City at a glance
A warm-weather city where the river shapes the routine
Brisbane offers an urban base with substantial outdoor space, a working city centre and several inner districts that can feel quite different within a short distance. It can suit an owner who wants a proper city rather than a holiday resort, while keeping parks and riverside walks in daily life. The most useful shortlist starts with where you need to be during the working week.
The river makes the map deceptive. Two homes that appear close in a straight line can have quite different bridge, bus and ferry connections. Test the full trip from the front door rather than comparing distance alone. If much of your work is online, use the location freedom deliberately: check a local shopping street, a shaded walk and an appropriate home office before paying for a central-office commute you do not need.

What may appeal
- Several distinct urban neighbourhoods around the river
- Low standard Translink fares for participating services
- Outdoor routines and cultural activities can sit close to home
What to weigh up
- River crossings can complicate apparently short trips
- Flood and storm exposure needs address-specific checks
- Summer heat and school-fee eligibility can materially affect a budget
Cost of living
Price the whole household routine
A useful Brisbane comparison includes the cost and time of a second car, not just the difference in rent. A slightly dearer home with the right routes may simplify school pickups and routine shopping, while a larger home farther out can work well for a household whose destinations are already nearby. Build the comparison around your own week.
| Expense | Question to settle |
|---|---|
| Rent and upfront cash | Is the agreement fixed term or periodic, and are the bond and advance payment calculated separately? |
| Transport | Which journeys use Translink, and which require Airtrain, a private vehicle or occasional taxis? |
| Property risk | What do the address-level reports and insurance quote show about belongings, access and exclusions? |
| Family | What is the confirmed visa-specific tuition position, and what care is required around the school day? |
| Home office | Will the rooms stay comfortable in afternoon heat, and is the advertised internet service available at the address? |

Five different Brisbane starting points
Treat each district as a place to investigate, not a promise of a particular tenant mix or school outcome. For homes near water, use the individual address in the council tools; a neighbourhood name does not establish flood exposure. Walk the final uphill or exposed section of a prospective commute in the conditions you will actually face.
| Area | Why consider it | Practical tradeoff |
|---|---|---|
| CBD and Spring Hill | A first base for central offices, services and a more urban apartment routine. | Tower orientation, traffic noise and steep parts of the walk can matter more than the central postcode. |
| South Brisbane and South Bank | Cultural venues, parkland and pedestrian connections suit people who want several activities close together. | Check event noise, the route to your workplace and the building’s flood information; river proximity is a feature to investigate. |
| West End and Highgate Hill | A mix of smaller streets, food shops and an established neighbourhood feel. | The exact bus or walking route and hill gradient matter; being beside South Brisbane does not give every home the same convenience. |
| New Farm, Teneriffe and Newstead | Riverside walks and distinct café and residential pockets provide alternatives to the CBD. | Do not confuse an attractive riverfront with a simple journey to a school across town. Check ferry access and another route when services are disrupted. |
| Fortitude Valley | A dense entertainment and dining district that can work for people who actively want that setting. | Visit at the hours you intend to sleep. A quieter edge street and a home above a late venue are different propositions. |

Queensland deposits and advance rent are separate
For ordinary Queensland residential tenancies the maximum rental bond is four weeks' rent, regardless of the weekly amount. At the start of a tenancy, advance rent is limited to a month for a fixed term or two weeks for a periodic agreement. The RTA distinguishes that initial limit from a tenant's later proactive offer after the tenancy is established.
Check the legal tenancy type rather than assuming a serviced apartment, rooming arrangement and whole-home residential lease have the same rules. Use the RTA process for the bond and keep the receipt. At handover, record air-conditioning condition, window screens, water damage and any mould, alongside the standard photographs of floors and walls. Confirm how urgent faults should be reported and keep repairs agreed before move-in in writing.

Schools & childcare
Resolve temporary-resident enrolment early
Queensland's Temporary Residents program covers eligible temporary-visa students, including several dependant and bridging categories. Fees, exemptions and the application route are determined by the actual visa circumstances. A family should obtain its assessment before assuming that a local state-school place will have no tuition charge.
The official application process includes engaging with the school and the program, with address/catchment information relevant to placement. Assemble passports, visas, previous school reports and learning-support records. Ask about the proposed year level, available support and a realistic first day after approval. Keep childcare, uniforms, transport and outside-school-hours care separate in the budget. Choosing a home solely from a school's reputation risks overlooking the child's admission route and the practical journey.
Healthcare
Make health cover and continuity part of the arrival
Medicare depends on your status and the relevant eligibility rules, not simply a Queensland address. Check the category with Services Australia before relying on it.
Choose a general practice that can accommodate your household's needs and confirm charges before booking. Carry prescriptions and a brief treatment history if you have ongoing care. For private insurance, compare the cover you need with the policy's limitations, rather than assuming a hospital nearby means your outpatient appointments or specialist visits will be covered. Arrange a workable plan for the period immediately after arrival while administrative steps are still being completed.

Getting around
Cheap local fares do not make every airport trip cheap
Translink's standard 50-cent fare covers its participating bus, train, ferry and tram services; Airtrain and dedicated school-bus services are excluded. Work out the network journey before assuming a private airport service has the same fare. In South East Queensland, plan for the current cashless payment arrangements and use the same payment method to tap as required.
Brisbane Airport has separate domestic and international terminals with their own transport access. Airtrain connects the airport with the rail network, but your useful route may also depend on a bus, ferry or a walk after the train. Check first and last services for the flight you are booking and allow for baggage collection. A direct road transfer can be reasonable for a family arrival without becoming the model for every daily trip.

Climate & environment
Do the address-level flood check before the lease
Brisbane City Council recommends beginning with its Flood Awareness Map, then using a FloodWise Property Report for more technical information about a particular property. Different layers address river, creek, storm-tide and overland-flow risks; a home that avoided one historical flood has not thereby been shown to be free of all future risk.
Review the entrance, basement parking, storage and the routes you would use to leave the area as well as the dwelling floor. Ask the building manager how lifts, power and access are handled during disruption, and obtain an insurance quote for the actual address and possessions. Keep the report with your inspection notes. Council's map covers its own local-government area, so an address elsewhere in the wider Brisbane region needs the relevant council's information.

Shade and airflow change the experience of summer
Brisbane's climate has a warm, humid summer and a milder winter; the council identifies October to March as its usual storm season. A balcony and a view are less useful if the living area becomes uncomfortable during working hours. Inspect afternoon sun, ventilation, window shading and how bedrooms are cooled without excessive noise.
Outdoor routines work best with alternatives: a covered route to transport, a dry place for school bags and an indoor exercise option for a stormy week. The Bureau of Meteorology’s Brisbane station publishes statistics from its records beginning in 1999, with available-year counts that differ by measurement. These are observed station averages, not limits on possible weather. Current warnings remain a separate check.

Planning your move
A lifestyle move still needs an international review
A business owner should decide the immigration and tax implications before making Brisbane the usual place from which an overseas company is directed. Home Affairs' visa conditions determine permitted activities; tax residence and company management are separate analyses covered in the country guides.
Bring the proposed arrival date, current residence, business structure and family requirements to an inquiry. A coordinated plan can then put school assessment, housing inspections, document preparation and business changes in the right sequence. A rental application alone does not establish the right to live or work in Australia.

Your move, step by step
A dependency-based sequence: the timing depends on your visa, school assessment and housing search. These are planning stages, not authority processing promises.
01Set the immigration, school and business sequenceBefore selecting a long-term home
Confirm visa conditions and the children’s Queensland enrolment route. Identify the work and school destinations that must be reached regularly before deciding which side of the river to live on.
Documents & evidence
- Visa grants, family documents, reports and a business-activity summary.
- Temporary-resident fee exemptions must be checked, not assumed.
02Test the home and flood information togetherBefore paying a lease commitment
Walk the intended daily route, obtain the council map/report for the exact address and ask about basement, lift and access arrangements. Compare insurance on the same facts.
Documents & evidence
- Property address, FloodWise report, viewing notes and insurance quote.
- An upper floor does not establish that parking, power and access are protected.
03Confirm the Queensland tenancy termsAfter the application is accepted
Identify fixed-term or periodic status, check separate bond and advance-rent amounts, and arrange a documented handover. Preserve any agreed repairs in writing.
Documents & evidence
- Signed agreement, RTA bond record and repair correspondence.
- Initial advance-rent rules differ between fixed and periodic agreements.
04Connect services and complete the arrival recordAt handover and in the first working days
Photograph condition, test cooling, confirm the school start and arrange healthcare continuity. Save council warning resources and a backup journey for disrupted weather.
Documents & evidence
- Condition report, school approval, medication summary and emergency contacts.
- Heat and storm arrangements are practical necessities, not just seasonal extras.
05Adjust the weekly routineAfter school and work have actually begun
Review river crossings, pickup timing and the need for a car. Calendar visa and school reviews, keep repair requests recorded and check whether the actual business activity matches the international plan.
Documents & evidence
- Journey notes, household calendar and records of arrival/work changes.
- Do not compare only rent while ignoring repeated transport and care costs.
