Establish the actual change of residence

Notify EMTA on Form R and record when the Estonian residence conditions cease. Departure, a foreign address and permit cancellation are relevant facts but not interchangeable legal tests. A home still available here and continuing patterns of presence require attention. Where both states treat you as resident, analyse the treaty and obtain the appropriate certificate.

Build the departure record before evidence becomes harder to obtain: leases or home sale, travel history, new accommodation, family relocation and employment changes. A foreign residence certificate should support a coherent account of the facts, not replace it.

Close tax deferral correctly without assuming a forced bank closure

EMTA requires tax closure of an investment account when its owner becomes nonresident. The closing date and cash plus financial-asset acquisition cost enter the investment-account calculation; settle the resulting taxable excess over contributions. This is not the same as valuing every asset at market price or being forced to sell the portfolio.

Prepare the account reconciliation while statements remain accessible. Document contributions and withdrawals across all investment accounts, tax already suffered and the cost of each asset. Compare the destination’s future treatment before transferring positions or changing custody. Financial institutions separately decide whether they can continue servicing your new residence.

The Estonian company does not depart just because you do

An OÜ remains within Estonia’s incorporation-based residence framework even if its shareholder moves. The new country may apply management, permanent-establishment, salary or owner-attribution rules. Determine whether the founder’s relocated functions also move contracts, intellectual property, staff responsibilities or business risks.

If company assets or functions are transferred, review corporate exit and related-party valuation rules separately from the individual’s departure. Do not use an address update or a service-provider change as a substitute for that analysis. Record who remains authorised to manage the company and file returns.

Local property and income can remain taxable

Estonian-source property gains, rent, relevant employment and other covered payments can remain taxable after residence ends. The home-sale exemption depends on actual use and its other conditions; becoming nonresident is not itself a blanket exemption or automatic denial.

Provide updated tax-residence details to payers and financial institutions. Retain the information required for a nonresident return, treaty claim or refund, including gross proceeds, costs, source and tax withheld. The year of departure may involve both resident-period foreign income and later Estonian-source receipts.

Close the compliance calendar, not just the front door

List the last resident return, investment-account closing report, continuing nonresident filings, company reports, payroll changes and VAT consequences. Assign responsibility and keep secure access to official correspondence after the move.

The timing of sales, dividends and work can materially change the result. A departure review should compare the facts on both sides of the move and identify unresolved basis or credit mismatches before transactions occur.
