City at a glance

Choose Milan for the week you intend to live

Milan is a strong candidate when your international work benefits from frequent meetings, a large urban network and the ability to move around without driving every day. The first decision is which journeys your address should make easy. An owner flying from Linate twice a month has a different search from a family needing a particular school or someone working around the Città Studi campus.

Put the school, recurring client meetings and likely rail station on the map before viewing apartments. Then try the route at the time you would actually use it. A station name in an advertisement does not tell you the walk to the platform, whether there is a change or what happens when a lift is unavailable. ATM publishes live lift and escalator status: it is worth testing this if you have children, luggage or reduced mobility.

For a scouting stay, spend time outside the historic centre. Buy groceries, make a work call from the proposed building and return after dinner. Milan’s district directory is a useful starting map, but it is the individual street and apartment that determine whether the move will work.

What may appeal

  • A choice of distinct urban districts rather than one central lifestyle.
  • M4 creates a useful direct Linate corridor.
  • Dedicated city support for international arrivals and school integration.

What to weigh up

  • Noise, heat and building condition vary at apartment level.
  • A central address does not solve every cross-city journey.
  • Airport, regional rail and urban payment products require attention.

Neighbourhoods & finding a home

Neighbourhoods to compare on the ground

AreaWhy put it on the shortlistWhat to test before choosing
Porta Nuova and IsolaCompare modern buildings around Porta Nuova with older Isola streets; the Garibaldi area is relevant to regular rail travel. An apartment facing a busy street can feel very different from one overlooking a courtyard. Check the actual route to the station and construction immediately around the building.
Porta Romana and BocconiAn established urban area with the university campus, cafés, restaurants and Parco Ravizza. Useful to investigate if daily errands on foot matter.Separate the established neighbourhood from individual redevelopment sites. Visit on teaching days and after dinner, and test the journey to your own work rather than assuming the university location helps.
Porta Venezia and the GiardiniA candidate for households wanting central streets, shopping and access to the public gardens.Compare Corso Buenos Aires or a main road with a quieter side street. Ask about glazing, deliveries, evening activity and the condition of communal entrances.
Città StudiThe Politecnico setting around Piazza Leonardo da Vinci gives this part of Milan a distinct university and residential character.Check the exact campus or office you will use and the nearest current line. A district-wide label cannot establish a short commute or a quiet bedroom.
Navigli and Porta GenovaCanal-side walks and an active restaurant setting can suit someone who wants social life close to home.View the address during an ordinary late evening. A scenic canal outlook is not evidence of sound insulation, convenient parking or a home suited to early calls.

Read the tenancy as an operating cost, not just a rent figure

Ask for the proposed contract, the owner or agent’s authority, the energy certificate and an itemised explanation of building charges. Identify whether heating and hot water are central or individual, how shared expenses are reconciled and what furniture or appliances belong to the owner. Compare the full year of expected occupation, including agency charges, deposit, utilities and any overlap with temporary accommodation.

Italian lease registration is generally due within 30 days of signature or the earlier commencement date. Agree who will file and obtain the registration evidence. A viewing, deposit receipt or short visitor booking is not a substitute for checking that the proposed occupation supports your residence application.

Milano Abitare is the municipal agency for affordable private rentals, including canone concordato and convenzionato. It provides orientation, but its purpose and eligibility conditions do not amount to an offer of a subsidised home to every incoming entrepreneur. Use it to understand the relevant contract route; confirm availability and your household’s eligibility separately.

Before handing over the balance, record the condition of walls, windows, appliances and meters. Test cooling and heating controls, the intercom, mobile reception and the available internet connection at the actual unit. Put repairs and promised installations in writing, with a named contact and a process for reporting defects.

Schools & childcare

Choose the school route before fixing the address

For children aged 6–16 who need help entering the school system, Milan’s CODIS service and four Poli START provide newcomer support, mediation and Italian-language assistance. This is a practical entry point if you do not yet know which office or school should handle the application. Ask about the child’s year group and learning needs, not just the closest building.

Keep previous school reports, identity and family documents and vaccination information ready. Ask the receiving school what translations it needs, how it will assess prior learning and what language support actually operates there. For younger children, use the separate nursery or preschool process; CODIS’s stated age range does not cover every early-years placement.

If an international curriculum is essential, obtain a place and the full fee schedule directly from the school before choosing a long commute around it. Test the journey at drop-off and pick-up times, including after-school activities. A pleasant neighbourhood is not a reserved seat at a particular school.

Healthcare

Activate healthcare and keep the family file together

The city’s international-worker guidance directs eligible residents to the Scelta e Revoca service to register with the health system and select an available GP or paediatrician. The documents depend on the entitlement: employment, self-employment, a dependant’s status or another recognised basis. Ask the office to confirm each household member’s route rather than assuming the main applicant’s coverage automatically completes the family file.

Keep your tax code, identity and permit or relevant receipt, residence information and work or family evidence together. Confirm when coverage begins, whether a doctor is accepting patients and where correspondence will go. The physical health card arriving by post is a separate step from completing registration.

For continuing medication, bring a medical summary using the active ingredients rather than brand names alone. Arrange the first necessary consultation before supplies run low. A provider’s ability to speak English and its appointment availability should be checked directly; neither follows from being located in a central district.

Getting around

Make the airport and fare system part of the housing search

For Linate, ATM’s M4 runs between the airport and San Cristoforo. Its published centre-to-airport journey is about 12 minutes; that is a train journey, not a door-to-departure-gate promise. Homes on or well connected to this line deserve attention if Linate is your usual airport. Check the date-specific service notice and the night replacement service for early or late flights.

ATM also highlights a useful payment distinction: contactless payment on its metro is not a ticket for a suburban or regional train. A connection at Dateo, Forlanini or San Cristoforo does not erase that difference. Decide whether you need an urban pass, a wider integrated product or separate rail tickets after mapping your actual journeys.

Keep a second transport scenario for delayed flights, heavy bags and a late return. If your flights instead use Malpensa or Bergamo, price and time that separate journey from each shortlisted address; do not use the Linate estimate as a proxy for every airport serving Milan.

Decide whether bringing a car actually helps

Milan’s Area B and Area C are different systems. The city describes Area B as a broad environmental access zone and Area C as the central zone with a paid-entry system and exceptions. Paying a central-zone charge is not a general exemption from environmental restrictions. Use the official vehicle and access checks before committing to a parking space or importing a car.

For a proposed tenancy, ask where visitors and moving vans can stop, whether the space is assigned to the apartment and what the building charges separately. A residential address, a garage contract and permission to drive through a restricted zone answer different questions. Walk the final stretch from any parking facility with shopping or a stroller before deciding that the car is convenient.

Climate & environment

Inspect the home for heat, winter and daily work

Milan’s 2026 heat-adaptation work includes additional shaded public spaces. For housing, the practical implication is to inspect summer comfort rather than judging a property only during a mild viewing day. Ask which rooms have cooling, where the outdoor unit sits, what shading exists and whether the bedroom can be ventilated without excessive street noise.

Check the heating system, insulation and a previous energy statement as well. A large, elegant apartment can have an operating cost that is difficult to infer from the monthly rent. Clarify how the building sets communal heating arrangements and who handles equipment maintenance.

For an active electricity or gas supply, confirm the change of contract holder with the supplier and record the meter readings. Ask separately about activation if service is disconnected. Schedule internet provision, verify upload performance for calls and keep a temporary connection for the handover period.

Public services & practical setup

Use the registration route for an arrival from abroad

Milan has a dedicated service for foreign nationals arriving from abroad. This matters because the ordinary online change-of-address route is not interchangeable with every first registration. Begin with the city’s nationality-specific document list and check the evidence required for your legal right to occupy the home.

The municipal guidance says foreign arrivals should declare residence within 20 days of the move. Keep the filing receipt and make yourself reachable for the address verification and any request for missing material. Enter names consistently across the passport, tenancy, tax code and application; arrange for the name to appear on the doorbell and mailbox where appropriate.

Residence registration does not itself supply a missing immigration permission or settle the tax-residence analysis. Coordinate the permit or EU residence basis, your actual move date and the business activities you intend to perform. A postal or application receipt may have a specific procedural role, but it should not be presented as the same document as a final permit.

What residents say

These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.

In a 14 September 2026 r/milano discussion, a couple renting in Porta Romana described valuing the ability to do errands on foot, while finding a purchase within their budget difficult. Their search illustrates why retaining a daily routine can matter more than retaining a fashionable district name. Their budget and prices are not used here as a market benchmark.

Attributed personal experience, not a representative survey, verified client testimonial or safety ranking. Publication age and the writer’s stated relationship to the area matter; current prices and availability are checked separately.

Planning your move

Bring the personal move and business setup together

The attractive version of Milan is the one your business and household can sustain. Before relocation, work through who will contract with clients, where you will direct the company, how you will be paid and which banking facilities need to function from the first week. Those decisions are not resolved by renting a home close to a coworking space.

The Italy guides below explain the personal and corporate layers and the available immigration routes. We can coordinate the analysis with residency, company and banking implementation, then turn the chosen approach into a dated task list. Start with where you will actually work and how the family will live; the structure should support those facts.

Your move, step by step

Follow the dependencies, not a promised completion date. Official deadlines are labelled; housing, school places and appointment availability remain case-specific.

01Define the work and family requirementsBefore shortlisting a long-term home+

Choose the relevant immigration route, likely work locations, airport and school requirements. Scout two or three neighbourhoods against the same weekly routine.

Documents & evidence
