City at a glance

Is Reykjavík the right base for you?

Reykjavík brings harbour life, public pools and a working capital into a relatively compact central area. It is worth shortlisting if you want an Icelandic base with city services and international travel through Keflavík. The city you experience on a weekend around Hallgrímskirkja and Harpa, however, is only one part of the housing decision. A family living farther east can have a very different daily journey from someone who walks to work near the old harbour.

Choose three places you need to reach every week before you choose an apartment: your workplace, a child’s school or care setting, and the everyday service you use most. Then add the airport journey you actually make. A home that works beautifully for a person working alone may be awkward for two adults with different schedules. The neighbourhood comparisons below are starting points for that exercise, not rankings of school quality or promises about property values.

What may appeal

  • Several distinct neighbourhood settings let you choose between a central routine, harbour surroundings and outdoor recreation.
  • KEF provides the main international gateway, while RKV makes domestic air travel accessible from the city.
  • Municipal school, preschool and planning tools make address-specific research possible before committing.
  • Pools, Icelandic classes and local activities offer practical starting points for building a regular social routine.

What to weigh up

  • The wider capital area is not uniformly walkable; a household with multiple daily destinations may still need a car.
  • An international-to-domestic connection can require a road transfer between KEF and RKV.
  • Preschool and after-school care require their own arrangements and may not align immediately with working hours.
  • Short winter days, ice and wind change the practicality of routes that look straightforward in summer.

Neighbourhoods & finding a home

Where to look: neighbourhoods and practical trade-offs

These are areas to scout, rather than fixed recommendations for every household. Walk the actual street in the evening and check the direction of the bus route; a postcode alone does not tell you how convenient a property will be. Kópavogur, Seltjarnarnes, Garðabær, Hafnarfjörður and Mosfellsbær belong to the wider capital area but are separate municipalities. Confirm the municipality before using Reykjavík’s school or preschool application rules.

AreaWhy put it on your shortlist? What to test before committing
Miðbær / central ReykjavíkHarpa, Hallgrímskirkja, museums and the central streets are close together. A useful first shortlist for a city-centre routine.Visit after dark and at a weekend; check bedroom noise, deliveries, parking and space for working at home.
VesturbærA residential western option with Vesturbæjarlaug and access to the centre.Time your own workplace and school journey; do not assume every western address is equally close to both.
Grandi / old harbourHarbour setting with museums and places to eat.Check the particular building, surrounding activity and the walk to the services you use daily, rather than choosing only for a waterfront view.
LaugardalurPool, botanical garden, sports facilities and the Family Park and Zoo support an active local routine.Compare a direct bus with a journey requiring a transfer; walk the route to groceries and the relevant school.
ÁrbærA more easterly base near Elliðaárdalur’s outdoor paths and Árbæjarlaug.Model commuting at your actual hours and a winter alternative to cycling; check how much car use your household would need.
Wider capital areaNeighbouring municipalities widen the housing search without requiring a move to another part of Iceland.Check the municipality, school application channel and all cross-town journeys separately.

Renting: check the contract and the building

For residential letting, HMS states that the rental-register obligation applies to all landlords from 1 January 2026. Fully signed electronic leases made through Ísland.is are registered automatically; a paper lease follows a different submission route. Ask for confirmation of registration and keep the final signed agreement. A booking confirmation for temporary accommodation is not the same document.

Use the viewing to investigate the home you will actually occupy. Test ventilation, look for signs of condensation or moisture, ask how heating and electricity are billed, and confirm what furniture and appliances stay. If you will work from home, test connectivity inside the room you intend to use and ask the provider to confirm service at the precise address. A city-wide description of broadband cannot establish the quality of a particular connection.

Before the first payment, match the payee to the landlord or documented authorised agent. Put the deposit arrangement, any rent adjustments, included services, notice provisions and handover date in writing. The official lease form includes condition and fire-safety information; photographs and an agreed inventory make that record more useful when you move out.

Budget lineWhat to obtain
Rent and adjustmentsA written amount, payment date and explanation of any adjustment clause.
Deposit or guaranteeThe form, amount, release conditions and recipient’s authority.
Heating, electricity and shared chargesAn itemised list of what is included and who opens each account.
Getting establishedQuotes for temporary lodging, moving possessions, furniture and internet installation.
Family and transportThe actual childcare hours, bus costs, airport trips and any parking or vehicle costs.

Can your household manage without a car?

Strætó is the practical starting point for the capital-area bus network. Klapp covers capital routes 1–36 and offers the Klappið app, travel cards and contactless payment. The operator gives an activated ticket a 75-minute validity period. Use the same payment medium consistently when relying on transfers or fare capping; a physical card and its phone-wallet version are not a single interchangeable token.

Capital-area buses stopped taking cash in June 2025. Rural services have different ticketing rules, so do not assume a city ticket covers a longer journey outside the capital. Before signing a lease, plan the morning and evening journeys on an ordinary weekday and a weekend. Note the last departure, transfer wait and walk from the stop.

Run a realistic trial: groceries in hand, a school collection time and an evening commitment. Walking and cycling may work well for one journey without solving all three. If a car remains necessary, compare its complete cost with a more conveniently located home rather than judging the homes on rent alone.

Work, business & opportunities

Build a working life beyond the first month

If you work internationally, choose the home for the hours you actually keep: calls, background noise, a separate workspace and a workable backup connection. Check the work and tax position through the Iceland guides before treating a location-independent job as permission to operate from the city. This guide compares daily life; it does not create a special remote-work entitlement.

Put a recurring local commitment into the diary early. A pool, language course or shared-interest group gives you a reason to return to the same place and meet people repeatedly. Mímir publishes adult Icelandic courses, including courses connected with working life, while the Multicultural Information Centre lists other learning options. Check the course location and teaching schedule against your chosen neighbourhood, rather than assuming all classes are central.

For a scouting visit, spend one day on the ordinary household circuit and another on administration: view homes, contact school and healthcare services, test connectivity and price the airport trip. Leave tourist excursions for after those checks. The useful outcome is a short list of homes that support your actual week, with unanswered questions written down before any commitment.

Schools & childcare

Schools, preschool and the working day

Compulsory primary school starts in the year a child turns six. Reykjavík allocates a catchment school, and guardians confirm enrollment; another school may be requested, but capacity matters. For younger primary pupils, after-school care is a separate application. Do not interpret a school place as coverage for the entire working day.

Reykjavík’s municipal preschool service requires the child’s legal residence and permanent address in the city for enrollment. Applications use Vala, and the admission tracker can help families understand the queue. Ask about the actual start date and settling-in arrangement. A place at the preferred setting cannot be assumed simply because a lease has been signed.

For a child moving between languages or school systems, speak directly to the school about prior learning, Icelandic support and any additional needs. Share reports and a short account of what has helped the child before. Plan an adult’s availability during the transition instead of booking a full work diary from the first school day.

ArrangementQuestions to resolve
Primary schoolWhich catchment covers this address? What is needed to confirm the place and support the language transition?
PreschoolWhich setting can offer a place, on what date and for which hours? What will settling in require?
After-school and holidaysApply separately where required; compare the school calendar with both adults’ working schedules.

Healthcare

Set up routine healthcare before you need it

The Capital Region Healthcare directory is the current place to identify a local health centre. Registration can be viewed or changed through the official online services. Choosing a clinic, confirming insurance entitlement and making an appointment are separate steps; a clinic’s presence near the apartment does not establish your coverage start date.

Bring a concise medical summary, current prescriptions using generic medicine names and relevant vaccination records. Contact the practice about continuing treatment and any specialist follow-up. Consult the national relocation guide for the insurance position that applies to your move; the capital health service publishes a separate fee schedule for people without Icelandic health insurance. Confirm your position rather than budgeting on an assumption that all care is immediately free.

Airports & international connections

KEF and RKV: two different airports

Keflavík is the principal international gateway for a Reykjavík-based traveller. Icelandair describes a roughly 50 km ground transfer between KEF and Reykjavík Airport. RKV, in Vatnsmýri near central Reykjavík, is the city’s mainly domestic airport; it is also used for limited international service, including Norlandair’s published Reykjavík–Nerlerit Inaat route in Greenland. “Reykjavík” on a flight search is therefore not enough information: read the airport code.

When connecting from an international arrival at KEF to a domestic flight from RKV, Icelandair instructs passengers to collect checked baggage and carry it across to be checked in again. Price the road transfer and allow for its practical demands. Flybus connections use BSÍ in Reykjavík; identify the onward leg to the correct domestic terminal rather than assuming a city-centre bus drop-off completes the airport transfer. Check the airline’s booking-specific minimum connection and disruption arrangements, particularly if you buy separate tickets.

Primary gateway Keflavík is the main international gateway for Reykjavík, about 50 km from the city. Scheduled airport shuttles run to the capital; Flybus connections use BSÍ. RKV is a different airport, so a domestic connection involves a road transfer and baggage collection.

The principal international gateway for the Reykjavík region. Many routes are seasonal; compare the actual travel dates. Domestic connections through RKV require a transfer between airports.

Climate & environment

Plan for bright summers and a different winter routine

Reykjavík’s long summer evenings and short winter daylight change how a normal working week feels. The official seasonal guide describes cool, changeable weather and the need for flexible winter plans. Blackout curtains can matter in summer; in winter, see whether a midday walk is realistic from your workplace and whether the home has a comfortable place for indoor work.

Temperature alone is a poor test of a winter journey. Wind, sleet and ice affect the walk to a bus stop as well as driving. Reykjavík gives priority to main roads, bus routes and important paths when clearing snow; residential access is not necessarily cleared at the same time. The city warns that snowbanks left at driveways are not removed by its street-clearing crews.

For an airport trip or a drive beyond the city, check the live road map and weather alerts, and keep a changeable plan. Four-wheel drive does not remove the risk of skidding. A short winter scouting visit is useful precisely because it lets you test ordinary routines in the season least represented by summer photographs.

What residents say

These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.

Reddit contributor Midgardsormur, who said they had lived in Reykjavík for most of their life, valued pools, cycling paths, outdoor access and raising a family there, while finding the city spread out and car-oriented. That mix is a useful reason to test a household’s actual journeys rather than assume the entire city feels like its walkable centre.

Self-described resident; identity and duration of residence are unverified. Paraphrased personal opinion, not a survey or a client testimonial.

In the same discussion, gsmastering said they had lived in Reykjavík for three and a half years. They appreciated cleanliness and felt safe but missed the shopping and food choice of a larger city. Another household may weigh those trade-offs differently; the comment is a prompt to check the specialist products and services you rely on.

Planning your move

Your move, step by step

A practical sequence for a household move. Timing labels describe dependencies and suggested planning windows, not promised approval, rental or school waiting times. Confirm residence and work eligibility through the Iceland relocation guide first.

01Define your household’s fixed pointsBefore the property shortlist+

Write down work locations, school needs, healthcare requirements and likely airport trips. Decide which journeys must be possible without a car, then narrow the map to addresses that can support them.

Documents & evidence

  • Household priorities and weekly timetable
  • Relevant school reports and care requirements
Common complications
  • Treating the whole capital region as one municipality
  • Choosing a view before testing the school or work journey
References [3][10]
02Check a home and its full costBefore signing or paying+

Inspect the specific property, verify the landlord or agent and obtain an itemised agreement. Arrange the condition record and clarify who registers the residential lease.

Documents & evidence

  • Draft lease and payment schedule
  • Identity and evidence of signing authority
  • Condition record and inventory
Common complications
  • Confusing a holiday booking with a residential agreement
  • Overlooking utilities, deposit conditions or the home-working setup
References [7][9]
03Arrange school and care in parallelWhile the address and move date are being confirmed+

Ask the relevant school and preschool service about admission steps and language support. Establish the childcare start date and backup arrangements independently of the tenancy start date.

Documents & evidence

  • Child’s identity and address information
  • School history and support information
  • Any forms requested by the particular setting
Common complications
  • Assuming a school place includes after-school care
  • Leaving no adult availability for settling in
References [10][11]
04Book the journey and the first nightsOnce the move has a workable date+

Check KEF versus RKV on every flight segment. Add the luggage, ground transfer and temporary-accommodation arrangements your itinerary requires, with a fallback if a delay changes the plan.

Documents & evidence

  • Flight itinerary showing airport codes
  • Transfer booking where needed
  • Accommodation and airline disruption terms
Common complications
  • Treating KEF–RKV as an airside connection
  • Buying an inflexible onward journey on an optimistic arrival time
References [15][16]
05Complete the handover and care setupAt move-in and during the first settled days+

Record the property’s condition, keep the signed lease and set up the agreed accounts. Confirm healthcare registration and the insurance position before arranging ongoing prescriptions or appointments.

Documents & evidence

  • Signed lease and handover photos
  • Utility and internet account details
  • Insurance confirmation and medical summary
Common complications
  • Assuming the clinic choice establishes insurance eligibility
  • Failing to record defects present at handover
References [9][13][14]
06Test the ordinary weekDuring the first month, and again when winter conditions change+

Review the real bus journey, care hours and work setup. Check snow-clearing priorities near home, join one recurring local activity and adjust the household budget using actual bills.

Documents & evidence

  • Actual travel and household costs
  • School and care calendars
  • Current transport and weather information
Common complications
  • Using a summer journey as the permanent winter plan
  • Committing to too many fixed appointments before routines settle
