City at a glance
Muscat is a long urban corridor
This guide covers the practical coastal urban area, including places marketed as Muscat within Seeb. Old Muscat, Muttrah, Qurum, Al Khuwair, Ghubrah and Al Mouj are not interchangeable locations. A home near the airport may be convenient for flights but a poor match for a workplace or school at the other end of the city.
The setting combines coast, hills and relatively spread-out development. Arabic is central to public life, while international employers and schools also use English. For a household choosing Oman for a quieter base, the useful question is which routine will make that quiet enjoyable rather than isolating.

What may appeal
- International airport access and a range of schools and services.
- Coastal, historic and newer residential settings within the urban area.
- A cultural programme and outdoor options for households seeking a calmer pace.
What to weigh up
- Long cross-city journeys can undermine a housing choice.
- Summer heat makes cooling and car or bus access consequential.
- Private schooling and premium developments require a full cost comparison.
Cost of living
Calculate housing, school and transport together
Compare rent with the cost of the school run and the complete school invoice. As one dated example, British School Muscat’s 2026/27 annual tuition is OMR 6,143 for Years 3–6 and OMR 10,666 for Years 12–13. These are one provider’s fees, not city averages; assessment, infrastructure, trips and examinations can add charges.
The municipal rental-registration calculator uses 3% of the rent for the contract period. Agree who bears the charge in your lease. Keep recurring expenses separate from deposits, vehicle setup and furnishing. Ask for utility history for the actual unit instead of borrowing a bill from a household with different occupancy or cooling habits.

| Housing | Compare bedrooms, condition, furniture, parking and maintenance responsibility. |
| Family costs | School tuition and extras, childcare, transport and medical insurance. |
| Work package | Check whether housing, school and flights are direct benefits, capped reimbursements or your own expense. |

Use the coastal map to narrow the search
Dubizzle’s Muscat rental and purchase filters provide a broad search; Al Mouj also has a direct rental/resale portal for that development. Neither proves ownership or an agent’s authority. View the named property, verify the counterparty and agree the inventory, repairs, deposits and termination provisions.
Muscat Municipality’s tenancy guidance calls for documentation including the property title/site plan and the identities or authority of the parties. Obtain an authenticated agreement and keep the registration reference. For a purchase, have foreign-ownership eligibility and the title reviewed independently; a portal label is not a legal determination.
| Choice | What to check |
|---|---|
| Qurum / Shatti Al Qurum | Coastal amenities and cultural venues; test the exact school and work route. |
| Al Khuwair / Ghubrah | Established mixed urban areas; inspect parking, building condition and the final walk. |
| Al Mouj / Seeb side | Marina and newer development options toward the airport side; include service charges and longer cross-city journeys. |
| Muttrah / Old Muscat side | Historic setting and a different street pattern; compare access, parking and distance to western workplaces. |
Work, business & opportunities
Place the role before the home
Muscat is the national administrative and business centre, but job location varies substantially across the urban area. Ask for the actual office or project site rather than the employer’s postal address. A partly remote role still needs realistic access to meetings, schools and suppliers.
For an entrepreneur, a residence permit and a home address do not settle company licensing or the right to perform a regulated occupation. Use the Oman corporate and residence guides for those decisions. A business serving the Salalah port ecosystem may need a different operating location from a household primarily concerned with Muscat’s schools and air connections.
Schools & childcare
Get an individual admission decision
British School Muscat is one English-curriculum option, not a default entitlement. Its admissions policy ties attendance to residence documentation and the school’s assessment. Families applying in examination years need particular care over compatible subjects and exam boards.
Request the year-group decision, learning-support assessment, full annual fee schedule and transport arrangements before choosing a long lease. The published fee page separates assessment, reservation, deposit and infrastructure charges; ask which apply to a transfer. Keep records and medical information ready, and obtain a written place rather than assuming that an application or paid assessment secures admission.
Healthcare
Check the covered provider and referral route
Muscat’s Royal Hospital is part of the public specialist system. Its existence does not mean every new expatriate can self-refer for every service without cost. The country guide explains the distinction between national entitlements, insurance and private provision.
For daily life, identify the clinic your insurer covers near home or work, then confirm specialist referrals, maternity, chronic prescriptions and dental benefits. Carry a medication list and relevant records when relocating. A household requiring regular specialist care should settle access before committing to housing, rather than discovering the policy’s exclusions after arrival.

Getting around
A bus corridor can help, but test the last leg
Mwasalat’s current city-route list includes A1 between Al Mabelah, Muscat International Airport and Ruwi, alongside other urban routes. Use the operator’s current map for the actual stops and service on your travel date; old airport-terminal references in archived timetables can mislead.
Muscat’s spread-out geography makes a door-to-door trial more useful than assuming that a nearby main road is walkable. Compare the car, taxi and bus versions of the school and work trips. Check parking and the shaded route from a stop, especially for summer or a household with a stroller. Do not choose a permanent home based only on a quiet weekend drive.

Airports & international connections
Muscat Airport is useful only if the whole journey works
Muscat International Airport (MCT) serves the urban area with international and domestic flights. The airport operator lists road-transfer and public-transport options. Check your airline’s current nonstop and connecting services and whether the terminal can be reached at the necessary departure time.
Compare a late-night return as well as a daytime departure when viewing homes. Al Mouj and the Seeb side are a different airport proposition from the old-city end of the corridor, but this guide does not promise a fixed transfer time. Include traffic, check-in requirements and any car-seat or accessibility needs in the household plan.

Primary gateway Mwasalat A1 serves the airport between Al Mabelah and Ruwi. Taxis and pickups use the road network; the final transfer varies considerably across Muscat’s coastal districts.
An international gateway for the Muscat urban area, with onward domestic flights as well. Use current airline schedules for the journey; the airport’s airline directory includes legacy entries and is not a live network count.

Climate & environment
Summer affects the apartment and the routine
Muscat’s lowland coastal setting has hot summers; it should not be confused with the cooler mountain destinations used for weekend escapes. Check the practical consequences of heat and humidity: cooling reliability, covered parking and the hours when outdoor exercise feels comfortable.
Inspect bedrooms as well as the living room for airflow, sun and moisture. Ask how air-conditioning maintenance is handled and whether the building has had water-ingress problems during heavy rain. Use current official weather warnings for travel; seasonal tourism descriptions are not a local flood assessment or a monthly climate-normal series.

Safety & everyday risks
Prepare for the road and weather as well as the home
Royal Oman Police lists 9999 for emergencies and maintains round-the-clock police stations. Save the address and access details for your home, school and workplace.
A practical move plan includes child restraints, safe road crossings, fire exits and the building’s emergency contact. Before outdoor trips, check weather and local instructions rather than assuming a normally dry route remains safe after rain. Verify landlords and payment details independently. No city-wide safety score is inferred here from visitor impressions or a quiet neighbourhood.

Public services & practical setup
Register the lease and correct the utility account
Muscat Municipality provides tenancy, parking and reporting services through its digital channels, including Baladiyati. Retain the tenancy registration and read parking instructions where you actually leave the car.
Nama’s FAQ explains that tenants can update account details and link the electricity account to their civil identity for the applicable residential classification. Confirm the account and tariff with the provider, including the treatment of prior balances. At handover, photograph readings and agree responsibility for electricity, water and internal repairs. Check fixed internet availability for the exact building before relying on it for work.

Culture, community & daily life
A quieter city can still support a full routine
The Royal Opera House’s 2026/27 programme includes several performance types and community activities, while the old-city and waterfront districts provide a different setting for regular outings. Look at the current programme rather than assuming every evening has a performance.
Plan a normal week as well as a sightseeing weekend. Test access to sport, a class, a beach walk or a group you would actually join. A home’s proximity to one of those activities may be more valuable than being near a landmark you visit once. Check access conditions and seasonal opening arrangements before making them central to the move.

What residents say
Quiet can be either the attraction or the drawback
In an April 2025 public discussion, self-described Al Mouj residents liked the housing but said neighbours could keep to themselves; other participants valued Oman’s calmer, family-focused life. That is a reminder that a premium development does not automatically create a social network.
A September 2026 discussion included self-described Muscat residents who appreciated the peaceful routine while highlighting heat and humidity. These are individual accounts with different expectations and circumstances, not a representative satisfaction measure. During a scouting stay, try the activities and social settings you would use beyond work.
Planning your move
Make the commitments in sequence
Confirm work and residence eligibility, then the school decision, before a long housing commitment. Compare at least one established central area with a western development using the same weekday journeys. Keep temporary accommodation flexible if an admission or permit decision is outstanding.
For the move itself, prepare passports, residence records, school reports, medical summaries and the lease package. Register the tenancy, correct utility details and set up the covered medical provider. National immigration, tax and banking choices belong in the Oman guides; city setup should implement those decisions rather than substitute for them.
Your move, step by step
These are planning stages, not promised authority processing times. Immigration, school and housing decisions have different dependencies.
