City at a glance
A coastal city needs a weekday plan as well as a beach
The Gold Coast can be appealing when your business does not require a daily trip to a traditional central office and you want the coast to be part of ordinary life. It is a long urban area with several centres, not one compact resort town. A place that works beautifully for a short stay can be inconvenient for school, healthcare or regular journeys to Brisbane.
Begin by choosing the portion of the coast where most of the household's life will happen. Test groceries, a school pickup, work calls and a normal evening before judging the home by its balcony. Check whether the building primarily serves short stays or long-term residents and whether its rules and services suit your routine. The advantage is being able to use the coast regularly; it should not depend on spending every working day travelling along it.

What may appeal
- Several different coastal neighbourhood routines
- Expanded tram corridor through Miami to Burleigh Heads
- An airport option at the southern end of the coast
What to weigh up
- A long urban area can make school and work trips time-consuming
- Holiday accommodation and residential tenancy terms must be distinguished
- Storm planning and Queensland/NSW boundaries require attention
Cost of living
Remove the holiday assumptions from the household budget
Price a full year of ordinary living rather than extrapolating from a furnished holiday week. A residential lease may reduce the effective nightly price but introduce furniture, utilities and other setup costs. Compare home, transport and school together, and include a reserve for arriving before a suitable long-term property becomes available.
| Item | What to resolve |

Five coastal choices with different daily lives
These are starting points for viewings. A tourism-region description may include destinations across the New South Wales border; it is not a statement that Queensland tenancy or school rules apply there. Compare the actual property, household destinations and current transport routes.
| Area | Potential fit | What to test |
|---|---|---|
| Surfers Paradise | A central beach-and-apartment setting with an active visitor economy and tram access. | Short-stay turnover, bedroom noise, lift waits and the distinction between a residential lease and holiday accommodation. |
| Broadbeach | Shopping, dining and a coastal apartment routine can work well for people who want several amenities close together. | The walk across major roads, event traffic and how the specific building feels outside holiday hours. |
| Southport | A more service-oriented urban base around the Broadwater and central Gold Coast facilities. | The actual school and work route, apartment condition and the difference between waterfront streets and busier inland roads. |
| Burleigh Heads and Miami | Beach and local-shopping routines appeal to households wanting a different feel from the main visitor centre. | Use the updated 2026 tram map, inspect parking and street noise, and test trips away from the coastal corridor. |
| Coolangatta and Tugun | The southern coast may suit frequent OOL users and people whose everyday destinations are nearby. | Northbound journeys, aircraft exposure at the exact address and any trips across the NSW border for schools or services. |

A Queensland residential tenancy is not a holiday booking
For an ordinary Queensland residential tenancy, the maximum bond is four weeks' rent. At the beginning, the permitted advance rent is up to one month for a fixed-term agreement or two weeks for a periodic one. Use the RTA's current guidance and official bond arrangements rather than accepting a payment request on the basis of a listing alone.
Gold Coast apartments are offered under different accommodation arrangements. Clarify whether the contract is a residential tenancy, a serviced stay or another arrangement before relying on the general residential rules. Ask who supplies furniture, internet and power, whether parking is included and what applies when something needs repair.
In a high-rise, inspect the bedroom with balcony doors closed, test mobile reception and look at practical storage. Check signs of water penetration and salt exposure around doors and metalwork. A pool or gym is useful only if the hours, access and ongoing building works suit your routine. Record the condition and every included item at handover.

Confirm the Queensland route before selecting an address
Queensland's Temporary Residents program determines the enrolment route for eligible temporary-visa children, with fees and exemptions depending on the circumstances. Contact the program and proposed school using the child's and parents' precise visa details, rather than assuming a public-school place is automatically free.
Collect passports, visa evidence, reports and any learning-support information. Ask about the address/catchment requirements, assessment and earliest approved start. Separately plan childcare and the journey home after school. If looking at Tweed Heads or another New South Wales address, obtain the NSW rules: being part of the same practical coastal area does not make the two state systems interchangeable.
Healthcare
Build healthcare around eligibility and the care you need
Medicare eligibility is governed by the relevant status rules; verify the household's category with Services Australia before relying on public cover.
Identify a general practice near the actual home and ask about new-patient appointments and charges. For regular medication or specialist treatment, organise records and continuity before departure. Insurance should be assessed for the care you expect, any exclusions and waiting periods. Include the journey to appointments in the location decision; a long coastal city can make a nominally local service inconvenient without a car.

Airports & international connections
Use the September 2026 network, not an old airport leaflet
Translink's dated update records the tram extension to Burleigh Heads and bus changes from 7 September 2026. Route 777 now runs between Gold Coast Airport and Stockland Burleigh Heads rather than continuing to Broadbeach South. Trips farther north need to follow the updated journey planner and transfer arrangement. The older generic airport page still describes the former route, so its Gold Coast wording should not drive a move plan.
The revised network adds tram stops through Mermaid Beach and Miami towards Burleigh Heads. It improves the coastal corridor but does not mean every inland home is beside a tram. Test your specific school and work journeys, including the walk and interchange. Standard Translink 50-cent fares apply to participating services; private transfers and the Brisbane Airtrain are separate. For an early flight, verify the first available connection and keep an alternative.

Climate & environment
Check the building and its access in bad weather
The Gold Coast City's disaster dashboard provides warnings and emergency information. Save it before the first period of severe weather. For a prospective home, investigate property-specific flood information, insurance and building procedures rather than treating a high floor as protection for every part of the household's life.
Ask what happens to basement parking, lifts, electricity, storage and road access during disruption. Obtain a quote for the actual contents and address, noting exclusions. A beach-facing apartment also needs a practical plan for strong wind and driving rain. These are due-diligence questions: this guide does not classify the flood exposure of an entire suburb or imply that an absence of recent flooding proves future safety.

Warm summers still bring rain and disruption
The Gold Coast has a warm coastal climate, with humid summer conditions and a milder winter. Rain and storms are part of the living environment, not just an interruption to a beach holiday. Check shade, airflow, drying space and how the home performs with windows shut during rain. A permanent home needs a comfortable indoor routine as well as access to outdoor activities.
The Bureau of Meteorology’s Gold Coast Seaway station is a coastal reference. Its published temperature record begins in 1992 and rainfall record in 1994, with differing available-year counts. It does not represent every inland or hinterland property: a sheltered house and an exposed beach tower will not feel the same.
What residents say
These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.
Planning your move
The right lifestyle still needs the right legal sequence
Home Affairs visa conditions govern what activities are permitted. A lease near the beach does not establish a right to live or work in Australia, and working for an overseas business from the Gold Coast can still require an Australian tax analysis.
Use the country guides to connect the personal move with the business structure and obligations in the country you leave. For an inquiry, explain the household's visas, current residence, company ownership, target arrival and preferred part of the coast. That provides a basis for coordinating the move and identifying decisions that should be resolved before committing to a home.

Your move, step by step
A dependency-based sequence: the timing depends on your visa, school assessment and housing search. These are planning stages, not authority processing promises.
01Choose the jurisdiction and confirm the family routeBefore making a long-term commitment
Check visas and the children’s school requirements. If the shortlist reaches Tweed Heads or another NSW address, obtain that state’s rules rather than carrying Queensland assumptions across the border.
Documents & evidence
- Visa grants, proposed address areas, reports and business summary.
- A tourism-region label does not determine the legal jurisdiction.
02Choose a part of the coast and test weekday lifeDuring an initial stay
Use the post-September 2026 journey planner for the actual school and work trips. Inspect a residential home at different hours, including noise, lifts, storage, cooling and access during bad weather.
Documents & evidence
- Viewing checklist, updated routes, building information and insurance quote.
- Holiday convenience and a workable permanent household routine are different tests.
03Verify the accommodation agreement and paymentsBefore paying the long-term deposit
Identify the legal accommodation type, what is included and who is authorised to accept money. For an ordinary residential tenancy, check the separate RTA bond and advance-rent rules.
Documents & evidence
- Written agreement, inventory, landlord/agent verification and payment records.
- Do not assume a serviced or holiday booking is governed by every ordinary residential rule.
04Complete handover and local servicesAt possession and during the first working days
Record condition, activate services and confirm the child’s approved school start. Organise healthcare continuity, save emergency information and plan the correct current airport transfer.
Documents & evidence
- Condition report, school approval, health-cover evidence and building emergency contacts.
- The older airport description of route 777 to Broadbeach South is superseded by the dated update.
05Check the real cost and convenience of the routineAfter the household’s usual week begins
Review travel along the coast, recurring Brisbane trips and time spent on school pickups. Keep repairs recorded and calendar visa and school tasks. Revisit the wider plan if the actual business or living arrangement differs.
Documents & evidence
- Budget, journey records, household calendar and actual work-location details.
- A beach view should not disguise an unsustainable everyday commute.

In a May 2025 discussion, Gold Coast contributors disagreed about the area’s changing character. Some welcomed more everyday dining and activities, while others found traffic, parking and busier neighbourhoods less appealing than their earlier experience.
Anonymous impressions are used to frame viewing questions, not to establish trends, prices or safety. They also predate the September 2026 transport changes.
