City at a glance
Look beyond the holiday version of Nice
Nice can put the seafront, everyday shopping and an international airport into the same weekly routine. But a Promenade address, an apartment near Libération’s market and a home higher in the hills make different demands on transport and household logistics. The right question is which version works in the season and daily schedule you will actually live.
Spend time on the non-holiday tasks during a scouting visit: groceries, a school journey, a return after dark and a call from the intended workroom. If work is outside Nice, test that commute before choosing the city for the view. A trip to Sophia Antipolis or elsewhere on the Riviera is a separate decision from moving within the centre.
What may appeal
- Seafront life and a useful airport tram can fit into a normal urban routine.
- Neighbourhoods offer different market, harbour and hillside settings.
- Rail provides a second way to investigate the wider Riviera.
What to weigh up
- A regional commute may be much more demanding than a move within Nice.
- Seasonal activity, building comfort and hill access need direct inspection.
- A preferred school or attractive rental is not secured by starting an application.

Four neighbourhood settings to inspect
| Neighbourhood | Why consider it | What to test at the address |
|---|---|---|
| Libération / around Gare du Sud | The produce market around Avenue Malausséna and Place de Gaulle supplies a concrete starting point for an everyday shopping routine. | Check the distance to the useful stop and the market’s activity at the hours you want quiet. Inspect the specific street rather than assuming every listing near Libération has the same setting. |
| Port Lympia / Garibaldi | The harbour setting and the eastern end of tram line 2 can suit a lifestyle that combines the waterfront with a direct airport route. | Test bedroom sound, the final walk from the tram and the journey to any school or workplace farther west. A harbour view and an easy daily routine are separate benefits. |
| Old town and the central seafront | Consider these when being able to walk into the older streets or along the waterfront is a major part of the move. | Look closely at stairs, light, cooling, pedestrian access and the room used for work. Visit at night and on a busy day before accepting the noise profile. |
| Cimiez and hill-side addresses | The city’s hill routes include Cimiez; investigate higher ground when the property or school you want is there. | Measure gradients and the actual bus or car dependence. Check deliveries and parking. “Near the centre” in distance can still mean a difficult walk for children or with shopping. |

Know which lease you are signing
For a main home in Nice, identify the contract before comparing prices. The ordinary unfurnished lease generally starts at three years; the furnished lease at one year, with exceptions. These are contract durations, not a requirement to remain for the whole term: tenants can give notice under the applicable rules. A mobility lease is a separate restricted route. A holiday booking should not be assumed to offer the protections or intended use of a principal-residence tenancy.
For the ordinary monthly-paid lease, the deposit ceiling is one month of rent excluding charges for unfurnished housing, or two months for furnished housing. Mobility leases prohibit a deposit. Budget agency charges separately and obtain the required rental-risk insurance. Keep an agreed entry inventory, photographs and receipts: these are your record of the property handed over.
- Request the full rent and charges breakdown, the notice terms and the person authorized to sign for the owner.
- Inspect the bedroom and workroom at useful times, then test heating, ventilation, internet availability and any lift.
- Do not pay a reservation amount merely because a listing has familiar photographs. Verify the property, counterparty and written terms first.
Schools & childcare
School registration has two distinct steps
Nice uses an online family portal for municipal preregistration, followed by an appointment with the assigned school’s director to finalize admission. The city describes January–June as the ordinary preparation period for the following school year. A family arriving later should contact the city promptly about the actual move rather than treating that window as the only possible route.
Prepare the legal representative’s identity document, family or birth records and proof of address. In-year transfers may require the previous school’s departure certificate. Catchment rules apply and a late application can mean an alternative nearby school if capacity is constrained. Keep school meals and out-of-school care on the checklist; do not assume they follow automatically from the first registration.

Healthcare
Arrange healthcare before you depend on it
In Nice, as elsewhere in France, PUMa eligibility can arise from qualifying work or stable, lawful residence. For people relying on residence without working, the ordinary stability condition is more than three months, with exceptions. Confirm the correct affiliation basis and documents with Assurance Maladie; a lease alone does not establish immediate coverage.
Keep existing or appropriate interim cover until the new position is clear. Bring a concise medication and treatment history, identify a suitable doctor and ask which language the consultation can use. Establish what the public scheme reimburses and what complementary insurance would cover. Do this for each family member, rather than assuming that one completed application settles the whole household.
Getting around
Know the difference between Saint-Augustin and Nice-Ville
The airport’s guide describes a pedestrian link between Terminal 1 and Nice Saint-Augustin station, as well as the free tram connection to Grand Arénas. For Nice-Ville, Jean Médecin is about 800 metres away; changing to tram line 1 can bring you to Gare Thiers, around 200 metres from the station. Keep those walks in the luggage and accessibility plan.
If your normal life includes Monaco, Antibes, Cannes or another rail-connected destination, check the current TER journey from the station you can actually reach. Avoid selecting a home using only a city-to-city advertised rail time. The station approach and the last leg at the destination may determine whether the commute is sustainable.

Airports & international connections
Airport access is useful, but choose the right stop
Nice Airport describes tram line 2 from both terminals to Jean Médecin and Port Lympia in less than 30 minutes. The tram segment between the terminals and Grand Arénas is free. For ordinary travel, read the current Lignes d’Azur product conditions: the published Solo ticket is €1.70, while the airport return product is €10. These are different tickets, not interchangeable descriptions of the same fare.
Use the specific address to decide whether the airport tram is genuinely convenient. Include the walk, luggage and service at the time of your flight. A flat that is pleasant on foot for dinner may have a less convenient early-morning departure.

Climate & environment
Make summer comfort part of the inspection
Ask how each room is shaded and ventilated, which cooling equipment belongs to the tenancy and who maintains it. A viewing on a mild day will not answer how a sunny upper-floor workroom functions when occupied all day. Also look for a usable winter setup; an appealing coastal setting does not remove the need to understand heating and damp management.
Separate rent from building charges and ask whether water is included. Eau d’Azur is the public service to consult about an individual account at the proposed address. Photograph the meters and handover condition. For electricity, start with your chosen supplier ahead of the move; Enedis recommends allowing one to two weeks for planning.
Culture, community & daily life
A workable coastal routine needs more than a view
For someone running a business internationally, compare the internet installation, mobile reception, workspace and airport access before paying extra for scenery. For a family, the school and activities may shift the housing shortlist away from the first holiday favourite. For someone planning to travel often, test whether the chosen home remains easy to operate when you are away.
Ask who can deal with a water leak, an access problem or an administrative letter during travel. Put the relevant contacts, insurance details and maintenance responsibilities into the household file. These arrangements turn an attractive destination into a manageable base.
What residents say
These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.
A former resident valued access to the sea and mountains but found the cultural pace quieter than they wanted; another participant disagreed that there was too little to do. Whether that rhythm is an advantage depends on the kind of week the newcomer wants.

Planning your move
Connect the household move to the business plan
A home in Nice changes the practical centre of your life. Before committing, align the move date with personal tax residence, the work you will perform there and any business decisions you will continue making. A residence permission, municipal record or attractive lease does not settle those cross-border questions.
We can help connect the country analysis with implementation: the residence route, corporate arrangements, banking and the sequence in which the family and business move. Start with the intended daily life, but test the legal and operational consequences before expensive commitments become difficult to unwind.
Your move, step by step
A practical sequence with dependencies. Official timing is identified; preparation stages are planning recommendations, not guaranteed processing times.
01Test the normal weekBefore choosing a neighbourhood
02Resolve the school routeBefore relying on a catchment address
Ask the city about the year group and arrival date, then prepare the household and address evidence.
03Check the lease and household servicesBefore signing and before handover
04Complete the school appointmentAfter municipal preregistration
Take the city certificate and requested documents to the assigned school. Arrange meals and out-of-school services separately.

A self-described seven-year resident said that moving to Nice had worked well, while describing a bus commute to Sophia as at least an hour on good days. This is a useful prompt to separate appreciation of Nice from the demands of a job elsewhere on the Riviera.
