City at a glance
Choose a neighbourhood and a language routine together
Montréal offers distinct neighbourhoods rather than one standard city lifestyle. A walk-up apartment near a local commercial street, a newer building around downtown and a family home farther from the centre bring different tradeoffs. Include French in the practical plan: schooling, local administration and daily relationships matter as much as whether a particular workplace operates in English.
Start with the city borough directory and specific destinations, not a list of fashionable districts. Visit the streets at ordinary times, test stairs and transport with children or luggage, and identify the services you will use every week. The comparisons below are scouting prompts, not neighbourhood safety or price ratings.
| Area to compare | Reason to inspect it | Test on the ground |
|---|---|---|
| Plateau-Mont-Royal / Mile End | Established commercial streets, parks, cafés and characteristic apartment streets. | Stairs, bedroom noise, the walk to a métro station and how the home works in snow. |
| Côte-des-Neiges | A base near major educational and healthcare institutions with varied commercial streets. | Which side of the borough serves the campus or workplace you need; do not treat its large area as one commute. |
| Notre-Dame-de-Grâce / Monkland area | Compare residential streets and the local shopping routine around the actual school choice. | Bus connections, winter walking distance and pickup logistics. |
| Downtown / adjacent newer developments | Potential access to central offices, rail connections and apartment buildings with lifts. | Building noise, construction, services included and whether the advertised station is already open. |
What may appeal
- Distinct walkable districts and a choice of local cultural and family routines.
- Detailed published rental rules and formal processes for school eligibility.
- Urban transport options allow many households to test a routine without immediate car ownership.
What to weigh up
- French and school-language eligibility are material planning questions.
- Winter access and street-parking obligations affect the practical housing choice.
- Healthcare matching, childcare and a suitable home can involve separate waits.

Understand the Québec lease before sending money
For an ordinary Québec residential lease, a landlord cannot require a security, key or furniture deposit in addition to rent. At signing, the landlord may require advance payment for the first rent period, capped at one month; they cannot require post-dated cheques. Distinguish these rules from an informal assumption that a Canadian landlord always receives first and last month's rent.
Check the mandatory lease, the included heating and other services, any furniture list and the conditions for parking or storage. Ask specifically how heating and hot water are supplied and billed. At inspection, examine windows, insulation concerns, water damage, ventilation, exterior steps and the practical place for winter clothing. Photograph the condition at handover.
Residential leases normally renew automatically. When a modification notice arrives, a tenant who wishes to refuse the changes or leave must generally respond within one month. Silence can accept the new terms. For a lease of at least 12 months, the landlord's modification window is generally three to six months before expiry. Important exceptions affect the ability to refuse an increase while staying, including qualifying newer buildings; review the relevant lease section and current TAL guidance. Record deadlines when the document arrives, not when moving season approaches.
| Decision | What to check | Why it matters |
|---|---|---|
| Initial cash | First rent period and separately contracted moving/setup costs | Do not transplant another province's deposit practice. |
| Recurring cost | Rent, heating, electricity, insurance, connectivity and transit | Confirm the exact inclusions rather than relying on ‘all included’. |
| Renewal | Date a notice was received, reply deadline and delivery evidence | A missed reply can change the continuing contract. |
| Departure | Current lease, applicable notice and any assignment or termination arrangement | Leaving the city is not itself a cancellation right. |
Schools & childcare
Resolve school-language eligibility before choosing a home
French is the normal language of instruction in Québec's preschool, elementary and secondary system. Access to English-language instruction under the Charter depends on the child's eligibility; speaking English at home or holding a foreign passport is not enough. Permanent-resident family circumstances and temporary-status situations are assessed under different rules.
Some children of people temporarily in Québec to work or study can receive temporary authorization. That authorization is not the same as a permanent certificate of English-language eligibility, and maximum-duration rules apply. Begin with the educational organization where the child would enrol: it handles the application and supporting records. Obtain a route-specific answer before choosing a long-term address around an assumed English school.
For younger children, Québec's Childcare Services Registration Portal replaced La Place 0–5. The current system registers children already born or arrived through adoption and uses the desired entry date in allocating places. Create the family file and monitor requests; registration is not an offered place. There is an official assistance route for parents who cannot create the authentication account using a Québec health card.
Healthcare
Separate RAMQ eligibility, the waiting period and access to care
A move from abroad commonly involves a RAMQ waiting period of up to three months, but eligibility, the start date and exemptions depend on status and circumstances. Children under 18 are excluded from this waiting period under the current guidance; reciprocal agreements and other categories may also change the position. Register promptly with the required documents and ask for each person's effective date rather than assuming the entire household has one answer.
Arrange any necessary bridge insurance before arrival and examine cover for existing conditions and medications. Once eligible, the family-doctor access registry, GAMF, is a separate step. Québec states that the time to matching cannot be predicted precisely and depends on health priority and local availability. Keep the file current and learn the appropriate access route for care while waiting. Bring clinical summaries and prescriptions that a local clinician can assess.
Airports & international connections
Plan airport journeys using the network that is open
The STM 747 provides a 24-hour connection between YUL and central Montréal. Check its current stops, ticket conditions and the last part of the journey to your home, especially with children or late-night luggage. A central map location does not eliminate traffic or the time required to transfer.
As checked in October 2026, the REM operator still schedules the airport branch for 2027. Testing, construction and an opening target are not passenger service. Plan using the live operator network and an actual departure date, and revisit the route when the branch officially opens. The relevant fare zone also matters for homes outside the Montréal agglomeration.
For day-to-day life, test the métro, bus and walking combination from the precise building. Check lift access and winter surfaces for anyone using a stroller or mobility aid. A car can solve some trips while creating parking and snow-removal obligations; compare the full weekly routine before committing.

Build a winter plan that works on your street
Montréal's winter changes the practical value of a home. The entrance, exterior stairs, boot storage, heating responsibility and distance to a stop become daily considerations. Inspect how deliveries, rubbish and laundry will work rather than treating them as minor details after the lease is signed.
Snow-loading operations can temporarily prohibit street parking. The city publishes the signs and a live snow-removal map; its 311 app can notify drivers about the location they registered. Keep observing the actual signs, which govern the street. If using a car, establish where it can go during clearance and how you will learn about an operation while travelling.
Balance the practical work with routines that make the city attractive: nearby libraries, parks, a regular class and local shops. Test those in the neighbourhood you can afford and access, rather than comparing a holiday in one district with daily life in another.
Planning your move
Make the Québec move part of one cross-border plan
A Montréal move needs attention to both the federal and Québec systems. Immigration, employment, household services and tax are connected but use different tests. A business owner should examine the work performed from Québec, management of foreign entities and the records required around arrival before treating a lease or a foreign company as the solution.
Our Canada guides provide the wider framework. For an initial inquiry, describe your citizenships, current residence, intended work, ownership interests, household and timing. Include the school-language question early if it affects your choice: a plan that looks good financially can still be wrong for the family if that assumption fails.
Your move, step by step
A practical order for settling in. These are planning stages, not promised government processing times; school, insurance and housing decisions often run in parallel.
01Confirm the work, status and language requirementsBefore a scouting visit
Identify the immigration route and household priorities. For school-age children, ask the relevant organization which language-of-instruction category applies.
