City at a glance

A Munich address should fit the whole household

Munich suits people who want an established city routine with museums, neighbourhood cafés, substantial green space and the option of trips beyond the city. Its different districts offer distinct daily lives. A home near the English Garden serves different priorities from one near Ostbahnhof or the palace grounds at Nymphenburg.

For a business owner, begin with the places you must actually reach: an office, clients, a school and the airport. Then decide what the home must provide when you stay in. An attractive old apartment can lose its appeal if conference calls compete with street noise, the children have a difficult school journey or there is no practical storage. These are viewing questions, not reasons to dismiss an entire district.

What may appeal

  • Distinct neighbourhood choices around culture, parks and everyday city life.
  • Normal airport rail routes approach from both sides of the city.
  • Municipal education counselling and detailed housing-reference tools.

What to weigh up

  • Housing offers need close comparison; a rent index does not guarantee an available home.
  • School language and qualification transitions can control the move sequence.
  • Airport engineering work and building-level heat or noise need practical checks.

Neighbourhoods & finding a home

Neighbourhoods worth comparing

AreaWhy consider itTradeoff to test
SchwabingEnglish Garden access and an established mix of university life, cafés and residential streets.Visit both the busy routes and quieter side streets. Check evening activity below the apartment and the actual walk to your transit stop.
MaxvorstadtA central option around museums and universities, useful for a culture-heavy urban routine.Test noise and deliveries on an ordinary weekday. A prestigious location does not ensure a quiet bedroom or usable home office.
Haidhausen / AuOlder neighbourhood fabric, local squares and cafés; Haidhausen also makes Ostbahnhof relevant to travel planning.Check which side of a large road or railway you are on. Walk the school route and compare airport journeys from the exact address.
Neuhausen / NymphenburgA residential alternative with neighbourhood shopping and the palace-and-park setting farther west. The district name covers different distances from rail and tram stops. Compare the full commute and childcare trip rather than assuming every home feels like the palace area.
GiesingA less monumental version of Munich with an everyday neighbourhood identity and varied housing.Inspect the actual block, access to green space and evening transport. Match the building to your needs rather than treating a broad district reputation as a property inspection.

Read the rent offer as a set of separate commitments

Munich publishes a qualified rent index and a property-specific calculator. Use the applicable scope and the real building details when reviewing an offer; an index is not a forecast of what a newly advertised flat will cost, nor a promise that a particular asking rent is lawful. Keep the calculation and the listing together if you seek tenancy advice.

Under §551 BGB, residential security is generally capped at three months’ rent excluding separately stated operating charges; a cash deposit can be paid in three monthly instalments. Ask separately about first rent, any agreed kitchen purchase and moving costs.

At the viewing, establish exactly which furniture, appliances and kitchen units remain. Request the energy information, heating arrangements and an explanation of operating-cost advances and later reconciliation. Photograph condition and meter readings at handover. For a home office, test mobile reception at the desk position and ask about the actual internet connection, rather than assuming the building’s central address settles it.

Schools & childcare

School placement follows the child’s needs

Munich’s international education counselling service helps families understand Bavarian education and language options. For primary and Mittelschule-age newcomers needing German support, the city’s Integreat guidance directs parents to the catchment school, or Sprengelschule. Do not assume that a named nearby school offers every relevant language class.

Prepare recent reports, the subjects and languages already studied, and information about learning support. Ask how the assessment affects class placement and the route to later qualifications. A child approaching examinations needs a different conversation from a child starting primary school; a simple age-to-grade translation is not enough.

If considering private international education, obtain the school’s own admission decision, full fee schedule and transport arrangements. Some schools marketed to Munich families are outside the city. Check the campus and municipality before choosing housing. A school application and an apartment reservation are separate commitments, and neither should be treated as confirmed until the relevant party has accepted it.

Healthcare

Arrange care before a prescription becomes urgent

German residents generally need health insurance; eligibility for statutory or private cover depends on their circumstances. Obtain written confirmation of the arrangement and effective date for each family member. Address registration is not an insurance policy.

The Bavarian physicians’ association provides a practice search, appointment assistance and out-of-hours care information. Use it to identify a Hausarzt and any specialist you need, then contact the practice about new-patient capacity, language and referrals. Bring a concise treatment summary, medication names and relevant records. A directory listing does not mean an immediate appointment is available.

For a family, resolve continuity of care at the same time as schools: ongoing therapies, accessibility and travel between appointments can influence the right neighbourhood. Keep a practical plan for the interval between arrival and the first routine appointment.

Airports & international connections

Airport travel: choose the route, not just the district

The airport describes normal S1 and S8 rail journeys to the main station at approximately 40 minutes. S1 approaches through the west of the city; S8 serves the eastern side including Ostbahnhof. Add the walk, waiting time and terminal formalities to any rail journey estimate.

Treat the operator’s live notice as part of every trip. At this guide’s 12 October 2026 review, the airport advertised replacement services for a 12–16 October engineering closure. That is a temporary interruption, not the normal network. Airport rail access on a map should never be mistaken for a guarantee of direct service on your travel date.

Climate & environment

Summer shade and winter practicality belong in the viewing

Munich’s 2026 city climate map uses the newer urban climate analysis to show variations in heat exposure and ventilation. It is a useful way to compare streets and open spaces; it cannot tell you the temperature inside a particular flat.

Look at external shading, window direction, the roof above the bedroom and whether you can ventilate without unacceptable noise. In colder weather, test the walk to the tram, indoor drying space and storage for wet clothing. A balcony photographed on a sunny afternoon does not answer these questions.

If outdoor recreation is a major reason for choosing Munich, try the journey you expect to make on a normal weekend. Include the return, equipment and the option when the weather changes. Separate a pleasant holiday itinerary from a routine that fits working hours and children.

Public services & practical setup

Registration comes after a real move into a home

For an ordinary longer-term move, Munich requires residence registration within two weeks of moving in. Take valid identity documents and the housing provider’s signed Wohnungsgeberbestätigung. The municipality issues a registration confirmation; keep it available for the next administrative steps. Follow the city’s requirements for family members and representation rather than assuming one passport covers everyone.

Anmeldung records where you live. It does not itself grant immigration permission or answer whether you may work for a foreign business from Germany. Coordinate the move date and the lawful residence basis before committing to work arrangements. The Germany relocation and tax guides linked below address those separate decisions.

What residents say

These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.

Writing on LMU’s exchange blog, Ludmila described the pleasure of ordinary walks, discovering places and meeting people internationally after arriving from Czechia. Her account captures the excitement of a first university exchange, rather than evidence about long-term family housing or running a business.

Planning your move

Make a short visit answer concrete questions

Use a reconnaissance visit to compare two genuinely different areas, for example Haidhausen and Neuhausen, rather than inspecting five similar central flats. Do one commute at the time you expect to travel, shop near the candidate home and return after dinner. Keep photographs and notes for each property so the final decision is based on the same checklist.

Build two budgets: money required to obtain the keys and the ongoing household cost. Add temporary accommodation overlap, school deposits where relevant, insurance, commuting and the workspace you need. If you will manage overseas companies from the new home, resolve those operating and tax consequences before the first working day; the city choice and business structure should be planned together.
