City at a glance

Choose the city around the life you will lead

Geneva works best when its international connections serve a life you actually want to lead. The lake, established neighbourhoods and public transport can make a compact daily routine possible, but the best home for someone working near the international organisations can be different from the best home for a household centred on a school in Champel or an office at Pont-Rouge. Put the addresses that anchor your week on a map before ranking apartments by view.

Do a scouting day on each side of the lake outlet. Start at Cornavin, walk a potential evening route home, take the connection to work and inspect a second area after the school run. Include a wet weekday, if possible. The useful question is whether this particular home simplifies your routine; a prestigious postcode cannot compensate for a difficult daily circuit.

Keep the city, canton and cross-border region distinct. A rental advertisement in Carouge or Lancy can still be part of a very connected Geneva routine, but it is not in the municipality of Geneva. A French address introduces another country’s residence, healthcare and tax questions. Decide which arrangement you are pursuing before applying for homes.

What may appeal

  • Lakefront and established city neighbourhoods offer very different settings within a relatively compact search.
  • An international air gateway and rail connections can support frequent travel.
  • French-language public-school and newcomer procedures are documented by the canton.

What to weigh up

  • The same urban search can cross municipal or national boundaries with administrative consequences.
  • A lake view does not resolve housing availability, street noise or the family’s daily routes.
  • Cross-border work, international-organisation status and ordinary residence require different checklists.

Cost of living

Set up the home and its running costs

SIG provides a dedicated moving notification procedure. Establish which accounts the tenant must hold and which services the building manager bills through the lease. Record the move-in date, apartment identifier and any meter details requested by the supplier. Registering your home with OCPM does not itself give a supplier the information needed to open or close your account.

For a home office, confirm the actual building connection and installation access before scheduling client calls. Ask about existing fibre equipment, router location, interior cabling and the landlord’s permission for alterations. Include a mobile fallback in the first-week plan. A connection advertised for the building does not establish performance inside your workroom.

During handover, photograph the windows, floors and appliances and obtain a written record of existing defects. Agree how to report anything discovered immediately afterwards. Check storage, laundry arrangements, recycling, bicycle access and any move-in lift reservation, because these practical details determine whether a beautiful older apartment works day to day.

Neighbourhoods & finding a home

Five areas to compare in person

Use these areas to organise a scouting visit. The tradeoffs are practical questions to investigate at the property; they are not safety scores, rent forecasts or assurances that a particular household will be accepted. Carouge and Lancy are separate municipalities; a home across the French border is a different-country residence arrangement.

Area to exploreWhy it may fitWhat to test
Eaux-VivesA search oriented towards the lake, Parc La Grange and the Eaux-Vives rail connection.Walk from the exact property to the station and waterfront. Compare bedroom noise and light on the main streets with the side streets.
Plainpalais and JonctionAn urban routine around university, cultural and everyday services, with river walks as an alternative to the lakefront.Inspect evening activity, deliveries, traffic and the actual crossing needed for work. A district-wide label says little about a particular courtyard.
Pâquis and SécheronUseful alternatives on the Cornavin/international-organisations side of the city.Pâquis and Sécheron are not interchangeable. Compare rail or road exposure and check how the last walk home feels at your regular hour.
ChampelAn alternative to inspect if your week centres on this side of the city, healthcare locations or a nearby school.Test gradients and the connection to the rest of the household’s commitments. Verify the school assignment rather than relying on a listing.
Saint-Jean and ServetteResidential searches west or north-west of Cornavin, depending on the exact street.Compare arterial-road frontage with sheltered streets; time the door-to-door trip and look at local errands without a car.

Secure a workable tenancy, not just an attractive listing

For a residential cash security deposit, the federal housing guidance describes a maximum of three monthly rents and a bank account in the tenant’s name. Distinguish that security from rent paid in advance or a guarantee product with separate fees and terms.

Before applying, organise an honest dossier showing identity, income or employment and the residence position you can document. Ask what evidence the landlord requires from someone without a Swiss rental or debt-enforcement history. Do not manufacture local records or send money merely to make an application look stronger. Verify the property manager and payment instructions through an independently checked channel.

Read the full lease and attachments: term, notice, permitted occupants, pets, home-office use, service charges and any promised work. A fixed commitment needs an explicit plan if permission, employment or the move date changes. Ask which documents form part of the agreement and keep a signed copy. If language or a special clause is unclear, obtain an explanation before signing rather than relying on a summary from an intermediary.

Compare two homes using the same complete budget, including recurring charges and the cash needed at move-in. A furnished temporary stay can provide useful flexibility while you inspect long-term options; confirm whether that accommodation can support the administrative evidence your particular route needs. Neither a booking nor a lease guarantees immigration approval.

Schools & childcare

Plan schooling before finalising the home

Geneva requires children domiciled in the canton who are four by 31 July to enter primary school. The canton provides a specific process for arrivals during the school year, and non-French-speaking children register in ordinary classes with reception-class support. Ask the responsible school about the arrangement for your child’s age and prior schooling, rather than treating the published starting age as a complete placement decision.

Bring previous school reports, identity and custody records, and any learning-support documentation you want considered. Work backwards from the school’s attendance pattern: lunch arrangements, after-school care and holiday care may need their own applications. A place in compulsory education does not establish availability in an English-language private programme or your preferred extracurricular schedule.

Test the journey with the child and the equipment you actually use. A school that looks close on a map may involve crossings or a connection that changes the household’s choice of home. If you are considering France, ask about the implications for school eligibility before accepting a tenancy; Geneva’s out-of-canton admission branch is separate.

Healthcare

Arrange healthcare and continuity of treatment

For ordinary residents, compulsory basic insurance normally must be arranged within three months; timely enrolment brings cover and premiums back to the residence start. Exceptions need their own assessment.

Select the insurance model around how you will obtain care, not just its premium. Ask the insurer and prospective practice about the first point of contact, referrals and reimbursement paperwork. Each household member needs an appropriate arrangement; supplementary cover is a different contract. Keep a reserve for the applicable cost sharing and for services outside cover.

HUG has several care pathways and locations. Its professional referral information helps distinguish arranging a specialist consultation from simply turning up at a hospital. Obtain the exact address and any referral requirement for a planned appointment. Bring a concise medication and medical-history summary and check continuity for repeat prescriptions before your old arrangements end.

Getting around

Test the commute and the airport journey

Geneva Airport is connected to the city by rail and public transport. Use the live airport and operator information for your actual arrival time, ticket and onward destination. The airport explicitly says the old free arriving-passenger public-transport ticket was withdrawn in 2022; older travel blogs can therefore give the wrong instruction.

TPG separates the Geneva urban fare area from Greater Geneva and cross-border products. Check the entire journey before buying a pass, especially when the home, school or office sits outside the usual city zone. A pass valid within Geneva should not be assumed to cover a trip into France. Travel permission is also separate from having a valid ticket.

A scouting trip is a good time to test whether you need a car at all. Try groceries, work and a late return without one, then check the cost and availability of parking for any property still on the shortlist. Do not price an apartment as if a street space were included unless the tenancy actually provides one.

Check the home in more than one season

MeteoSwiss’s 1991–2020 normals for Genève / Cointrin show January mean daily highs/lows of 5.1°C/-1.1°C and July values of 26.7°C/14.6°C. Airport-area station; not every lakeside or dense central street. These are historical averages, not temperature extremes or a forecast for the move year.

Use the seasonal evidence to ask better building questions: heating control, glazing, ventilation, external shading and summer comfort in the room where you will sleep or work. Inspect drainage, storage and access individually. A monthly rainfall average does not establish flood risk at a particular address, and a city-level climate description cannot replace an assessment of an exposed hillside or lower-ground apartment.

Public services & practical setup

Follow the right arrival and permit procedure

Geneva’s OCPM instructs people intending to establish domicile to report arrival within fourteen days. Its procedures branch by citizenship and status: Swiss, EU/EFTA, third-country and international-organisation or diplomatic situations are not one application. Use the branch that actually matches the household, including dependants, rather than copying a colleague’s checklist.

Prepare identity and civil-status records, the lawful residence basis, evidence of the home and work or resources where the selected procedure requires them. Confirm whether translations or additional originals are needed before ordering documents. Keep an indexed copy of the submission and proof of receipt. Registration and a plastic permit card are different milestones, so identify what is required before work starts rather than assuming that a delayed card extends every deadline.

If you have a carte de légitimation or are joining someone with that status, establish the appropriate route explicitly. If the proposed home is in France, stop and redesign the checklist for a cross-border household. Neither a Geneva employer nor a short commute turns a French home into Swiss residence.

What residents say

These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.

A r/geneva discussion retrieved in October 2026 contained sharply different preferences: one contributor described moving to Saint-Jean/Délices after many years in Eaux-Vives, while another stressed choosing a home around work. These accounts support doing street-level visits; they do not establish a neighbourhood ranking.

Planning your move

Connect the move to your financial and business plan

An international move works better when the home, permission and operating arrangements tell the same story. Document where you will actually live and work, how a foreign business will be managed, what income streams continue and what remains in the departure country. Resolve the sequence before changing registrations or signing several long commitments.

For a useful inquiry, include citizenships, current residence, household members, intended activity, company ownership and the target municipality. We can help assess the structure and coordinate the appropriate implementation, with housing and school decisions fitted around the agreed plan.

Your move, step by step

Five planning stages. Administrative deadlines below are specific; the preparation and settling periods are suggested working windows, not approval promises.

01Confirm the lawful residence and work routeBefore committing to the move+

Identify the route for every household member, the intended activity and the authority responsible for the exact municipality. Align any employer, foreign company and departure-country obligations before setting a start date.

Documents & evidence

  • Identity and citizenship evidence
  • Family and custody records where relevant
  • Employment, activity or resources evidence for the chosen route
Common complications
  • Using another household’s permit checklist
  • Treating a Swiss lease as work permission
References [3][6]
02Scout areas and make the tenancy reviewableBefore paying or signing+

Visit at least two areas, test the real commute and discuss the child’s school route. Obtain the entire lease and cost breakdown, verify the counterparty and agree the deposit and handover process.

Documents & evidence

  • Draft tenancy and attachments
  • Written running-cost breakdown
  • Landlord’s actual application checklist
Common complications
  • Comparing rent without recurring charges
  • Assuming a nearby municipality uses the same administration
References [1][8][7]
03Report arrival through the correct channelWithin the OCPM’s 14-day arrival period+

Submit the status-specific OCPM notification and retain its acknowledgement. Use the international-organisation branch where appropriate.

Documents & evidence

  • Applicable arrival form and identity
  • Tenancy or required accommodation evidence
  • Permission and family attachments for the selected branch
Common complications
  • Assuming every Swiss municipality uses 14 days
  • Mistaking submission for completed permission
References [6][3]
04Activate the home, insurance and school arrangementsAt handover and through the first weeks+

Complete the signed condition report and supplier notifications. Confirm insurance enrolment and any exception, school placement, care hours and the primary-care pathway. Set up essential services using the same address details.

Documents & evidence

  • Handover report and readings
  • Insurance confirmation
  • School and care correspondence
  • Supplier account confirmations
Common complications
  • Missing a separate utility notice
  • Assuming school registration secures all childcare
References [10][7][2]
05Review the routine and maintain the recordAfter settling, then when circumstances change+

Check the first bills and workplace arrangements against the plan. Keep a calendar for renewals and filings, and reassess before moving canton, changing employment or adding regular cross-border work. Update each relevant record rather than assuming one notification updates all systems.

Documents & evidence

  • Permit and renewal calendar
  • Bills and actual work-pattern records
  • Tax and social-insurance correspondence
Common complications
  • Leaving an old address on an important account
  • Applying a different municipality’s tax assumptions
