City at a glance

A compact historic centre is only one Kraków lifestyle

Kraków can be appealing if you want a working week organised around walkable streets, universities, cafés and the Vistula. Yet the experience of living inside the Planty ring is different from a residential street in Grzegórzki or a planned neighbourhood in Nowa Huta. Start with the office, school and regular journeys you cannot change, then choose the part of the city that supports them.

The historic core is useful for orientation, but a holiday impression is a poor rental specification. Tour groups, evening venues, delivery access and building condition can matter more than distance to the Main Market Square. A beautiful older apartment may have stairs, room layouts and heating arrangements that deserve a longer inspection than its photographs suggest.

Use a scouting stay to compare two or three routines: a central walkable base, a riverside neighbourhood and an outer address on a useful tram corridor. The neighbourhood descriptions below identify tradeoffs to investigate, not promised prices or uniform conditions.

What may appeal

  • A distinctive historic centre and several walkable neighbourhood options
  • Airport rail with a covered terminal connection
  • Different residential choices from riverfront streets to planned Nowa Huta

What to weigh up

  • Tourist atmosphere may conflict with a quiet home office
  • Older flats need careful heating, ventilation and access checks
  • School, commute and vehicle-zone requirements can narrow the shortlist

Neighbourhoods & finding a home

Five neighbourhood choices

Kraków’s place names do not always describe administrative districts of the same size. Kazimierz is within the larger Stare Miasto district; Stare Podgórze is a more specific search area than every listing labelled Podgórze. Specify streets and stops when you ask an agent to arrange viewings.

Area to exploreWhy consider itWhat to test before signing
Stare Miasto, inside or beside PlantyHistoric streets and central cultural life; attractive when many everyday destinations can be reached on foot.Inspect evening noise, access for moving vans, stairs and the distance to a usable tram stop outside pedestrian streets. A tourist address is not automatically a convenient family home.
KazimierzA distinctive historic quarter between the old centre and the Vistula, with restaurants and cultural venues.Visit the exact block at night. Compare street-facing and courtyard rooms, sound insulation and access to routine shopping rather than choosing only for atmosphere.
Stare PodgórzeA south-bank alternative around Rynek Podgórski, with its own local centre and access to river crossings.Test the bridge and tram connection relevant to work. Verify whether a listing is in the older neighbourhood or a much wider area described simply as Podgórze.
Grzegórzki, around Rondo Grzegórzeckie and nearby residential streetsA useful area to investigate when transport connections and access to both centre and river matter.Compare main-road noise with quieter side streets and inspect current works on the actual route. A convenient interchange can also be a busy frontage.
Old Nowa Huta, around Plac CentralnyA planned urban environment with its own squares and green spaces, different from the medieval-centre experience.Time the commute to your specific workplace. Wider streets and a good local routine may appeal, while repeated cross-city journeys may not.

Rent the right contract, not just the right photograph

Ask the owner or agent which legal lease regime applies. Ordinary residential leases, occasional leases and institutional leases have different requirements. An occasional lease normally requires a notarial enforcement declaration and alternative-accommodation documents; a newcomer without a genuine fallback address should resolve that before paying to reserve the property. Special status exceptions should be checked individually.

The Tenant Protection Act permits an ordinary residential deposit up to twelve monthly rents, and occasional or institutional deposits up to six. These figures are statutory ceilings, not recommended deposits or a survey of Kraków practice. Applicable rules provide for return within one month of vacating after permitted deductions, with revaluation rules also relevant. Keep the payment record and the agreed move-out procedure.

For a fixed-term lease, read the early-termination grounds, any rent adjustment mechanism, occupancy limits and whether work from home is permitted. Have someone competent explain the Polish text and notarial attachments. An English summary from the letting agent is not necessarily the contract that governs a dispute.

Keep address, immigration and tax records aligned

Meldunek is municipal address registration; it is not the same as an EU residence certificate or a non-EU residence permit. The national foreigner service uses different address-registration deadlines depending on status: thirty days for the EU/EFTA and qualifying-family branches, four days for other foreign-national branches, with short-stay and temporary-stay conditions. Follow the relevant branch as soon as you move into an address rather than postponing it until the end of a house search.

Address registration for a stay over thirty days ordinarily results in a PESEL number. A separate application is possible where a legal basis requires a number and you cannot register an address. Bring the identity, lawful-stay and occupancy evidence specified for your circumstances; a PESEL alone does not establish a right to work.

EU/EEA/Swiss citizens staying beyond three months have a separate voivode registration process, subject to its conditions and exceptions. Non-EU applicants need their own route and work analysis. Open Kraków’s Information Point for Foreigners is a municipal-supported starting point for practical questions about documents, housing, education and healthcare; check its current contact arrangements before visiting.

Schools & childcare

Resolve the school route before narrowing housing

The compulsory year of preschool preparation begins at the start of the school year in the calendar year a child turns six. Primary school normally starts at the beginning of the school year in the calendar year the child turns seven; education remains compulsory until eighteen. Public primary and secondary schooling is available free to foreign children on the terms described by the Office for Foreigners. A private or international curriculum has its own admissions and cost arrangements.

Contact the relevant school with your child’s age, records and language background. Ask about grade placement, address evidence, Polish-language support, meals and after-school hours, and confirm how missing records are handled. The official English-language guide explains the enrolment framework. The local Information Point can help direct a family to the appropriate service; it does not guarantee a preferred school place.

Walk the school route with the child before signing a lease. A tram change that is simple for an adult may not suit a younger child, and school hours can reshape a remote-working day. For a private school, obtain the full annual cost, transport details and withdrawal terms in writing.

Healthcare

Set up regular healthcare before you need it

Identify the basis of NFZ entitlement and who is responsible for registering it. Employees, eligible family members and people relying on coordination or voluntary insurance do not all follow the same process. NFZ warns that missing family-member registrations and reporting errors can prevent the entitlement system from confirming cover; confirm the record instead of assuming it follows automatically from an address or PESEL.

Choose a POZ primary-care provider and make the declaration of choice. Discuss language, how to obtain appointments, prescription continuity and any child or specialist needs directly with the clinic. Private memberships vary in scope, so compare their benefits and exclusions with the public entitlement you actually hold. This guide does not recommend a particular provider or claim immediate appointment availability.

If arriving with an EHIC, distinguish temporary medically necessary care from moving your ordinary residence or planning treatment. Ask the competent insurer whether coordination and an S1 are relevant. Carry medical summaries and medication details so that a new clinician can understand the history without relying on memory.

Airports & international connections

Airport rail, tram routes and clean-zone checks

Kraków Airport (KRK) has a station adjacent to the terminal, connected by a covered footbridge. The airport identifies SKA1 between the airport, Kraków Główny and Wieliczka. Check the operating timetable, your intended stop and the railway ticket rather than assuming a city tram pass includes every airport journey.

For neighbourhood comparisons, test the local journey at the hour you expect to travel, including walking and waiting. A connection near Grzegórzki may suit one office while Nowa Huta works better for another. Do not substitute a short sightseeing walk for a wet weekday commute with children or luggage.

Kraków introduced a clean transport zone on 1 January 2026. Before importing or renting a car, use the city’s current vehicle-check and registration system, paying attention to foreign plates and exemption evidence. The official guidance and rules have been subject to debate and changes; do not assume a resident exception, payment option or another city’s sticker covers your vehicle. Parking entitlement is a separate issue.

Climate & environment

Separate rent, administration and seasonal consumption

Ask for the owner’s rent, building charge, heating and water advances, electricity, internet, parking and one-off charges on separate lines. Request an example settlement for the apartment and an explanation of how overpayments or shortfalls are reconciled. A summer viewing and an inclusive-looking headline can conceal a materially different winter cash flow.

In a tenement building, inspect the heating system, ventilation, windows and access rather than assuming a recent interior renovation modernised everything. Ask what heating and hot-water equipment serves the unit and who services it. Do not block ventilation to cure a draft; arrange an appropriate inspection if the system is unclear. The allocation of routine maintenance also belongs in the contract.

At key handover, sign an inventory with meter readings, appliance condition, photographs and the number of keys. Record existing damp, damage and any promised repair deadline. Retain correspondence in a usable written form. If an agent is involved, understand who the agent represents and when the fee becomes payable.

Plan the apartment for both cold and heat

IMGW’s Kraków station normals for 1991–2020 give a January mean of −1.6°C and a July mean of 19.3°C. These are monthly averages, not daytime highs or a forecast. Compare winter heating and ventilation with summer shading: an attractive attic can have different practical needs from a lower-floor apartment.

Use the official air-monitoring service for current conditions, rather than inferring air quality from one sunny viewing. Check Polish Waters’ flood maps for a river-adjacent address and ask how basement storage and parking are insured. These are property-specific questions; the presence of the Vistula does not establish that every flat in a neighbourhood has the same exposure.

A scouting visit in a different season can be valuable if comfort matters strongly to your household. Ask occupants what actually happens during a cold week or hot spell, then compare those reports with the heating system, window orientation and equipment you can inspect.

Public services & practical setup

Utilities and a workable home office

Check fixed broadband for the building in the government coverage map, then confirm apartment-level installation and timing with the chosen operator. The map relies on provider reports and includes planned service; it is not a guarantee of an active fibre socket in the flat. Test mobile reception in the room you will use for calls.

Ask whether electricity is transferred to your name or remains part of the owner’s settlement. Where a supplier transfer applies, use the actual supplier’s handover procedure and an agreed meter reading. TAURON’s online meter-transfer process is one documented example, not proof that every Kraków apartment has the same supplier or that every applicant is accepted.

For a business owner, examine the work itself as well as the desk. Staff working from the flat, client visits or a registered business address may raise lease or building questions. Directing a foreign company while living here can also raise Polish tax and employment issues regardless of where its bank account or incorporation certificate sits.

What residents say

These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.

In a December 2025 discussion, one respondent who said they had lived in both Stare Podgórze and Stare Dębniki preferred Podgórze’s local facilities. Another described Grzegórzki’s connections as useful, while a Nowa Huta resident valued its greenery despite other people finding it distant. The disagreement supports testing your own routine rather than adopting a single “best neighbourhood”.

Planning your move

Put implementation in the right order

Confirm the residence and work route, cross-border tax position and family requirements before making a long lease the anchor of the plan. If you have overseas companies, ask who will make and document decisions while you are in Kraków. If you have children, resolve the educational route early enough that housing remains a choice rather than a last-minute constraint.

We can help connect the move with tax planning, banking and implementation. Start an inquiry with your current residence, citizenships, business activities, intended work in Poland, household needs and timeline. That gives the team a practical basis for deciding what needs to happen first.

Your move, step by step

Planning windows below describe a workable sequence, not official decision times. Status-specific statutory deadlines take priority; some preparations must run in parallel.

01Confirm the legal and household planBefore travel+

Identify your residence and work route, insurance basis and tax questions before treating Kraków as a settled move. Map the school or workplace, obtain the relevant document lists and choose temporary accommodation that leaves room for proper viewings.

Documents & evidence

  • Passports and status documents
  • Employment or business description
  • School and medical records
Common complications
  • Assuming visa-free entry authorises the intended work
  • Arriving with no plan for healthcare continuity
References [2][5][8]
02Test the neighbourhood routineFirst scouting days+

Compare Kazimierz, Stare Podgórze or a suitable tram corridor and at least one alternative. Travel at working and school hours, inspect at different times and confirm fixed broadband at the building. Establish the applicable address-registration deadline immediately rather than waiting until the scouting stay ends.

Documents & evidence

  • Shortlist with exact addresses
  • Work and school route map
  • Broadband and apartment questions
Common complications
  • Using district names as commute estimates
  • Overlooking a four-day address-registration branch
References [13][3][19]
03Review the lease and take possessionBefore payment and at key handover+

Identify the lease regime, understand any notarial and fallback-address documents, agree the complete charges and check early-ending terms. Record keys, condition and meter readings in a signed protocol; retain a copy of the contract and payment evidence.

Documents & evidence

  • Contract and attachments
  • Occupancy evidence for registration
  • Signed inventory and readings
Common complications
  • Signing an inaccurate alternative-address declaration
  • Comparing headline rent without building or utility charges
References [4]
04Complete registrations and essential servicesFrom move-in; follow your legal deadlines+

Complete the appropriate municipal address process and PESEL step, keep immigration procedures separate, verify health entitlement and choose POZ care. Confirm school placement and utility responsibilities. Check the actual airport-to-home route for your arrival time.

Documents & evidence

  • Registration receipts and PESEL record
  • Health entitlement and POZ declaration
  • School confirmation and utility account records
Common complications
  • Treating PESEL as a work permit or proof of NFZ cover
  • Assuming a preferred school or clinic has immediate capacity
05Review the first bills and the ongoing structureAfter the first billing cycle, then periodically+

Check rent and utility settlements against the agreement, address any documented defects and review whether the daily routine works. Keep a calendar for residence documents, tax and business filings, insurance and the lease. Reassess the work arrangement if your role or time in Poland changes.

Documents & evidence

  • First bills and meter evidence
  • Renewal and filing calendar
  • Updated work and residence records
Common complications
  • Ignoring variable consumption settlements
  • Letting actual company management drift from the documented plan
