City at a glance
A compact cultural city with the outdoors close by
Salzburg combines a small historic centre with a wider working city on both sides of the Salzach. It can suit a household that values music, walkable central streets and access to the surrounding landscape without wanting Vienna’s metropolitan scale. The old-town view is memorable; the best home may sit outside that view, closer to a school, workplace or station.
Treat the river crossing and the everyday destination as part of the housing choice. A central apartment near cafés may work beautifully for two adults working locally, yet be less convenient for a family whose school is in a different district. A home toward the railway station can simplify frequent rail journeys; a western address changes the relationship to the airport.
The useful comparison is between ordinary weeks. Test the school and work routes on a wet day, find where you would buy groceries and check how the building handles deliveries and bicycles. Include the region only deliberately: an address outside the city can mean a different municipality and longer journeys, while nearby Freilassing is across the border in Germany.

Choose the municipality or postcode and the rental or purchase category. Separate an apartment’s advertised price from operating charges.
Match the district to the routine
These are practical search areas rather than a ranking. Walk the actual block and confirm the services attached to the address.
| Area | Why consider it | What to test |
|---|---|---|
| Altstadt / Riedenburg | Historic central life, cultural venues and access around Mönchsberg. | Pedestrian access, delivery arrangements, visitors and staircases. Check how groceries and luggage reach the front door. |
| Nonntal | A southern option combining the old neighbourhood with university activity. | The exact campus or workplace matters. Compare the school walk with the route back from evening activities. |
| Andräviertel / Elisabeth-Vorstadt | Options on the main-station side of the river, useful for rail-oriented routines. | These are distinct areas. Judge the specific street, crossings and station approach instead of treating proximity as a complete answer. |
| Aigen / Parsch | Eastern residential alternatives with access to rail or bus corridors at selected addresses. | Measure the walk to the actual stop; more space may bring a different daily journey. |
| Maxglan | A western-city option with a different relationship to the centre and airport. | Check aircraft and road noise at the property, plus the connection needed at school and work times. |

Schools & childcare
Use Salzburg’s newcomer school advice early
The city’s B.I.K. service supports newly arrived families with school-age children from six to fifteen whose first language is not German. Its document list includes the child’s and parent’s registration showing the same main Salzburg address, identification, birth documentation and the latest school report. Contact the service before assuming the child can simply join the nearest classroom.
For the regular 2026/27 intake, municipal registration took place in December 2025; that is an expired window, not a reason to defer a newly arrived child’s placement. The city describes allocation considerations such as the home-to-school distance, siblings and parents’ work. Ask how the actual address, school year and language needs will be handled.
Arrange the wider day separately: lunch, after-school care, holiday coverage and collection permissions. If an international curriculum is important, verify the exact school’s current age range, language and confirmed vacancy. A family can be eligible for public education while still needing time and documentation to establish the appropriate placement and support.
Getting around
Plan the household and the business together
Choosing Salzburg answers where you want to live. It does not settle how your foreign business should operate after the move. Document where the owner will work, who will make company decisions, how salary or dividends will be paid and which obligations remain in the departure country. Review investments and future disposals before moving assets or changing arrangements.
Offshore Capitalist can help assess the international structure alongside relocation and define the implementation work required. An inquiry is more productive with a simple ownership chart, family nationalities, intended dates and the activities that will genuinely take place in Austria. The country guides below explain the tax and residence questions to bring into that conversation.

Airports & international connections
A small airport does not remove the need to check the full journey
Salzburg Airport (SZG) lies on the western side of the city. The airport’s public-transport page identifies Line 2 to Hauptbahnhof and Line 10 toward the centre. Use the live timetable for the flight date; an English and German page can describe schedules differently, and routes or frequencies may change.
The station is a useful anchor for journeys beyond the city. Compare the home-to-platform route rather than only a train’s travel time. Salzburg Verkehr’s planner helps test bus, trolleybus and regional connections, including the service available after dinner or on a weekend. A household with one frequent traveller should also test the remaining adult’s school and childcare routine.
Distinguish accommodation-linked visitor products from tickets for ordinary resident travel. Do not build a relocation budget on a tourist benefit without checking its eligibility and period. A bicycle can be a useful local tool, but secure storage, rain gear and a workable winter alternative matter as much as the pleasant river ride on a summer visit.

Climate & environment
Make a year-round housing decision
A furnished visitor apartment is useful for a scouting stay, but do not assume its agreement suits a family establishing a main home. Identify the permitted use, duration, registration support and responsibility for utilities. Check who is entitled to let the property, obtain a receipt for payments and record the condition before moving possessions in.
For a 2026 fixed-term apartment contract within the relevant MRG rules, the business-landlord minimum is generally five years; the non-business-landlord exception remains three. This does not mean every Salzburg rental has identical rights. Scope, the date of the agreement and written notice conditions need review. If the home is outside MRG protection, a supposed early-exit option may depend on the contract itself.
Compare heating and running costs alongside rent. In an older building, examine windows, bathroom extraction, evidence of damp and the storage available for wet coats or bicycles. Ask whether the advertised amount includes heating and hot water or merely an advance against later reconciliation. Keep deposit, recurring bills and one-off furnishing costs separate so an attractive monthly figure does not hide the first-year cash requirement.
If you have to choose before a school place is confirmed, retain flexibility where possible. Paying for a slightly longer exploratory stay can be more useful than discovering that the available school creates two inconvenient cross-city journeys every day. This is a planning tradeoff, not a promise that a particular rental format is available.
Choose the home for winter and summer
Salzburg is a place to take wet weather seriously throughout the year. The Freisaal normal records considerably more precipitation in July than January, so summer should not be treated as a reliably dry season. Look for a practical entrance, coat-drying space and secure bicycle storage. Winters bring cold nights; inspect the heating and the walk to the bus stop, not just the view from the living room.
GeoSphere Austria’s 1991–2020 normal at Salzburg–Freisaal (419 m) provides the seasonal reference below. The station figures describe a historical climate period, not this year’s weather or every hillside and courtyard.
| Station normal | January | July |
|---|---|---|
| Mean daily high | 4.0 °C | 25.0 °C |
| Mean daily low | -3.3 °C | 13.6 °C |
| Monthly precipitation | 79.0 mm | 182.7 mm |
Public services & practical setup
Get the local records aligned
Salzburg requires address registration within three days of taking accommodation. Obtain the accommodation provider’s signature rather than assuming a lease alone completes the process. Keep separate forms and identity records for each family member. A change from another Austrian address can be handled through the relevant registration procedure; retain the confirmation for later administrative tasks.
The EU/EEA/Swiss residence certificate is a different step for qualifying stays exceeding three months, with a four-month application deadline. The household’s nationalities can lead to different procedures. Do not use one person’s successful registration as proof that a partner has permission to work.
Confirm health coverage and identify an appropriate primary-care contact before there is an urgent need. Bring medication details and relevant treatment summaries. Ask whether a provider bills your insurer directly or expects private payment. If the move involves continuing a foreign business, review social insurance alongside where the work is actually performed; the company’s place of incorporation does not answer every household question.

Planning your move
Your move, step by step
Follow the dependencies below. Statutory deadlines are stated explicitly; housing availability, school placement and authority appointments determine the rest of the timetable.
01Establish the household’s residence and work routeBefore booking the permanent move
Confirm the route for each family member before committing to Salzburg. Align the expected work location, insurance position and company arrangements with the intended residence. Start school enquiries with age, curriculum and language records.
Documents & evidence
- Passports and family-status records
- Actual employment or business activity summary
- School reports and relevant medical information
- Treating a visitor stay as permission to work
- Assuming all family members follow the same procedure
02Test the neighbourhood and review the leaseBefore paying security or shipping possessions
Walk the real school, transport and grocery routes. Confirm the lessor’s authority, contract scope, full costs, permitted use and provider’s cooperation with address registration. Record the inventory and condition at key handover.
Documents & evidence
- Draft lease and cost breakdown
- Provider identity or authority evidence
- Inventory, meter readings and signed handover record
- Signing around an unconfirmed school place
- Confusing advertised rent with total household cost
03Register the address and complete separate residence stepsAddress: within three days of taking accommodation; other deadlines depend on route
Use the city’s accepted channel with a signed Meldezettel for each person. For a qualifying EU/EEA/Swiss stay over three months, prepare the separate certificate application within four months of arrival. Other nationalities must follow the conditions and timing of their own permission.
Documents & evidence
- Provider-signed Meldezettel for each person
- Identity documents in the accepted form
- Employment, resources and insurance evidence for the applicable residence route
- Using an address record as a work permit
- Forgetting that children need individual records
04Complete school, healthcare and household setupBegin before arrival; complete when the necessary evidence is available
Confirm school placement, language support and care outside lessons. Establish the insurance basis and treatment contact, then finalise utilities, internet and routine payments. Keep receipts and copies of the records needed across services.
Documents & evidence
- School admission and collection arrangements
- Insurance confirmation and medical summary
- Signed utility and internet orders
- Assuming childcare funding guarantees a place
- Booking private care without understanding reimbursement
05Review the first ordinary monthAfter testing the weekday routine
Compare actual transport, bills and care arrangements with the plan. Resolve recurring access or noise issues before extending temporary commitments. Keep a calendar for residence, tax and tenancy dates, and review the business’s actual work and decision-making arrangements alongside the household.
Documents & evidence
- Actual recurring costs and commute notes
- Residence and tenancy deadline calendar
- Work-location and business decision records
- Letting a temporary solution become permanent by accident
- Assuming incorporation abroad makes the Austrian work irrelevant
