City at a glance

Find the Florence that works beyond the visitor centre

Florence can offer a satisfying everyday scale if you choose the relationship between home, work and transport carefully. Start by deciding whether you want the historic centre itself, a neighbourhood where the centre is an occasional walk, or a home on a tram corridor. These are different living arrangements, even when the map distances appear modest.

For an owner working internationally, the useful test is a normal Tuesday: a quiet place for calls, groceries, the school run and a dependable route to Santa Maria Novella or the airport. Make that journey before deciding. A holiday spent walking between the main sights gives little evidence about a daily commute to an office outside the city.

Florence is also a municipality within a larger metropolitan area. If work is in Calenzano, Sesto Fiorentino or another nearby commune, check both the peak-hour journey and the office responsible for the actual home address. A Florence mailing description in a property advertisement is not a substitute for identifying the municipality.

What may appeal

  • Several distinct ways to live near the historic centre.
  • A direct airport tram corridor through Novoli.
  • Municipal language and mediation support for newcomer pupils.

What to weigh up

  • The visitor centre can obscure practical housing needs.
  • An outer-town workplace may favour a different home location.
  • Summer comfort and restricted vehicle access need address-level checks.

Neighbourhoods & finding a home

Neighbourhoods to compare on the ground

AreaWhy put it on the shortlistWhat to test before choosing
Oltrarno: Santo Spirito and San FredianoA starting point for someone who wants historic streets on the south side of the Arno and a walking-based city routine.Compare individual streets after dinner. Check deliveries, stair access, the school journey and the river crossing you would make most often rather than assuming all of Oltrarno feels the same.
Sant’Ambrogio and the eastern historic centreAn alternative central search area with the covered food market at Sant’Ambrogio as an everyday landmark to investigate on foot.Test the bedroom against street activity and ask how furniture or work equipment can be delivered through the restricted-traffic system.
Campo di Marte and Le CureThe municipal tourism guide places parks, sporting facilities and residential areas in this northeastern part of the city.Check station access, event-day movement and the precise bus or walking route to school. Do not confuse a district near a station with an apartment beside its entrance.
Novoli along the T2 corridorWorth comparing when the airport, northwestern Florence or tram access to the centre matters more than a historic-street setting.Measure the walk to the actual stop, inspect the building and drive or ride the work journey at the relevant time. A tram link to the centre does not prove an easy commute to every town northwest of Florence.
Statuto and the approaches to the northern centreA separate scouting option for households wanting to compare access to the centre with a home outside its busiest visitor streets.Do a full journey to the intended school and rail departure station. Assess the particular avenue or side street rather than extrapolating from the district label.

Schools & childcare

Plan school entry and Italian-language support

Florence’s education service identifies Giufà, Gandhi and Ulysse among its centres supporting children from migrant or non-Italian-speaking backgrounds. The work includes Italian as an additional language, mediation with families and support in the school setting. Ask the school how to access the relevant service for the child’s age and current needs.

Prepare past reports, identity and family records, vaccination information and a short description of any learning support already used. Ask how the school will determine the appropriate year group and what help is available during the transition. A child who speaks some conversational Italian may still need support with subject-specific vocabulary.

Nursery, preschool and compulsory school do not share one universal intake process. If moving after the main annual application period, contact the relevant service about an in-year application and availability. For a private or international school, confirm curriculum, recognised qualifications, fees and a place directly before locking in a housing choice around it.

Healthcare

Confirm the health-registration basis before paying

AUSL Toscana Centro separates compulsory health entitlement from voluntary registration. Its interactive guidance and current brochure are useful for identifying the right branch; voluntary payment is not automatically the correct route for every non-Italian arrival. Employment, family status and any continuing cross-border entitlement can change what is required.

Ask the local service to confirm the documents for each household member, the coverage period and the process for choosing a GP or paediatrician. Identity and tax-code evidence are important, but do not assume those two documents complete every application. If the route is voluntary, confirm the current contribution and scope before making the payment.

Carry a medical summary and a practical supply plan for essential medication. Check availability of the required specialist and the provider’s consultation language directly. Keep interim insurance in force for any period that the receiving authority has not confirmed as covered.

Getting around

Use the current tram map, including San Marco

The T2 route now links the airport corridor with San Marco; older descriptions ending the line at Unità do not describe the complete current service. This changes how to compare a Novoli address with a home nearer the northern historic centre. Check the current line map and your actual stop, not an old apartment listing’s transport summary.

GEST describes the airport tram journey to the centre as about 20 minutes, with the stop a short walk from the terminal. Add the walk from the apartment, waiting time, any change and airport processing. The operator also notes the absence of a dedicated luggage area: a packed departure with family bags needs more thought than a solo commute.

For regular intercity rail, plan the door-to-platform trip to the correct departure station. Some homes that are delightful on foot require a longer connection with luggage. Keep a workable alternative for service disruption or a flight outside normal tram hours; verify the live schedule before every time-sensitive journey.

Separate driving permission from parking

Florence’s operator distinguishes circulation permissions, the ZTL, the Scudo Verde system and parking zones. Check each applicable layer for the vehicle and address. The fact that a landlord can offer a parking space does not establish that your plate is authorised to reach it through a restricted route.

Even a daily ZTL permit has categories: a transit-only authorisation differs from one permitting transit and qualifying parking. Before moving day, give the removal company the exact street, vehicle details and unloading requirements so it can establish the correct arrangement. Do the same for a regular visitor or service provider rather than improvising at a camera-controlled entrance.

For a largely home-based household, compare the annual cost and friction of car ownership with occasional rental. Include garaging, the walk to the garage and the journeys outside town that would actually justify it. The answer can differ between a central apartment and a home chosen for a workplace outside Florence.

Choose a lease that supports the intended stay

Ask for the draft contract and confirm its category, duration, permitted use and termination provisions before paying. A visitor-oriented furnished apartment may be convenient for scouting, but you need to establish whether the agreement and supporting documentation fit an ordinary household move. Verify the owner or agent and record every payment.

Florence announced new territorial rental agreements in July 2025. For a canone concordato proposal, the rent calculation uses local criteria including the location, size, features and energy performance. Ask which current agreement and calculation underpin the quoted terms; do not mistake an advertised discount for evidence that the contract meets those criteria.

Budget the full occupation: rent, building charges, energy, connectivity, deposit, agency costs and any period of double housing. Italian leases generally require registration within 30 days of signature or earlier commencement. Agree responsibility for the filing and retain the evidence.

On inspection, check the stairs and lift, damp or ventilation issues, hot-water capacity, cooling in the rooms you use and the ability to close windows during calls. For an older property, ask how maintenance is reported and which fixtures are included. Photograph the condition at handover, not after a dispute develops.

Climate & environment

Treat summer comfort as a housing requirement

LaMMA’s Florence Peretola series for 1991–2020 gives mean temperatures of 6.7°C in January and 25.3°C in July. These are monthly historical means, not daytime highs or limits on current heat. The station also does not measure the microclimate of every narrow street, upper-floor room or courtyard.

Ask which rooms have effective cooling, how the equipment is maintained and what happens when windows need to remain closed. Check external shading and the orientation of the workspace. A top-floor view can be appealing while creating a very different summer working environment from a shaded lower-floor apartment.

For winter, inspect heating, glazing and signs of condensation rather than assuming that the city’s Italian location makes heating unimportant. At handover, record meters and confirm the energy contract change. Have the internet provider check the precise unit and keep a backup connection until the fixed service is working.

Public services & practical setup

Register through the correct nationality-specific service

Florence publishes separate services for Italian citizens, EU citizens and non-EU foreign nationals. The non-EU service accepts the relevant residence-permit evidence, including the specified renewal documentation where applicable. Use its current list for your case rather than transferring requirements from an EU application.

The city distinguishes an initial registry entry from subsequent verification: its non-EU guidance describes recording within two working days and checks within 45 days. These are municipal procedural timings, not a promise that every immigration permission, identity document and household service will be ready within that period. Keep copies of the complete submission and respond promptly to requests.

Make the address precise and consistent, including apartment details and the names used for mail and the doorbell. If you have not yet obtained access to Italian digital-identity services, check the city’s alternative submission methods. Arrange translations or legalisation only after identifying the exact document and authority that require them.

What residents say

These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.

In an August 2026 r/firenze discussion, a commenter who said they had lived in Novoli for seven years valued its transport and everyday facilities while criticising summer heat and the built environment. Other participants stressed that a job in Calenzano changes the housing calculation. This is a useful prompt to test a complete commute and the particular apartment, not a verdict on the whole district.

Attributed personal experience, not a representative survey, verified client testimonial or safety ranking. Publication age and the writer’s stated relationship to the area matter; current prices and availability are checked separately.

Planning your move

Keep the lifestyle decision connected to the tax plan

If you will run an existing overseas business from Florence, map the activity before the first working week: decision-making, employment, contracts, customers and the way money reaches you. A residence route or a special personal regime does not answer every company or payroll question.

The Italy country guides explain the choices in more detail. We can help coordinate the legal and tax analysis with the household’s implementation sequence, so that the home, banking, residency and operating arrangements tell the same story. Your starting point should be the actual intended work and family pattern, not a tax headline attached to a city.

Your move, step by step

Follow the dependencies, not a promised completion date. Official deadlines are labelled; housing, school places and appointment availability remain case-specific.
