From initial assessment to an established home

The stages show dependencies, not guaranteed government processing times. Housing searches, document checks and immigration decisions each have their own timetable.

Choose a lawful route before a home

Confirm the immigration and population-management position, then shortlist homes that the household can lawfully occupy. The order matters: a compelling property is not a reason to assume the status will follow. Use a conditional agreement where appropriate and take local advice on the actual commitments.

At the same time, complete the departure analysis and document the intended arrival date. The person coordinating the move should hold a single list of outstanding decisions, the authority or adviser responsible and the document that will confirm completion.

Review the whole tenancy

Ask for the property’s market classification and permitted occupants in writing. Read the term, notice provisions, deposit custody and return, inventory, repair obligations and restrictions on business use. Do not assume that England’s deposit or tenancy rules apply in Guernsey.

Before handover, agree which utilities are included and which must be opened in the tenant’s name. Record meter readings and the condition of the home. Confirm internet service at the exact address, especially where reliable remote work is central to the move. These are contractual checks; this guide does not invent a universal deposit cap or guaranteed installation period.

Arrange care and insurance around the actual entitlement

Guernsey is outside the UK NHS. The official relocation guide describes private primary care and charges for services including emergency ambulance transport, alongside publicly funded specialist care for eligible patients through the relevant arrangements. Social-insurance registration and the treatment pathway matter; a UK healthcare assumption can leave a material gap.

Before moving, obtain a written plan for existing conditions, prescriptions, specialist referrals and any treatment likely to require travel. Ask the insurer about exclusions, emergency transport and off-island care. Budget for routine GP and dental costs separately from catastrophic-risk cover.

Coordinate the address and the school application

The official education guide describes catchment-based primary allocation and both state and independent options. Discuss availability and the child’s needs with the relevant school or Education Services before choosing a home solely for a presumed place. Additional learning needs deserve their own early assessment.

Prepare previous reports, curriculum details, birth and identity records, and any support plan. For older children, ask how the proposed move affects examination courses and post-sixteen options. Support for higher education has separate conditions and should be checked directly rather than inferred from school attendance.

Connect household administration with the business

The government relocation checklist covers practical registrations and arrangements such as tax, social insurance, vehicles, banking and utilities. Confirm the current process for each service and preserve evidence of completion. A bank can request its own identity, address, funds and activity evidence even after government registration is complete.

For an owner-managed business, align the first payroll, customer contracts and decision-making arrangements with the operating permissions. Record which tasks remain abroad and why. The company’s first year should tell the same story in the tax return, banking file and management records.

Review the first year while the evidence is fresh

Maintain a travel log, keep the tax-category analysis and make any required elections on time. Review the position when a family member starts work, the home changes, a new company is acquired or travel patterns shift. Renewal reminders should include the evidence needed, not only an expiry date.

If the intended home changes to Alderney or Sark, stop and redo the island-specific analysis. Guernsey’s housing, tax-cap and healthcare statements are not a ready-made answer for a neighbouring jurisdiction. We can help coordinate the move and the relevant specialist work once the household and business objectives are clear.
