City at a glance
Test a year in Batumi, not just a beach week
Batumi combines an established city and port with a long seafront, newer apartment districts and a substantial visitor economy. The boulevard can become part of an ordinary walking or cycling routine, but an apartment advertised as near the beach may be far from the school, clinic or shop the household actually needs. Begin with a weekly routine rather than the view from the balcony.
The strongest test is to experience more than one season. A self-reported resident who had spent nearly two years in Batumi described the contrast between a busy summer and a quieter winter; that is an individual observation, not a statistical measure. Use it to ask practical questions about noise, building occupancy, services and the lease across the entire intended term.
The city’s official boulevard is about seven kilometres long. That length is useful context: the old centre, the middle seafront and the newer southern stretches are not interchangeable addresses. Check the exact entrance to the property, walking crossings and the distance to your routine destinations. A beautiful sea view is one attribute of a home, not the entire decision.
What may appeal
- A long public seafront and park corridor that can form part of daily life.
- Different housing settings between the historic centre and the newer coastal stretches.
- An international airport and domestic rail connection, with routes and schedules checked for the actual journey.
What to weigh up
- A full-year lease needs explicit terms across seasons; a short-stay price is not a year-round budget.
- The humid coastal setting makes ventilation, heating and building maintenance important inspection points.
- School, medical and work requirements should be established before choosing a building primarily for its sea view.

Choose sale or long-term rent, rather than daily rental, then the city and neighbourhood. Confirm the price currency, payment period and contract duration.
Compare the centre, the seafront and the edges
These areas are a practical search shortlist rather than formal claims about district boundaries or universal prices. The tourism and boulevard authorities identify the central landmarks and coastal corridor; the tradeoffs below are questions to test at street and building level. Ask for a precise pin and an in-person visit before comparing offers.
| Area | Why consider it | Check in person |
|---|---|---|
| Old Batumi / Europe Square and Piazza vicinity | Historic central streets, restaurants and the established city core | Check evening activity, delivery access, stairs, ventilation and how far the daily grocery or school route actually is. |
| Old Boulevard / central park side | Access to the older promenade and park setting | Compare the immediate street and building noise with the appeal of being near the park. |
| Middle seafront / Ardagani Lake vicinity | Apartment choices close to the main coastal walking corridor | Inspect lifts, management, short-stay turnover and the exact access route across the road. |
| New Boulevard / southern coastal stretch | Newer buildings and a different part of the promenade | Test year-round shops and services, active construction nearby, airport journeys and distance from the older centre. |
| Inland residential streets | A search beyond the sea-view listings | Compare the actual bus, school and shopping route; do not assume a lower rent compensates for every extra journey. |
| Northern edge / station direction | Possible fit for a household prioritising rail access or a different setting | Batumi Central is outside the old centre; test onward transport and the specific neighbourhood rather than assuming station proximity means central living. |

Get the full-year lease in writing
Clarify whether the quoted rent covers the entire intended period or only particular months. Record the start and end dates, any seasonal change, renewal terms, currency, bills, repair responsibilities and the circumstances in which either side can terminate. A winter price on a furnished apartment is not evidence that the same terms will apply through summer.
Verify ownership or the agent’s authority through appropriate NAPR property information and match the unit. The Civil Code limits a dwelling’s contractual security to three monthly rents and provides instalment rights for an advance monetary security. Distinguish that security from other contractual payments and have unfamiliar terms reviewed before transferring money.
Termination also needs careful reading. The Code contains ordinary notice provisions, a particular early-departure mechanism involving an acceptable replacement tenant, and a furnished-dwelling rule. Those provisions should not be reduced to a claim that any tenant can walk away after one month without conditions. Get advice on the actual agreement and retain written notices and payment evidence.
Inspect the whole building, not only the show apartment: the lift, stairwell, fire exits, management contact, common-area condition, backup arrangements and any construction next door. Ask which services are actually operating and included. For a long stay, a documented inventory and photographs of defects are more useful than a broad promise that everything is new.
| Question | What to establish | Useful evidence |
|---|---|---|
| Rent term | Does the price and availability cover summer as well as winter? | One dated agreement with the full payment schedule. |
| Deposit and fees | What is security, prepaid rent or an agency charge? | Separate amounts, legal classification and receipts. |
| Moisture and comfort | How are ventilation, heating, cooling and leaks handled? | Inspection, system tests and repair responsibility. |
| Building operation | Who manages lifts, access and common services? | Working contact and the actual service-charge terms. |
| End of tenancy | What notice, inventory and refund process applies? | Contract terms checked against the Civil Code; records retained. |

One address, several different legal questions
SDA requires a residence-permit holder to register their address within one month of entry, or of receiving the permit when already in Georgia. The evidence can include ownership, owner consent or the specified alternative proof of actual residence. Discuss the accepted route with the authority and landlord before a deadline approaches; do not buy a paper address that misrepresents the household.
Tax residence and the source of income follow tax law. Payment from overseas does not alone decide whether services performed in Georgia are foreign-source, and a small-business rate depends on the actual eligible activity and status. Keep travel, contracts and receipts from the start. The country tax guide explains those issues in depth; the city choice should follow a workable overall plan.

Secure the services the household actually needs
Choose schooling before narrowing the apartment search to a sea-view building. Ask each school about language of instruction, support for a child arriving mid-year, available places, transport and the qualification taught. Check authorisation through EQE and discuss whether foreign school records require recognition. Marketing language and a building visit alone do not settle those questions.
The 2026–27 first-grade announcement requires children to turn six by 15 September and sets out a phased registration process. It also identifies parent/child documentation and Georgian translations where required. A transfer into a later grade or a foreign-language programme has different practical questions; obtain a written checklist from the chosen institution rather than assuming automatic placement.
Tourists entering Georgia in 2026 normally need the prescribed health and accident insurance, with at least GEL 30,000 coverage for the full stay and acceptable Georgian or English evidence, subject to the stated exceptions. For a relocating family, separately establish ongoing outpatient, specialist, emergency and pre-existing-condition cover. An entry-compliant policy is not necessarily the household’s complete health solution.
If someone requires regular treatment or a particular medicine, identify the provider and supply arrangement before committing to the move. Ask about language, appointments, records, payment and the insurer’s process. Do not assume a service available somewhere in Georgia is available at the same level or schedule in the selected Batumi neighbourhood.
Work, business & opportunities
The 2026 work rules belong in the move plan
Georgia’s work framework changed in 2026. The current Labour Migration Act covers relevant paid work for a local employer and defined self-employed activity by foreigners without permanent residence. A residence address, individual-entrepreneur registration and tax status are separate steps; none should be treated as a universal substitute for work permission.
The current consolidated law also contains important exclusions. Article 1(4)(k) addresses work or services for a nonresident where connected with that nonresident’s activities outside Georgia. Other specified categories, including valid investment-residence permits, have exclusions. This is a facts-based statutory test—not a promise that anyone describing themselves as a remote worker is exempt. Review the actual client/employer, activity, location and permission.
For a covered person who receives the right to work, the statute generally requires a D1 application within 30 calendar days if outside Georgia, or the relevant work/IT residence application within 10 days if already inside, with exceptions for existing residence-permit holders and specified situations. The transition to 1 January 2027 is for labour immigrants with active database registration on 1 March 2026; it is not a general grace period for every newcomer.

Airports & international connections
Look beyond the distance from the airport
Batumi International Airport uses code BUS. Its official page identifies municipal bus 10 between the airport and the centre, with the stop outside the terminal. The page’s fare and journey-time figures are undated, so this guide does not repeat them as verified 2026 prices or a guaranteed transfer time. Recheck the current route, payment method and operating hours for the actual arrival.
Batumi Central station is north of the historic centre. Compare the onward trip to the exact apartment, especially with luggage or children. The regional tourism page points to Georgian Railway for current schedules and bookings; its undated international services and flight lists should not be treated as a current operating timetable.
The boulevard gives the city an attractive walking and cycling corridor. It does not eliminate road crossings or make every inland journey convenient. Test the school or work journey on an ordinary weekday and compare how it works in rain and in the busier season. Keep a realistic alternative for a late airport arrival rather than relying on a single unverified bus connection.

Climate & environment
Humidity changes the apartment checklist
The Black Sea coast has a humid subtropical climate, unlike the eastern capital’s setting. Batumi’s mild-looking winter temperatures do not tell you whether an apartment will feel comfortable indoors. Check ventilation, heating, window seals, visible staining and signs of water ingress. A freshly painted surface is not proof that the cause of an old damp patch has been fixed.
Ask how clothes are dried, whether the bathroom and kitchen extract air effectively, what the heating system actually is and who pays the associated bills. Test the systems during the viewing and seek a clear repair process. These are practical inspection recommendations, not a claim that every Batumi apartment has a moisture problem.
A covered route to a shop or reliable transport may matter more on a rainy week than a slightly closer beach. Try the neighbourhood outside peak holiday conditions and identify indoor activities that genuinely suit the family. The climate source describes regional patterns; it is not used as a forecast or as proof of health benefits from coastal air.
What residents say
These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.
Planning your move
Make a coastal base work for the business too
Batumi can suit someone who values a seafront routine and can build work and family services around the actual location. It needs more careful testing where the attraction is primarily a cheap short-term listing, a promised tax rate or the assumption that every foreign-funded activity is unrestricted. Compare the long-stay operating reality with the holiday experience.
A useful initial inquiry identifies citizenships, current residence, income and client locations, the work to be done from Georgia and any company interests. Add the family’s school or medical constraints and whether the intended stay spans all seasons. We can assess the international plan and coordinate agreed residence, tax, company and banking work around those facts.
Your move, step by step
Work backwards from the actual legal and household dependencies. The timing labels distinguish preparation from statutory deadlines; they are not guaranteed processing times.
01Confirm entry, work and family statusBefore taking work or committing to a long lease
Check nationality-based entry, the activity and any statutory work-law exclusion. For covered work, resolve the right-to-work and subsequent visa/residence procedure before assuming business registration is sufficient.
Documents & evidence
- Passports and current permissions
- Contracts and client/employer facts
- Family civil-status records
- Foreign clients do not by themselves prove every legal or tax condition.
02Test neighbourhoods and secure the right housingBefore paying the deposit
Inspect the property, ownership/authority, utilities and the contract. Confirm the full intended term, registration cooperation and school/work journey.
Documents & evidence
- Registry/owner evidence
- Written terms in a language understood
- Inventory and meter photographs
- A holiday booking or seasonal offer may not meet the household’s full-year needs.
03Complete the applicable status and address stepsAccording to the permission and residence-card deadlines
Covered right-to-work holders outside Georgia generally have 30 calendar days to apply for D1; those inside generally 10 days for the relevant permit, subject to statutory exceptions. A residence-permit holder registers the address within one month of entry or grant if already present.
Documents & evidence
- Right-to-work decision if applicable
- Residence/visa file
- Owner consent or other accepted address evidence
- The January 2027 transition is limited to qualifying active registrations on 1 March 2026.
04Make the household functionalDuring the first weeks, once the basic documents are ready
Confirm insurance and access to necessary care, school placement/recognition, a working payment arrangement and reliable home connectivity. Test rather than assume each service.
Documents & evidence
- Insurance terms and emergency contacts
- School records and translations
- Bank identity/tax-residence evidence
- Service contracts
05Reconcile the business and calendarBefore the first relevant filings and renewals
Separate immigration status, tax residence, income source and any special tax status. Track work permission, lease, insurance and family-document expiry.
Documents & evidence
- Travel-day log
- Contracts and income records
- Tax status decisions
- Renewal calendar
- Neither a Georgian address nor an individual-entrepreneur registration automatically establishes low-tax eligibility.
