City at a glance
Let the rivers and hills shape the shortlist
Lyon offers several quite different everyday settings within one city: the slopes and plateau of Croix-Rousse, the Presqu’île between two rivers, the older streets below Fourvière and the newer waterfront at Confluence. A home chosen for a weekend view can perform differently when your week includes a school drop-off, an office and luggage for a flight.
Choose three candidate routes, not just three neighbourhood names. Walk each journey and try the relevant public transport at the usual time. A level map can hide the effort of a hill or the extra minutes needed to reach the useful bridge.
What may appeal
- Distinct old-town, hilltop and newer waterfront settings within one city.
- Official rent-control and zoned-transport tools support address-by-address comparisons.
- An airport rail connection and a published route for school registration after arrival.
What to weigh up
- Hills and river crossings can change a seemingly short routine.
- Building character can come with stairs, heating or ventilation tradeoffs.
- Different fare zones and separate airport products need to be budgeted correctly.
Cost of living
Keep a realistic settling-in budget
Split the budget into recurring housing costs, the one-off move and a reserve for unresolved tasks. A first month can include overlapping accommodation, an agency invoice, a deposit, furniture, internet installation and trips back to the previous country. None of these is visible in the advertised monthly rent.
For an international owner, also decide where client meetings and focused work will happen. Test an actual call from the intended room, the available wired connection and whether the lease permits the intended use. A city with good connections does not by itself solve the immigration, payroll or corporate-residence consequences of working from home.

Four distinct housing starting points
| Neighbourhood | Why consider it | What to test at the address |
|---|---|---|
| Croix-Rousse plateau and slopes | The former silk-working district has markets, shops and a strong local identity. Compare the plateau with the pentes rather than treating them as interchangeable. | Test stairs, hill climbs, window quality and the cost of heating a high-ceilinged room. Check the actual return trip with shopping or a stroller. |
| Presqu’île | The central area between the Rhône and Saône suits a shortlist built around shops, culture and meeting people in the centre. | Inspect evening sound and service access. A flat above a lively street may need a different bedroom arrangement from a quiet courtyard property. |
| Vieux Lyon / below Fourvière | Historic streets and access to the city’s older fabric appeal if setting and walkable cultural life are central to the move. | Verify light, ventilation, lift access and how deliveries reach the home. Look at the whole route to work rather than the picturesque final street. |
| Confluence | A redeveloped waterfront district with newer architecture, shopping and riverside public space. Investigate it if newer building layouts suit the household. | Check the real route north through the city and the condition of the immediate block. New construction does not replace an inspection of cooling, sound insulation or building charges. |

Know which lease you are signing
For a main home in Lyon, identify the contract before comparing prices. The ordinary unfurnished lease generally starts at three years; the furnished lease at one year, with exceptions. These are contract durations, not a requirement to remain for the whole term: tenants can give notice under the applicable rules. A mobility lease is a separate restricted route. A holiday booking should not be assumed to offer the protections or intended use of a principal-residence tenancy.
For the ordinary monthly-paid lease, the deposit ceiling is one month of rent excluding charges for unfurnished housing, or two months for furnished housing. Mobility leases prohibit a deposit. Budget agency charges separately and obtain the required rental-risk insurance. Keep an agreed entry inventory, photographs and receipts: these are your record of the property handed over.
Lyon and Villeurbanne have an official rent-control check covering qualifying contracts. The reference depends on the zone, room count, construction period and whether the home is furnished. The increased reference is the reference plus 20%; exceptional supplements have their own conditions. Use the simulator for the contract date and record the result, especially because published references change.
- Request the full rent and charges breakdown, the notice terms and the person authorized to sign for the owner.
- Inspect the bedroom and workroom at useful times, then test heating, ventilation, internet availability and any lift.
- Do not pay a reservation amount merely because a listing has familiar photographs. Verify the property, counterparty and written terms first.
Make Saint-Exupéry fit the address
Rhônexpress links Lyon Part-Dieu with Saint-Exupéry (LYS), with the operator’s published journey of about 29 minutes. Intermediate stops include Vaulx-en-Velin–La Soie and Meyzieu Z.I. The airport shop listed a €16 standard single and €28 return when checked; age and advance-purchase products differ, so price the ticket you actually qualify for.
Budget the home-to-stop leg, check-in time and the return service after the flight. Part-Dieu is a useful anchor for the housing search if frequent flights or rail trips matter, but proximity to the station on a listing needs to be checked on foot with the luggage you normally carry.

Schools & childcare
New arrivals can register outside the main school campaign
The main 2026/27 school campaign ran from 2 February to 24 April 2026. Lyon explicitly keeps registration open over the summer and during the school year for newcomers and in-year public-school admissions. Gather evidence of parental authority and a recent address document, then preregister online or through the arrondissement mairie.
The city issues a preregistration certificate identifying the school. The school director then completes the educational registration, including the requested vaccination information. Meals, before- and after-school activities and Wednesday arrangements have their own registration. If the catchment school is full, follow the city’s placement process rather than assuming the address alone secures immediate admission.

Healthcare
Arrange healthcare before you depend on it
In Lyon, as elsewhere in France, PUMa eligibility can arise from qualifying work or stable, lawful residence. For people relying on residence without working, the ordinary stability condition is more than three months, with exceptions. Confirm the correct affiliation basis and documents with Assurance Maladie; a lease alone does not establish immediate coverage.
Keep existing or appropriate interim cover until the new position is clear. Bring a concise medication and treatment history, identify a suitable doctor and ask which language the consultation can use. Establish what the public scheme reimburses and what complementary insurance would cover. Do this for each family member, rather than assuming that one completed application settles the whole household.
Getting around
TCL zones change the commuting calculation
TCL now describes its network as five fare zones plus an external zone. The ticket must cover every zone crossed; a single-zone product is not offered. This matters when comparing a city address with a place farther out: the rent difference should be considered alongside the actual journey and the applicable product.
Use the current route planner and fare map for the home, work and school addresses. Check the first and last useful departures, the transfer and accessibility at the stations you will use. Compare a routine subscription with occasional tickets only after you know those journeys; an old guide treating every surrounding trip as one city fare can mislead.

Public services & practical setup
Account for water and electricity separately
Eau du Grand Lyon says that a household whose water is not included in building charges needs its own subscription for the directly supplied meter. Find out which arrangement applies before opening an account. At handover, identify the correct meter and save the reading with the inventory. Water already flowing does not explain who will be billed.
For electricity, Enedis recommends starting with the chosen supplier one to two weeks before the move. Establish the heating system and the charges the landlord is actually including. For a former workshop apartment with high ceilings, ask for the existing energy information and plan the workspace around how the room can be heated, ventilated and shaded.

Planning your move
Connect the household move to the business plan
A home in Lyon changes the practical centre of your life. Before committing, align the move date with personal tax residence, the work you will perform there and any business decisions you will continue making. A residence permission, municipal record or attractive lease does not settle those cross-border questions.
We can help connect the country analysis with implementation: the residence route, corporate arrangements, banking and the sequence in which the family and business move. Start with the intended daily life, but test the legal and operational consequences before expensive commitments become difficult to unwind.

- r/Lyon — newcomers discuss their first year, May 2025

One newcomer described enjoying Lyon’s range of activities and connections to other cities after moving from Grenoble. Another participant discussed difficulty securing suitable work and the possibility of leaving. The same city can work well for someone arriving with income and less well for someone still seeking local employment.
Thread includes a self-described recent arrival and another resident describing a different employment experience; neither is a labour-market statistic. Public, self-selected account; the author’s identity and claims have not been independently verified. This is not a client testimonial.
