City at a glance
Choose the city around the life you will lead
Bern can suit someone who wants a recognisable centre, distinct residential neighbourhoods and a daily routine built around walking and public transport. The old town is an appealing introduction, but it is only one answer to where you should live. An office near the station, a university commitment in Länggasse and a family routine in Kirchenfeld lead to different searches.
The Aare and the city’s levels make a flat map incomplete. Walk from a shortlisted home to the stop and to the place you will visit repeatedly. Test the return with groceries, a buggy or a bicycle as appropriate. A home with a beautiful river setting may still require a climb or bridge crossing that is significant twice a day.
Be precise when an employer says “Bern”. A job elsewhere in the canton, such as Biel/Bienne, is not a job in Bern city. Similarly, Wabern, Muri bei Bern and Zollikofen are distinct municipal choices. Work backwards from the real workplace, school and registration address before deciding whether city living or another community fits.
What may appeal
- A distinctive historic centre and several established residential neighbourhoods support different routines.
- City and regional public-transport choices allow a home search beyond the tourist core.
- Municipal school and newcomer procedures make important responsibilities discoverable.
What to weigh up
- Canton-wide job descriptions can conceal a workplace far from Bern city.
- River crossings and gradients can change an apparently short route.
- School placement and care availability limit how freely a household can choose its daily schedule.
Cost of living
Set up the home and its running costs
Energie Wasser Bern asks customers to notify an address change early and no later than ten days before moving. That is its utility administration instruction, separate from the municipality’s arrival timetable. Establish what the landlord handles and what must be in your name, including the apartment and meter identifiers used for billing.
At the viewing, ask for the breakdown of rent, service-charge advances, heating and any later balancing statement. Inspect windows, draughts, ventilation and the heating controls you can actually use. An older property’s character may be a benefit, but it is not evidence of low energy costs or good sound insulation.
For a home office, verify the line at the address and the proposed installation date. Keep space for a mobile fallback and check whether the workroom shares a wall with a communal corridor or lift. At handover record meter readings, keys, appliance function, existing damage and agreed repairs. A careful written inventory is easier to use later than a recollection of an informal viewing.

Five areas to compare in person
Use these areas to organise a scouting visit. The tradeoffs are practical questions to investigate at the property; they are not safety scores, rent forecasts or assurances that a particular household will be accepted. Wabern belongs to Köniz; Muri bei Bern and Zollikofen are separate municipalities, not Bern city neighbourhoods.
| Area to explore | Why it may fit | What to test |
|---|---|---|
| Innere Stadt / old town | A historic central setting with the station and civic centre as useful anchors. | Check access for furniture, stairs, acoustic privacy and activity below the apartment. Arcades are attractive but do not remove delivery constraints. |
| Länggasse | A search on the university and north-west station side of the city. | Check the individual university or office building, daytime activity and the exact station approach. |
| Breitenrain and Lorraine | Two adjoining but distinct searches on the north side of the city. | Test crossings, the school location and main-road versus side-street exposure; do not treat a broad district as one housing product. |
| Kirchenfeld and Schosshalde | Alternatives for commitments on the museum and eastern side of Bern. | Measure the whole journey across the river where needed, and assess gradients and connections from the particular street. |
| Mattenhof and Weissenbühl | A south-western comparison to the centre- or university-first search. | Inspect the building’s maintenance and transit connection; proximity to an arterial road or rail corridor varies considerably by address. |

Secure a workable tenancy, not just an attractive listing
For a residential cash security deposit, the federal housing guidance describes a maximum of three monthly rents and a bank account in the tenant’s name. Distinguish that security from rent paid in advance or a guarantee product with separate fees and terms.
Before applying, organise an honest dossier showing identity, income or employment and the residence position you can document. Ask what evidence the landlord requires from someone without a Swiss rental or debt-enforcement history. Do not manufacture local records or send money merely to make an application look stronger. Verify the property manager and payment instructions through an independently checked channel.
Read the full lease and attachments: term, notice, permitted occupants, pets, home-office use, service charges and any promised work. A fixed commitment needs an explicit plan if permission, employment or the move date changes. Ask which documents form part of the agreement and keep a signed copy. If language or a special clause is unclear, obtain an explanation before signing rather than relying on a summary from an intermediary.
Compare two homes using the same complete budget, including recurring charges and the cash needed at move-in. A furnished temporary stay can provide useful flexibility while you inspect long-term options; confirm whether that accommodation can support the administrative evidence your particular route needs. Neither a booking nor a lease guarantees immigration approval.

Schools & childcare
Plan schooling before finalising the home
Bern’s public-school FAQ says there is no free choice of school within the city. Placement considers the residential area and factors such as the school route and class composition. Some locations operate a Basisstufe combining kindergarten and the first primary years. Ask the school office what the proposed address means for the child’s age and previous education.
The same FAQ distinguishes teaching from daytime and holiday care and describes arrangements that vary between school areas. Obtain an actual timetable and childcare confirmation before finalising work availability. Some extended-day models have limited places; a school registration does not automatically secure every care service you need.
Send prior reports and discuss language support, learning needs and a mid-year start with the responsible team. If you are considering Wabern or Muri, contact the appropriate municipality rather than assuming a Bern city placement. For a private programme, check admissions, transport, meal costs and withdrawal terms independently. The home decision should follow a workable family schedule rather than precede it.

Healthcare
Arrange healthcare and continuity of treatment
Mandatory basic cover normally needs arranging within three months of Swiss residence, with timely cover and premiums backdated to arrival. Confirm any exception rather than assuming foreign insurance continues.
Bern’s emergency-services directory identifies different routes, including Inselspital. Save the relevant contacts, but also establish ordinary primary care and repeat prescriptions. The emergency department should not be the plan for every routine administrative or medication issue. Confirm the address for a scheduled consultation; large institutions can have several entrances and departments.
Choose an insurance model whose first-contact rules you understand and keep the policy confirmation accessible. Ask about referral requirements before booking planned specialist care. A household budget needs the premium, applicable cost sharing and any uncovered services, not just a salary calculator’s tax result. No guide can confirm a practice’s current capacity or a particular insurer’s decision for your household.
Getting around
Test the commute and the airport journey
BERNMOBIL publishes city and regional line timetables, while the Libero zone framework matters when a journey continues beyond the centre. Use the complete door-to-door route when choosing a pass. A home near a frequent stop can be more useful than one that is geographically closer to work but has a difficult final walk.
Bern Airport is at Belp. The airport describes its public-transport connection through bus 160 and the railway; check the current flight programme rather than assuming the same destination choice as Geneva or Zurich. For frequent international travel, compare the actual rail connection to the airport serving your destination, including your first and last usable departure.
Try an ordinary weekend as well as the commute. Groceries, sports, language lessons and visits to friends are part of living here. A city-centre address may suit these well, while a separate municipality may better fit work or school. Include the repeated transfer time and any parking entitlement in the comparison instead of looking only at rental cost.

Check the home in more than one season
MeteoSwiss’s 1991–2020 normals for Bern / Zollikofen show January mean daily highs/lows of 3.4°C/-2.9°C and July values of 24.6°C/13.0°C. Station is in neighbouring Zollikofen, not Bern’s old town. These are historical averages, not temperature extremes or a forecast for the move year.
Use the seasonal evidence to ask better building questions: heating control, glazing, ventilation, external shading and summer comfort in the room where you will sleep or work. Inspect drainage, storage and access individually. A monthly rainfall average does not establish flood risk at a particular address, and a city-level climate description cannot replace an assessment of an exposed hillside or lower-ground apartment.
Public services & practical setup
Follow the right arrival and permit procedure
Bern’s municipal page separates Swiss, EU/EFTA and third-country arrivals. A move from abroad is not handled by simply using the domestic eUmzug route. For the third-country foreign-arrival branch, the city requires the positive entry decision and asks for the registration package within fourteen days; it then reviews the material and invites the applicant to the counter.
The published third-country checklist includes the entry authorisation, valid travel document and lease. For a sublet it calls for the property manager’s consent. Use the correct form for arrival from abroad, another canton or within Bern canton. A checklist for a Swiss citizen should not be reused for a non-EU worker because some document names look familiar.
Prepare the household file while you still have access to original records in the departure country. Identify custody documents, dependent applications and any translation requirements early. Registration, permission to work and tax residence remain related but separate questions. If you are changing canton under an existing Swiss permission, confirm the applicable route before treating the move as an ordinary address update.
What residents say
These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.
Planning your move
Connect the move to your financial and business plan
An international move works better when the home, permission and operating arrangements tell the same story. Document where you will actually live and work, how a foreign business will be managed, what income streams continue and what remains in the departure country. Resolve the sequence before changing registrations or signing several long commitments.
For a useful inquiry, include citizenships, current residence, household members, intended activity, company ownership and the target municipality. We can help assess the structure and coordinate the appropriate implementation, with housing and school decisions fitted around the agreed plan.

Your move, step by step
Five planning stages. Administrative deadlines below are specific; the preparation and settling periods are suggested working windows, not approval promises.
01Confirm the lawful residence and work routeBefore committing to the move
Identify the route for every household member, the intended activity and the authority responsible for the exact municipality. Align any employer, foreign company and departure-country obligations before setting a start date.
Documents & evidence
- Identity and citizenship evidence
- Family and custody records where relevant
- Employment, activity or resources evidence for the chosen route
- Using another household’s permit checklist
- Treating a Swiss lease as work permission
02Scout areas and make the tenancy reviewableBefore paying or signing
Visit at least two areas, test the real commute and discuss the child’s school route. Obtain the entire lease and cost breakdown, verify the counterparty and agree the deposit and handover process.
Documents & evidence
- Draft tenancy and attachments
- Written running-cost breakdown
- Landlord’s actual application checklist
- Comparing rent without recurring charges
- Assuming a nearby municipality uses the same administration
03Report arrival through the correct channelUse the applicable branch; published foreign-arrival package within 14 days
Use the relevant nationality and origin branch; a move from abroad is not a domestic eUmzug transaction. For third-country arrivals include the required positive entry decision.
Documents & evidence
- Applicable arrival form and identity
- Tenancy or required accommodation evidence
- Permission and family attachments for the selected branch
- Assuming every Swiss municipality uses 14 days
- Mistaking submission for completed permission
04Activate the home, insurance and school arrangementsAt handover and through the first weeks
Complete the signed condition report and supplier notifications. Confirm insurance enrolment and any exception, school placement, care hours and the primary-care pathway. Set up essential services using the same address details.
Documents & evidence
- Handover report and readings
- Insurance confirmation
- School and care correspondence
- Supplier account confirmations
- Missing a separate utility notice
- Assuming school registration secures all childcare
05Review the routine and maintain the recordAfter settling, then when circumstances change
Check the first bills and workplace arrangements against the plan. Keep a calendar for renewals and filings, and reassess before moving canton, changing employment or adding regular cross-border work. Update each relevant record rather than assuming one notification updates all systems.
Documents & evidence
- Permit and renewal calendar
- Bills and actual work-pattern records
- Tax and social-insurance correspondence
- Leaving an old address on an important account
- Applying a different municipality’s tax assumptions

A September 2023 r/bern discussion initially produced Bern-area recommendations before the author clarified that the job was in Biel/Bienne. Contributors then changed their suggestions. One participant identified Länggasse as their own preferred home area. The exchange illustrates both personal preference and the importance of confirming the workplace city.
