City at a glance

Choose the city around the life you will lead

Basel’s appeal is that a Rhine-side city, major employment locations and international connections can fit into a manageable daily geography. The difficult part is choosing the correct version of that geography. A home south of Basel SBB solves a different commute from one near St. Johann or a household whose commitments are across the river. Start with the actual office and school entrances, not just the employer’s city name.

Inspect at least one neighbourhood on each side of the river and one near the station. Make the return trip at the hour you expect to use it. Include the journey with luggage if you travel regularly and the walk with children if school access drives the choice. Bridges, transfer points and the final kilometre can matter more than a small difference in advertised floor area.

Basel is a particularly poor place to treat an urban area as one legal jurisdiction. Binningen and Allschwil are in Basel-Landschaft, while Riehen and Bettingen have their own municipal administration within Basel-Stadt. France and Germany add national borders. Decide whether you want Basel city residence, another Swiss municipality or a cross-border arrangement before comparing take-home pay and schools.

What may appeal

  • Distinct neighbourhoods let households choose around station, river or workplace access.
  • The international airport and regional rail network offer several travel options.
  • Basel city has a dedicated ordinary-assessment salary scenario in the site’s research tool.

What to weigh up

  • Basel-Stadt, Basel-Landschaft and neighbouring countries must not be blended in one estimate.
  • Airport sectors and border crossings introduce practical details beyond the flight booking.
  • School and home-office routines can outweigh a small difference in headline housing cost.

Cost of living

Set up the home and its running costs

IWB distinguishes moving into its supply area from moving within or leaving it, with online service routes for meter readings and billing. Establish the account boundary with the landlord: heating, water, electricity and internet may not all follow the same contract. Use the handover date consistently so you are not paying for the previous occupier’s usage.

For a flat near busy rail or road corridors, spend time in the room intended for work with windows both open and closed. Confirm the installed connection and any appointment needed for internet activation. If your work includes confidential calls, a quiet photograph and a nominal connection speed are insufficient; assess acoustic privacy and mobile backup as well.

Check basement storage, bicycle access and the building’s laundry system. Record the condition of the property and meter readings in the handover report, including defects the manager has agreed to repair. Keep evidence of communications and payment instructions from a verified contact, especially if part of the search is managed from abroad.

Neighbourhoods & finding a home

Five areas to compare in person

Use these areas to organise a scouting visit. The tradeoffs are practical questions to investigate at the property; they are not safety scores, rent forecasts or assurances that a particular household will be accepted. Binningen and Allschwil are in Basel-Landschaft; nearby French and German homes are cross-border arrangements.

Area to exploreWhy it may fitWhat to test
Grossbasel old townA central historic setting around the Minster, Marktplatz and the Rhine.Inspect stairs, lift access, deliveries and tourist activity; historic appearance is not a building-condition report.
GundeldingenA station-oriented search south of Basel SBB, useful for frequent rail travel.Test the correct station entrance and the bedroom’s exposure to roads, rail or courtyard activity.
St. JohannA Rhine and north-west Basel search that may suit a workplace on this side of town.Identify the actual campus entrance; compare construction, main roads and the final walk rather than using an employer name as a proxy.
Matthäus and WettsteinTwo Kleinbasel alternatives for a routine on the opposite side of the Rhine.Treat them as separate areas. Visit at ordinary working and evening hours and assess the river crossing your own week requires.
BruderholzAn alternative for someone prioritising a more elevated residential setting.Walk the gradient, test evening transit and check which municipality the exact property occupies near the cantonal boundary.

Secure a workable tenancy, not just an attractive listing

For a residential cash security deposit, the federal housing guidance describes a maximum of three monthly rents and a bank account in the tenant’s name. Distinguish that security from rent paid in advance or a guarantee product with separate fees and terms.

Before applying, organise an honest dossier showing identity, income or employment and the residence position you can document. Ask what evidence the landlord requires from someone without a Swiss rental or debt-enforcement history. Do not manufacture local records or send money merely to make an application look stronger. Verify the property manager and payment instructions through an independently checked channel.

Read the full lease and attachments: term, notice, permitted occupants, pets, home-office use, service charges and any promised work. A fixed commitment needs an explicit plan if permission, employment or the move date changes. Ask which documents form part of the agreement and keep a signed copy. If language or a special clause is unclear, obtain an explanation before signing rather than relying on a summary from an intermediary.

Compare two homes using the same complete budget, including recurring charges and the cash needed at move-in. A furnished temporary stay can provide useful flexibility while you inspect long-term options; confirm whether that accommodation can support the administrative evidence your particular route needs. Neither a booking nor a lease guarantees immigration approval.

Schools & childcare

Plan schooling before finalising the home

Basel-Stadt publishes a specific kindergarten entry and newcomer registration procedure. For a child arriving from abroad or another canton, the requested package includes identity copies and prior learning reports where available. Ask the Volksschulen which team handles the child’s age group and what German-language support will be considered; do not assume a nursery application is the same as school registration.

Kindergarten assignment is linked to the home area and organised by the responsible authority. The published procedure distinguishes Basel from Riehen and Bettingen. Use the proposed exact address when asking about placement. If the property is in Basel-Landschaft, use that canton and municipality’s procedure instead, even if the commute looks like a short tram journey.

Map the whole care day. Morning school, lunch, afternoon supervision and holiday care can require different decisions. Ask for actual availability before relying on two full-time working parents being able to start immediately. International or private-school admission, fees, waiting lists and transport should be confirmed directly rather than inferred from the presence of an English-language website.

Healthcare

Arrange healthcare and continuity of treatment

Ordinary Swiss residents normally arrange mandatory basic health insurance within three months of settling; timely coverage and premiums begin from residence. Cross-border and other exceptions require separate confirmation.

Choose a primary-care arrangement before the first urgent administrative problem. Confirm the insurer’s required referral path, the practice’s patient intake and the language needed for appointments. A workplace in the pharmaceutical or healthcare sector does not by itself enrol the whole family in the right insurance or guarantee a specialist appointment.

University Hospital Basel provides patient and visitor information, but services and appointment addresses must be checked individually. For a planned consultation, confirm referral, authorisation and billing requirements in advance. A household living in France or Germany should resolve the applicable social-security and health-insurance coordination rather than assume that the nearest hospital determines entitlement.

Getting around

Test the commute and the airport journey

EuroAirport is on French territory and has French and Swiss sectors. The airport’s public-transport information identifies the Basel SBB connection by BVB bus 50. Follow the signs for the correct exit and the actual ticket or car-hire location; “Basel airport” does not mean every airport service is physically in Switzerland.

For daily travel, test your particular tram, bus or rail combination. An airport run from a home near Basel SBB may be straightforward while a different workplace connection makes a north-west or Kleinbasel home more useful overall. Check early and late departures, luggage space and the walk from the stop instead of relying on a best-case daytime duration.

Crossing the border for work or regular home-office days is not merely a fare decision. Establish immigration, tax and social-security consequences first. Compare the actual after-tax household position—including housing, insurance, travel and employer arrangements—before treating a lower advertised rent on the other side of a border as a saving.

MeteoSwiss’s 1991–2020 normals for Basel / Binningen show January mean daily highs/lows of 5.1°C/-0.5°C and July values of 25.8°C/14.9°C. Station is in neighbouring Binningen, Basel-Landschaft, not the municipality of Basel. These are historical averages, not temperature extremes or a forecast for the move year.

Use the seasonal evidence to ask better building questions: heating control, glazing, ventilation, external shading and summer comfort in the room where you will sleep or work. Inspect drainage, storage and access individually. A monthly rainfall average does not establish flood risk at a particular address, and a city-level climate description cannot replace an assessment of an exposed hillside or lower-ground apartment.

Public services & practical setup

Follow the right arrival and permit procedure

Basel-Stadt’s arrival page tells newcomers to reserve their personal registration appointment within fourteen days after arrival. That wording matters: it is an appointment-booking instruction, not a promise that every permit process finishes in two weeks. Arrivals from abroad involve the relevant registration and biometric steps. Keep the appointment confirmation and the documents requested for your route.

The canton announces a counter relocation from 2 November 2026 to a temporary site on Schwarzwaldallee opposite Badischer Bahnhof. At the research date, 12 October 2026, that is a future change. Confirm the location on your booking rather than carrying an old address into the move. Riehen and Bettingen residents should follow their municipality’s registration arrangements.

Have the residence or work route settled separately. Moving over from a Basel-Landschaft address is a canton change, not just a new street in Basel. Living across the national border while working here calls for a cross-border assessment. A company contract and an attractive home are not substitutes for the applicable permission.

What residents say

These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.

In a July 2023 discussion, a self-described resident said they had enjoyed almost two years in Gundeldingen. It is a useful personal preference to test against your own station access and street conditions, not evidence that every apartment in the district has the same qualities.

Planning your move

Connect the move to your financial and business plan

An international move works better when the home, permission and operating arrangements tell the same story. Document where you will actually live and work, how a foreign business will be managed, what income streams continue and what remains in the departure country. Resolve the sequence before changing registrations or signing several long commitments.

For a useful inquiry, include citizenships, current residence, household members, intended activity, company ownership and the target municipality. We can help assess the structure and coordinate the appropriate implementation, with housing and school decisions fitted around the agreed plan.

The Swiss salary tool includes a research-preview scenario for Basel city, alongside Zurich and Zug. It models only its declared ordinary annual-assessment profile and requires the specified deductions and household assumptions. It is not a withholding-payroll result, a certified tax calculation or a result for every municipality in the canton. Insurance, housing and other living costs still need a separate budget.

Your move, step by step

Five planning stages. Administrative deadlines below are specific; the preparation and settling periods are suggested working windows, not approval promises.

01Confirm the lawful residence and work routeBefore committing to the move+

Identify the route for every household member, the intended activity and the authority responsible for the exact municipality. Align any employer, foreign company and departure-country obligations before setting a start date.

Documents & evidence

  • Identity and citizenship evidence
  • Family and custody records where relevant
  • Employment, activity or resources evidence for the chosen route
Common complications
  • Using another household’s permit checklist
  • Treating a Swiss lease as work permission
References [3][6]
02Scout areas and make the tenancy reviewableBefore paying or signing+

Visit at least two areas, test the real commute and discuss the child’s school route. Obtain the entire lease and cost breakdown, verify the counterparty and agree the deposit and handover process.

Documents & evidence

  • Draft tenancy and attachments
  • Written running-cost breakdown
  • Landlord’s actual application checklist
Common complications
  • Comparing rent without recurring charges
  • Assuming a nearby municipality uses the same administration
References [1][8][7]
03Report arrival through the correct channelReserve the personal appointment within 14 days+

Book through the published arrival procedure, preserve the booking evidence and check the counter location, including the announced 2 November 2026 relocation.

Documents & evidence

  • Applicable arrival form and identity
  • Tenancy or required accommodation evidence
  • Permission and family attachments for the selected branch
Common complications
  • Assuming every Swiss municipality uses 14 days
  • Mistaking submission for completed permission
References [6][3]
04Activate the home, insurance and school arrangementsAt handover and through the first weeks+

Complete the signed condition report and supplier notifications. Confirm insurance enrolment and any exception, school placement, care hours and the primary-care pathway. Set up essential services using the same address details.

Documents & evidence

  • Handover report and readings
  • Insurance confirmation
  • School and care correspondence
  • Supplier account confirmations
Common complications
  • Missing a separate utility notice
  • Assuming school registration secures all childcare
References [10][7][2]
05Review the routine and maintain the recordAfter settling, then when circumstances change+

Check the first bills and workplace arrangements against the plan. Keep a calendar for renewals and filings, and reassess before moving canton, changing employment or adding regular cross-border work. Update each relevant record rather than assuming one notification updates all systems.

Documents & evidence

  • Permit and renewal calendar
  • Bills and actual work-pattern records
  • Tax and social-insurance correspondence
Common complications
  • Leaving an old address on an important account
  • Applying a different municipality’s tax assumptions
