City at a glance
Find the Vancouver that fits your daily life
Vancouver can put a working week close to beaches, parks and an international airport. Whether that becomes your everyday experience depends heavily on the address. A home beside a seawall, a family house on the west side and an apartment near a rapid-transit interchange solve different problems.
Start with three destinations: the place you work, the school or childcare you can actually use, and the people or activities you want to see regularly. Map the journeys at the hours you will make them. The City of Vancouver is also only one part of Metro Vancouver: an advertisement describing a home in Burnaby, Richmond or North Vancouver as ‘Vancouver’ should not substitute for checking its municipality, school district and route.
| Area to compare | Potential appeal | Scouting task |
|---|---|---|
| West End | Compare residential streets between downtown, English Bay and Stanley Park. | Check bedroom noise, lift access, parking and the walk to the specific transit stop; proximity on the map is not a guarantee of a direct commute. |
| Kitsilano | A beach-and-neighbourhood base south of the downtown peninsula. | Test the actual bus/cycling journey to work and the school; separate current transport from a future rail project advertised by an agent. |
| Mount Pleasant / Main Street | A base for shops, cafés and streets south of False Creek. | Compare a quieter side street with a main-road or construction frontage, and check the evening trip home. |
| Olympic Village / False Creek | Consider waterfront paths and access toward the Canada Line and central Vancouver. | Walk from the exact building to the station, inspect bike storage and identify which daily errands require a longer trip. |

What may appeal
- A choice of urban, waterfront and neighbourhood routines within the city.
- A direct rapid-transit airport connection and a wider regional network.
- Published tenancy and registration procedures make the practical requirements researchable.
What to weigh up
- Housing, school capacity and a suitable workspace may narrow the same shortlist.
- Healthcare eligibility and a regular clinician require separate arrangements.
- Regional addresses can change transport and school assumptions substantially.

About these links
Property-search websites help you find listings; individual properties and agents have not been vetted by Offshore Capitalist. Confirm availability, the legal right to let or sell, and payment instructions before committing.

Rental homes, condos and apartments. Use the city and property-type filters; check whether a listing is a particular unit or a rental building.
Get the rental contract and move-in cash right
For an ordinary residential tenancy covered by B.C.'s rules, a security deposit is capped at half one month's rent. A separate pet-damage deposit may also be up to half a month's rent; the pet deposit is not multiplied for each pet. Record each payment separately and obtain the written tenancy agreement before treating a transfer request as legitimate.
Clarify whether the unit is a self-contained tenancy, a room sharing facilities with the owner or temporary visitor accommodation: the legal framework can differ. Read the term, occupants, pet conditions, parking, storage and utility provisions. A furnished listing still needs a furniture inventory and an agreed record of damage. Check who is responsible for internet, electricity and any building move-in arrangements.
Use a total monthly cost comparison across shortlisted homes. Ask for actual included services and, where available, utility history; do not assume a lower headline rent means a lower annual cost. For a family working from home, a usable second room, ventilation and acoustic separation may be worth more than an impressive lobby.
| Decision | What to check | Why it matters |
|---|---|---|
| Before signing | Rent, permitted occupants, lease term, utilities, pet terms and landlord identity | Makes the legal and financial commitment explicit. |
| Before payment | Deposit labels, receiving account, verified unit and viewing | Reduces the chance of paying for a misrepresented listing. |
| At handover | Condition report, photographs, keys, meter readings and inventory | Creates a shared record before disagreements arise. |
| Monthly budget | Rent + utilities + connectivity + transport + insurance + childcare | Compares the lifestyle cost rather than the advertisement. |

Schools & childcare
Choose the school route before the final address
Vancouver School Board registration is a two-step process: an online application followed by in-person document verification at the catchment school or Newcomer Welcome Centre, as directed. The September 2026 guidance explicitly says the application does not reserve a place. Proof of actual Vancouver residence is needed to finalize registration.
Prepare the child's identity and parentage records, immigration documents for the relevant family members, address evidence and prior school records. The board reviews status when establishing access to publicly funded education; a visitor booking and a residence-eligible family do not have the same position. Documents in another language need suitable English translations. Ask about catchment capacity, language support, grade placement and the next step if the local school is full.
Childcare and after-school arrangements need their own availability check. A school placement does not establish coverage before or after classroom hours. Ask about operating times, school holidays, pickup authority and transport, then test whether the schedule fits both parents' work.
Healthcare
Arrange health cover before arrival, then a clinician
New and returning eligible residents generally wait for the rest of the month in which B.C. residency is established plus two additional months before MSP begins. Health Insurance BC determines that start date; arrival as a visitor does not necessarily start the clock. Apply promptly and confirm each family member's effective date. Arrange suitable interim cover rather than assuming the application receipt pays medical bills.
Being insured and having a regular clinician are different milestones. The Health Connect Registry matches residents needing a family doctor or nurse practitioner as capacity becomes available. Keep contact and health information current. Bring a concise medical history, medication list and vaccination records, and identify an appropriate route for care while waiting for attachment. A private policy's exclusions and limits also matter for any ongoing treatment.
Getting around
Decide whether your household actually needs a car
TransLink's network combines SkyTrain, buses and SeaBus. The Canada Line serves YVR in Richmond; the operator describes an airport-to-downtown trip of about 25 minutes. Allow separately for the journey from your home to the station and for airport check-in. The airport-origin AddFare increased to CAD 6.50 on 1 July 2026 and applies to specified journeys; check the pass and ticket rules instead of adding it to every journey in either direction.
A central address may support a routine built around walking, cycling and transit. The same assumption may fail for school runs, a job away from rapid transit or frequent mountain trips. Compare an actual week before buying a vehicle: parking, insurance and the occasional hired car belong in that comparison.
For residents driving on a foreign licence, ICBC generally requires the switch to a B.C. licence within 90 days, with defined exceptions. The issuing jurisdiction determines whether an exchange or testing is required. Gather proof of driving experience before leaving the previous country; booking availability is a reason to start early.

Climate & environment
Inspect for the seasons you will live through
View a home with wet weather, summer heat and indoor working hours in mind. Check drying space, ventilation, window condition, heating controls and whether the proposed workspace stays comfortable. A photograph taken on a clear day reveals little about a dark bedroom or a noisy ventilation system.
The city publishes specific wildfire-smoke guidance, including planning access to cleaner indoor air. Ask how the property can stay both cool and adequately filtered when conditions are difficult; closing every window is not a complete heat plan. Keep local alerts and health advice available instead of treating the coastal setting as protection from all seasonal disruption.
Build ordinary social routines into the scouting visit: a neighbourhood library, a recurring activity, a community centre and the places where the family will meet people. These are practical tests of whether an attractive destination becomes somewhere you enjoy living.

Planning your move
Connect the city decision to the international plan
Choosing Vancouver does not by itself establish the right immigration route or the correct tax treatment. For an owner moving with a foreign company, the important questions include where decisions will be made, what work the owner will perform in Canada, how remuneration is paid and which pre-arrival values and records should be captured.
Use the Canada arrival, personal-tax and banking guides alongside this city guide. For an inquiry, provide the intended arrival window, citizenships, current tax residence, family ages, business activity and preferred working arrangement. That gives us a basis for deciding whether coordinated international planning would be useful before the household commits to dates and contracts.
Your move, step by step
A practical order for settling in. These are planning stages, not promised government processing times; school, insurance and housing decisions often run in parallel.
01Set the legal and household briefBefore selecting a move date
Confirm the immigration route, work rights and cross-border planning issues. Put school requirements, health needs and recurring destinations into the same brief.
Documents & evidence
- Passports and current status
- Family and school details
- Business and income summary
- A housing offer does not establish immigration eligibility.
02Test two or three neighbourhood routinesDuring a scouting stay
Make the school, groceries, workspace and evening journeys from actual candidate streets. Ask schools and childcare providers about the practical admission route.
Documents & evidence
- Address shortlist
- School correspondence
- A preferred catchment is not a reserved place.
03Complete the tenancy and bridge insuranceBefore the permanent move
Review the lease, payments, inventory and services. Obtain appropriate health cover for the period before confirmed MSP eligibility.
Documents & evidence
- Signed lease
- Deposit receipts
- Insurance policy and exclusions
- The MSP clock may begin later than physical arrival.
04Complete local registration stepsAs soon as the supporting documents are ready
Apply for MSP, complete school document verification and arrange utilities and connectivity. Start any required driving-licence exchange.
Documents & evidence
- Residence proof
- Immigration records
- Identity documents
- Driving history where applicable
- Online school submission alone is incomplete.
05Make the setup work in practiceDuring the first months
Check insurance effective dates, establish primary-care access, review real transport costs and keep the first-year tax records connected to the arrival plan.
Documents & evidence
- Health-plan confirmation
- Medical records
- Arrival and financial records
- Do not confuse a doctor waitlist with confirmed care access.
