City at a glance
Build a routine on the right side of the Tisza
Szeged offers a recognisable university-city setting: Dóm Square, the central boulevards and the Tisza give a newcomer clear points of orientation. The more useful housing question is which side of the river contains your regular commitments. A home near Erzsébet Liget in Újszeged can suit one household beautifully while adding a bridge crossing to another’s school and work journeys.
Use a scouting stay to compare the centre with a residential alternative. Walk the ordinary errands, try the transport connection and spend time in the proposed workroom. Being able to enjoy the historic centre does not require living directly on an event square; conversely, a quieter-looking address is not automatically convenient for an early class or a late return.
This guide compares practical choices, not citywide safety or price rankings. The official tourism map helps locate the areas and landmarks. It cannot tell you whether a flat has adequate heating, quiet neighbours or a workable lease. Those are building- and contract-level checks.
What may appeal
- A distinctive historic and university-city setting
- Contrasting neighbourhood choices on both Tisza banks
- Central cultural venues and park-oriented alternatives
What to weigh up
- Bridge journeys can change the practical value of an address
- International travel may need a separate onward connection
- Summer comfort, insurance eligibility and school language need explicit checks
Cost of living
Turn the listing into a complete household budget
Ask for separate figures for owner’s rent, common costs, heating, water, electricity, internet, parking and any agency charge. Identify fixed amounts, advance payments and later settlements. Do not compare an all-inclusive-looking offer with an unbundled rent without understanding the meter and reconciliation arrangements.
At handover, photograph and record meter numbers, readings, keys, equipment, marks, damp and promised repairs. Retain a signed copy and payment evidence. Where MVM electricity accounts are changing users, its published procedure uses a fifteen-day reporting period and a handover record. Confirm who is responsible for reporting in this tenancy; not every account necessarily moves into your name.
For home working, test the connection at the address, not a citywide speed claim. Check the route for a cable, installation timing, mobile backup and whether the actual workroom is comfortable at midday. Agree any use beyond an ordinary home office with the owner and obtain separate advice where business registration or local employees are involved.

Five areas on both sides of the river
Keep the exact school, clinic or workplace on the map during viewings. The distance to Dóm Square is a useful orientation point, not a universal measure of convenience. Allow time to test a river crossing and compare the actual walk to the stop.
| Area to explore | Why consider it | What to test before signing |
|---|---|---|
| Belváros, around the central squares and Dóm tér | A central base for cultural venues, university buildings and a walking routine. | Check event activity, deliveries, bedroom orientation, bicycle storage and the building entrance. The best sightseeing address may not make the quietest office. |
| Újszeged, around Erzsébet Liget | A search on the eastern bank oriented around the park and its surrounding residential streets. | Test the bridge journey at your actual travel time. Confirm the nearest useful stop and how children will reach school rather than measuring a straight line across the river. |
| Alsóváros | An alternative south of the centre, with Mátyás tér and its historic church as orientation points. | Distinguish the particular residential street from railway- or road-facing homes. Check the walk to services and whether your useful connection is direct. |
| Rókus | A northwestern search to compare with the centre, especially when its transport corridors suit the daily routine. | Inspect block renovation, lift access, heating arrangements and the final route to work. Do not treat all buildings behind a district name as identical. |
| Felsőváros | A northeastern alternative to inspect for everyday residential life and routes towards the centre. | Compare a riverside outlook with the real school, groceries and transport route. Ask about building maintenance and storage rather than relying on an area’s broad reputation. |

Use a written lease with an intelligible exit route
A residential lease must be in writing. Obtain the draft, confirm the person entitled to let the property and keep an intelligible version of every attachment. For a furnished home, make the inventory part of the agreement. Establish whether the advertised payment includes common charges and consumption advances before comparing it with another property.
Civil Code Section 6:343 provides for a court to reduce excessive security above three monthly rents on a tenant’s application. It does not impose an automatic three-month cap or say what deposits are normal in Szeged. Agree how money is held, what may be deducted and how final bills and return of security will be documented.
For a fixed term, check the situations in which you can leave early, what notice is needed and the consequences of a permit or employment change. Clarify visitors, pets, repairs and working from home. A university connection does not make a landlord’s private contract an official university guarantee. If a notarial declaration is requested, understand its enforcement implications before signing.
Arrange cover for the household, not just a student
Confirm the actual basis for Hungarian healthcare entitlement: an insured employment or other relationship, a valid coordination arrangement or another applicable route. A Hungarian address and a TAJ identifier are not sufficient evidence of current cover by themselves. An EHIC for necessary care during a temporary stay should not be confused with the arrangements for settling permanently.
Szeged’s university presence can make English-language information easier to find, but a student-specific insurance or medical-service page cannot establish coverage for a business owner, spouse or child. Ask the proposed provider which patients and policies it accepts, what referrals are required and how to register for ordinary primary care. Do not wait until a repeat prescription is about to run out.
For private insurance, review chronic conditions, outpatient diagnostics, hospital care, maternity, direct billing and exclusions. Bring translated medical summaries where useful and a supply plan agreed with your treating clinician. Keep emergency arrangements distinct from routine appointments and verify the plan separately for each household member.
Schools & childcare
Match the child’s status and language needs to a real place
The Public Education Act’s eligibility rules matter before choosing an apartment around a school. Qualifying foreign children have access on the applicable domestic terms, but conditions vary by status. In the free-movement and residence-permit branches, the relevant parent and child need the required right or permission for a stay beyond three months; admissions evidence must be supplied.
Under the ordinary age rules, a child turning three by 31 August generally starts at least four hours of preschool a day that educational year; school normally starts in the year the child is six by 31 August. Authorised exemptions or deferred starts have separate procedures. Compulsory schooling normally runs to the end of the school year in which the pupil turns sixteen, with special-needs extensions possible. Discuss the individual transition with the institution rather than guessing from a birthday alone.
Ask the school about the exact address catchment, year placement, Hungarian-language support, documents and current vacancies. A family arriving after the usual intake dates needs the mid-year process. Bring identity and residence records, prior reports and any educational-support assessments, and confirm translations directly. Do not assume that a school associated with a university teaches the curriculum in English.
For a family considering Újszeged while commitments are on the western bank, test the morning route with the child’s actual schedule. Include after-school care, activities and a rainy-day alternative. A pleasant park nearby is valuable, but it does not replace a realistic school place and manageable daily journey.
Getting around
Keep immigration permission and accommodation reporting distinct
Qualifying EEA and Swiss residence beyond ninety days in a 180-day period uses the registration-certificate procedure, with notification due by day ninety-three after entry. The first Hungarian address is notified with that procedure. It is not the same process as a third-country residence-permit application, and later EEA address changes go through the government-office route.
Third-country accommodation changes generally need reporting within three days through Enter Hungary. The authority lists exceptions to supporting accommodation-document requirements for specified permit categories; follow the instructions for the permission actually held. Keep the lease, accommodation confirmation and immigration acknowledgements rather than assuming the landlord completes every step.
Address reporting does not decide your tax residence or permission to conduct a particular business activity. Someone paid by a foreign company, a self-employed person and a locally employed worker need different checks. Resolve the intended work and social-insurance position before starting it from a Szeged apartment.
Plan the international arrival before the local commute
For many international arrivals, Budapest Airport followed by a separate onward rail or road journey will be the itinerary to compare. Check current MÁV services and the actual connection point; this guide does not promise an unchanging travel time. Szeged has an airport, but its official site’s aviation services should not be read as proof that a convenient scheduled commercial flight is available for your dates.
Local travel includes trams, trolleybuses and buses. The tram-train towards Hódmezővásárhely adds a regional connection, but ticket validity depends on the journey and geographic scope. Do not assume a city ticket covers the entire regional trip. Use the current operator information for fares and disruptions rather than an old university conference timetable.
When comparing a home in Rókus, Felsőváros or Újszeged, test the real stop, waiting time and final walk. If cycling is part of the plan, inspect the route, crossings and secure storage; favourable terrain does not make every street equally suitable. A car may solve some trips but adds parking and administrative questions that should be checked separately.

Sources, station & data quality
HungaroMet · Szeged külterület. These averages describe the stated period; they are not a forecast. Temperatures are average daily highs and lows, not extremes. Precipitation is an average monthly total, not a count of wet days.
The page explicitly names the outlying-area station; conditions in the built-up centre can differ.
Temperature and precipitation describe 1991–2020. Wind and solar values on the same source page use a different period and are excluded.
Original Hungarian month labels and comma-decimal metric strings are retained in the downloadable data. The table publishes temperature to one decimal and precipitation to whole millimetres.
The displayed monthly precipitation values sum to 535 mm; the source’s separately rounded annual description is 534 mm. Monthly values are retained as published.
Celsius and millimetres are transcribed from the HungaroMet city table. Fahrenheit and inches are calculated as °F = °C × 9/5 + 32 and inches = mm / 25.4, then rounded for display. Converted units do not add measurement precision.
Completeness flags and available-year counts are not supplied in this source. No station identifier has been assigned where the cited source does not identify one.
Sunshine does not remove winter or summer comfort checks
HungaroMet identifies its Szeged outlying-area station in the 1991–2020 climate discussion. The table gives January average daily high/low temperatures of 3.4/−3.0°C and August values of 29.4/15.8°C. These are averages, not record extremes or a forecast. A central upper-floor flat can feel different from the station setting.
Inspect summer shading, ventilation, cooling equipment and winter heating rather than relying on Szeged’s sunny reputation. Ask about water entry and storage conditions for the particular building, especially when considering below-ground space. Proximity to the Tisza alone is not a property-level flood assessment; seek appropriate address-specific evidence if exposure is material to your decision.
The published rounded monthly rainfall values total 535 mm, while the page’s annual prose says 534 mm. This guide preserves the monthly figures without pretending that the small rounding difference adds precision. The practical message is seasonal preparation, not a claim that future rainfall will match a normal year.

Planning your move
Make the move a workable international arrangement
A lower-friction daily routine only helps if the legal and operating arrangements are coherent. Identify where work is done, who employs you, where company decisions take place and how the household will bank and maintain insurance. A residence document should not be used as a substitute for answering those questions.
We can help assess how relocation, tax planning, company operations and implementation fit together. Start with citizenships, current residence, household needs, income sources, business activities and a target date. The objective is a sequence you can carry out, not a city recommendation divorced from the facts.
Your move, step by step
This is a practical sequence, not a promise of authority processing times. Prepare parallel tasks in advance and follow the legal deadline applying to your status.
01Confirm the right to live and workBefore travel
Define the activity you will carry out from Szeged, the appropriate residence route, tax questions and health-cover basis. Check each family member’s position. Obtain school document lists and leave flexibility in the first accommodation booking.
Documents & evidence
- Identity and existing status documents
- Employment or business description
- School reports and medical summaries
- Assuming an entry permission authorises every type of work
- Treating a parent’s status as automatic cover for the whole family
02Test the real daily routineDuring the scouting stay
Compare Belváros, Felsőváros and an Újszeged alternative with another viable area. Travel to work or school at the actual time, inspect a shortlisted home twice and test the connection needed for remote work. Establish address-reporting obligations at the outset rather than after the housing search.
Documents & evidence
- Exact-address shortlist
- Work, school and transport map
- Apartment and connection checklist
- Choosing a district reputation instead of an address
- Missing a reporting deadline during temporary accommodation
03Agree the lease and record possessionBefore major payment and at handover
Confirm the landlord’s authority, understand the written lease and any notarial declaration, separate security from other payments and agree the complete charges. Sign an inventory with readings, condition, keys and outstanding repairs.
Documents & evidence
- Lease and attachments
- Payment evidence
- Signed inventory and meter record
- Mistaking the three-month court-reduction threshold for an automatic deposit cap
- Leaving variable bills and security-return terms unclear
04Complete registrations and essential servicesFrom arrival or move-in; status deadlines govern
Complete the applicable immigration and accommodation steps, confirm healthcare registration and regular care, settle the school admission process and agree utility account responsibilities. Check the actual airport or railway connection for the next journey.
Documents & evidence
- Authority receipts and address/accommodation records
- Confirmed cover and care arrangements
- School and utility confirmations
- Confusing an address record with a permit or proof of healthcare cover
- Assuming a preferred school or provider has capacity
05Review the first cycle and maintain the planAfter the first bills, then periodically
Reconcile rent and utilities, follow up documented defects and check whether the household routine works. Keep dates for permit renewal, tax and business obligations, insurance and the lease. Reassess arrangements when work or the time spent in Hungary changes.
Documents & evidence
- Bills and meter evidence
- Renewal and filing calendar
- Updated work and residence facts
- Ignoring settlement charges
- Letting actual business activity drift from the documented arrangement

In an April 2024 discussion, a couple renting in Felsőváros liked Szeged enough to consider staying but weighed the bridge journey when looking at Újszeged. Other self-described residents preferred Alsóváros or Rókus for their own routines. The thread illustrates a real choice between local convenience, greenery and the connection to the centre, without proving current rents or journey times.
