs
Services industriels Lausanne publishes electricity supply conditions, including customer duties around a move. Confirm with the property manager which account is yours, the supplier’s move notification process and how consumption is identified for the unit. Heating and common charges may be handled through the tenancy while another bill comes directly to you.
Ask for the full running-cost structure rather than treating a service-charge advance as a fixed ceiling. During handover record meter readings, keys, appliance operation, ventilation and water damage. On a hillside or lower-ground property, inspect the actual drainage and daylight; on an upper floor, inspect shading and how the rooms release heat. These are building checks, not conclusions drawn from the district’s reputation.
For remote work, verify the installed connection, activation timing and cable route to the room where you will work. Test mobile reception indoors. If you need a car or bicycle, inspect storage and parking access rather than assuming a central address supplies it. Older buildings and narrow streets can also change delivery and move-in logistics.

Five areas to compare in person
Use these areas to organise a scouting visit. The tradeoffs are practical questions to investigate at the property; they are not safety scores, rent forecasts or assurances that a particular household will be accepted. Pully, Renens and Écublens are separate municipalities; a Lausanne-area listing is not necessarily a Lausanne city address.
| Area to explore | Why it may fit | What to test |
|---|---|---|
| Ouchy | A lakefront routine oriented towards the promenade and the lower end of the m2 corridor. | Test the uphill part of everyday journeys and the distance to the useful station entrance. Waterfront frontage can have very different visitor activity from nearby side streets. |
| Sous-Gare and Grancy | A station-side search between the railway and the lake. | Check which side of the tracks you need, construction or delivery activity, bedroom exposure and the final route with luggage. |
| La Cité and the old town | A historic upper-city setting around the cathedral. | Inspect stairs, access for moving furniture, gradients and late-evening activity. Ask about building restrictions before planning alterations. |
| Flon and the central connections | A transport-focused comparison for someone who values interchange access and central activities. | Visit after work as well as at midday. Look at the exact location of bedrooms relative to venues, servicing and main pedestrian routes. |
| Georgette and Montchoisi | An alternative between the central and lower-city parts of a household’s routine. | Test the walk to the chosen school, station or lake, and distinguish nearby Pully addresses from Lausanne municipal addresses. |

Secure a workable tenancy, not just an attractive listing
For a residential cash security deposit, the federal housing guidance describes a maximum of three monthly rents and a bank account in the tenant’s name. Distinguish that security from rent paid in advance or a guarantee product with separate fees and terms.
Before applying, organise an honest dossier showing identity, income or employment and the residence position you can document. Ask what evidence the landlord requires from someone without a Swiss rental or debt-enforcement history. Do not manufacture local records or send money merely to make an application look stronger. Verify the property manager and payment instructions through an independently checked channel.
Read the full lease and attachments: term, notice, permitted occupants, pets, home-office use, service charges and any promised work. A fixed commitment needs an explicit plan if permission, employment or the move date changes. Ask which documents form part of the agreement and keep a signed copy. If language or a special clause is unclear, obtain an explanation before signing rather than relying on a summary from an intermediary.
Compare two homes using the same complete budget, including recurring charges and the cash needed at move-in. A furnished temporary stay can provide useful flexibility while you inspect long-term options; confirm whether that accommodation can support the administrative evidence your particular route needs. Neither a booking nor a lease guarantees immigration approval.

Schools & childcare
Plan schooling before finalising the home
Vaud’s compulsory-school guidance starts ordinary entry at age four by 31 July and links public-school registration to the home’s recruitment area. For a child arriving during their education, the school leadership considers age, prior records and demonstrated abilities. The published timetable for first entry should not be mistaken for the process for a twelve-year-old arriving mid-year.
Ask the responsible establishment about French-language support, class placement and any assessments before the move. Bring previous reports and relevant learning-support records, with translations if specifically required. Arrange lunch and out-of-school care separately and confirm which site provides them; the family’s working hours may not align with the teaching day.
A job described as Lausanne-based may actually be on a campus in another municipality. If the family wants a home between school and work, compare both journeys rather than choosing solely around the railway station. Private and international programmes have their own admissions and costs; no school’s geographical proximity establishes a place for a particular child.

Healthcare
Arrange healthcare and continuity of treatment
For an ordinary new Swiss resident, basic insurance normally must be arranged within three months; timely enrolment covers the residence start and generates premiums from that date. Exceptions need confirmation.
CHUV’s outpatient appointment page specifically reminds people with family-doctor or network insurance models to consult the agreed first-contact provider before booking. This is a useful practical distinction: being able to request an appointment online is not proof that bypassing your insurance pathway will be covered.
Arrange a regular doctor and a plan for repeat prescriptions early. For specialist care, confirm the actual department, referral requirements, records and billing before the visit. Keep a reserve for cost sharing and any services outside cover. A household with cross-border employment or an S1-type coordination question should resolve the applicable insurance route separately, not infer it from being near a university hospital.
Getting around
Test the commute and the airport journey
The tl network connects central Lausanne with its neighbourhoods and neighbouring municipalities, including the m1 and m2 corridors. Use the operator’s live planner for the complete journey and any disruptions. A campus trip towards the west and a lake-to-upper-city trip are different transport problems, so test the one you will actually make.
Geneva Airport is a practical international gateway with onward rail, but an airport-to-station journey is only part of reaching home. Include the transfer, vertical access and final walk with luggage. Check the timetable for an early departure rather than extrapolating a convenient midday connection. Lausanne’s local airport should not be assumed to offer the same scheduled international flight network.
Compare pass validity against your actual municipalities and travel frequency before committing. A home near an interchange may reduce dependence on a car, but hills, accessibility needs and the school run can change that conclusion. Try an ordinary day without a car and keep the first month flexible until your real travel pattern is clear.

Check the home in more than one season
MeteoSwiss’s 1991–2020 normals for Pully show January mean daily highs/lows of 4.7°C/0.7°C and July values of 25.0°C/16.2°C. Nearby Pully station at 456 m; not a Lausanne city station or an upper-slope property measurement. These are historical averages, not temperature extremes or a forecast for the move year.
Use the seasonal evidence to ask better building questions: heating control, glazing, ventilation, external shading and summer comfort in the room where you will sleep or work. Inspect drainage, storage and access individually. A monthly rainfall average does not establish flood risk at a particular address, and a city-level climate description cannot replace an assessment of an exposed hillside or lower-ground apartment.
Public services & practical setup
Follow the right arrival and permit procedure
Lausanne’s March 2025 residents-office brochure says arrival can be announced from one month before the move and no later than eight working days afterwards. The Vaud arrival form also reproduces a statutory rule requiring notification within eight days where a stay beyond three months is foreseeable. Plan to submit within eight days and confirm your route with the office, rather than using the brochure’s working-day wording to delay a filing.
The document package changes with citizenship and where you are moving from. The brochure distinguishes Swiss arrivals from foreign nationals arriving from a Vaud municipality, and points to additional requirements for other routes. Identity, the tenancy or accommodation attestation, existing permission and family/custody information should be consistent. Ask about the specific attachments before mailing an incomplete package.
A municipal arrival record is not a residence route in itself. Establish the employment, family, study or other permission separately and confirm what must happen before work begins. If the chosen apartment is in Pully or Renens, use that municipality’s office. The housing search and immigration plan should agree on the same address and intended start date.
What residents say
These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.
Planning your move
Connect the move to your financial and business plan
An international move works better when the home, permission and operating arrangements tell the same story. Document where you will actually live and work, how a foreign business will be managed, what income streams continue and what remains in the departure country. Resolve the sequence before changing registrations or signing several long commitments.
For a useful inquiry, include citizenships, current residence, household members, intended activity, company ownership and the target municipality. We can help assess the structure and coordinate the appropriate implementation, with housing and school decisions fitted around the agreed plan.

Your move, step by step
Five planning stages. Administrative deadlines below are specific; the preparation and settling periods are suggested working windows, not approval promises.
01Confirm the lawful residence and work routeBefore committing to the move
Identify the route for every household member, the intended activity and the authority responsible for the exact municipality. Align any employer, foreign company and departure-country obligations before setting a start date.
Documents & evidence
- Identity and citizenship evidence
- Family and custody records where relevant
- Employment, activity or resources evidence for the chosen route
- Using another household’s permit checklist
- Treating a Swiss lease as work permission
02Scout areas and make the tenancy reviewableBefore paying or signing
Visit at least two areas, test the real commute and discuss the child’s school route. Obtain the entire lease and cost breakdown, verify the counterparty and agree the deposit and handover process.
Documents & evidence
- Draft tenancy and attachments
- Written running-cost breakdown
- Landlord’s actual application checklist
- Comparing rent without recurring charges
- Assuming a nearby municipality uses the same administration
03Report arrival through the correct channelPlan within 8 days; confirm route-specific wording
Prepare the correct citizenship/origin package. The brochure says eight working days while the reproduced statute says eight days for a foreseeable stay over three months; do not rely on the difference to delay.
Documents & evidence
- Applicable arrival form and identity
- Tenancy or required accommodation evidence
- Permission and family attachments for the selected branch
- Assuming every Swiss municipality uses 14 days
- Mistaking submission for completed permission
04Activate the home, insurance and school arrangementsAt handover and through the first weeks
Complete the signed condition report and supplier notifications. Confirm insurance enrolment and any exception, school placement, care hours and the primary-care pathway. Set up essential services using the same address details.
Documents & evidence
- Handover report and readings
- Insurance confirmation
- School and care correspondence
- Supplier account confirmations
- Missing a separate utility notice
- Assuming school registration secures all childcare
05Review the routine and maintain the recordAfter settling, then when circumstances change
Check the first bills and workplace arrangements against the plan. Keep a calendar for renewals and filings, and reassess before moving canton, changing employment or adding regular cross-border work. Update each relevant record rather than assuming one notification updates all systems.
Documents & evidence
- Permit and renewal calendar
- Bills and actual work-pattern records
- Tax and social-insurance correspondence
- Leaving an old address on an important account
- Applying a different municipality’s tax assumptions
