City at a glance

A Central Valley base, with the municipality clearly named

San José is a practical base for people who value employment, education, healthcare and international flight access. It is an inland urban move, with museums and neighbourhood routines rather than a beach-resort lifestyle. The first decision is whether you mean the central canton or the much broader metropolitan area that property advertisements often call San José.

INEC’s 2022 estimate puts San José canton at 352,381 residents. That is not a population count for all of the Greater Metropolitan Area. Escazú and Santa Ana are separate cantons, while the Heredia and Alajuela destinations relevant to many households lie in other provinces. Keep the canton and district in your search notes so a convenient-looking listing does not conceal a different commute.

Build your shortlist around the actual office, school campus, clinic and airport journey. A household that rarely visits the centre may reasonably choose the west; a person who enjoys central museums and daily walking may prefer a different base. Neither choice should be reduced to a blanket statement that San José is cheap, expensive, walkable or unwalkable.

Neighbourhoods and nearby municipalities

These are starting points for visits, not neighbourhood price or safety rankings. For each address, walk the grocery route, test the school journey and inspect crossings and evening activity. The Greater Metropolitan Area is not one continuous pedestrian neighbourhood.

What may appeal

  • Access to metropolitan employment, schools and specialist healthcare.
  • Distinct central-city and surrounding-municipality options for different routines.
  • An international gateway at SJO plus separate general-aviation access in Pavas.
  • Museums, performance venues and La Sabana support regular cultural and outdoor activity.

What to weigh up

  • Province-wide housing labels can hide the actual municipality and commute.
  • Traffic and uneven walking routes can undermine an otherwise attractive home choice.
  • International schooling adds admission, matrícula and deposit costs beyond tuition.
  • Rain, terrain and drainage need property-level inspection; a regional climate description is not enough.

Cost of living

Advertised rents, with size and location attached

The examples below were checked on 14 October 2026. They are asking rents in individual agency advertisements, not signed-lease medians, a representative sample or confirmation of availability. Differences in furnishing, building facilities and municipality explain why a single San José rent figure would be misleading.

Keep the listing’s currency in the working budget. These advertisements quote USD, while electricity and the school example below are in CRC. Do not combine them with an undated exchange rate. Ask the landlord to state the payment currency, any conversion method, maintenance, utilities, parking and deposit terms in writing.

Property exampleAdvertised monthly rentWhat is being compared
Paradisus, Rohrmoser/Pavas — KW reference 9986385USD 950Furnished one-bedroom, one bathroom, one parking space; 48 m² built area. Advertisement excludes IVA/taxes and includes condominium fees, water, cable and internet; confirm the applicable tax and final invoice.

Internet, electricity and the first-year cash plan

kölbi’s displayed home-internet plan of up to 100 Mbps costs CRC 15,000 per month including taxes, plus CRC 1,130 for the modem: CRC 16,130 combined. Service is subject to technical feasibility at the address. Confirm the actual technology, upload speed and contract; do not assume the headline download speed describes a symmetric fibre service.

CNFL’s residential T-RE schedule, updated 9 September 2026, charges CRC 1,744.80 for the first 30 kWh and CRC 58.16 for each kWh from 31 to 200. At an assumed 200 kWh that is CRC 11,632 for energy alone. Public lighting, other applicable charges and tax treatment still affect the final bill. This is an arithmetic example, not a measured household consumption estimate.

Obtain the actual unit’s bills and identify the meter and tariff. The CNFL residential definition excludes a whole apartment building served by one meter; do not apply the individual-apartment example to a landlord’s bundled utility bill. Ask how shared charges and water are allocated.

Separate monthly spending from the cash needed to move. A rental deposit, school admission charge, equipment deposit and furniture purchase are different from recurring rent, food, internet and tuition. This guide does not have a verified complete food-and-household basket for a relocating family, so no full monthly living-cost total is presented.

HousingWritten rent and all included/excluded building charges.Comparing a furnished Escazú unit with an unfurnished central-city asking price as if equivalent.

Neighbourhoods & finding a home

Find the right home within the right boundary

The linked Encuentra24 directory has both rental and purchase categories. Select San José Capital or the specific surrounding municipality rather than leaving a province-wide filter. Check whether a result is a whole home, a room or short accommodation and whether the figure is CRC or USD. Compare the map pin with the written address before arranging viewings.

See the home in daylight and during a wet spell if possible. Inspect gutters, window seals, cupboard backs, hot water and ventilation. For an apartment, establish where laundry dries, how rubbish is collected and whether the parking space is assigned. For a ground-floor or hillside property, ask about drainage and previous water entry rather than assuming elevation alone removes the risk.

INAMU’s rental guidance recommends a written description of the property, condition, intended use, rent, payment method and term; a contract cannot override mandatory legal protections. Have unusual duration, notice, deposit and increase clauses checked under the applicable national rental law. An advertisement’s minimum stay is not a statement of the law.

Before paying a reservation, verify the person’s authority to let the property and get the conditions and receipt in writing. Banco de Costa Rica specifically flags false rental advertisements in its security guidance. For buying, obtain independent title, boundary, permitted-use and condominium checks; a portal listing is not legal due diligence.

  • Write the canton, district, building and unit on the shortlist.
  • List appliances and furnishings and photograph condition at handover.
  • Specify responsibility for maintenance, utilities and repairs.
  • Test school, work and grocery journeys from the actual door.

Work, business & opportunities

Jobs, language and the metropolitan commute

CINDE describes Costa Rica’s services, technology and life-science ecosystems. Those are national industry categories, not a promise of vacancies in the central canton. For a particular opportunity, establish the actual workplace: an employer marketed under San José may place a team in Heredia, Alajuela or another municipality.

The public employment service’s ANE site directs users toward its evolving Brete platform for employment and training. Use the current official route to search and verify individual advertisements. A job listing does not establish your work authorisation; resolve that national question alongside the contract and any employer support.

Assess practical language needs separately from an employer’s headline English requirement. Spanish helps with building administration, school communication, healthcare and repairs. Ask whether your team’s daily work, customer contact and training use Spanish, English or another language before judging the role suitable.

For hybrid work, find out how often attendance is required and at what hours. Compare the door-to-door journey from each candidate neighbourhood, including the last walk and any school pickup. For remote work, test a live call in the intended room, confirm the available upload speed and plan a fallback connection. A central address is less important than a reliable working setup if most work happens at home.

Schools & childcare

School location, admission and language support

Choose the school campus before drawing a housing radius. The British School is in Pavas, west of the city centre. Lincoln School’s published address is Barrio Socorro, San Miguel, Santo Domingo de Heredia. Those are different municipal and commuting choices; a house described simply as near San José does not resolve either journey.

Request an admission assessment, grade placement, calendar, daily hours and transport information from each shortlisted school. Prepare identity records and previous reports and discuss learning, language or medical needs before paying a non-refundable charge. A completed form does not guarantee a place or a particular support arrangement.

For the Costa Rican school system, MEP’s November 2025 guidance specifically addresses foreign pupils who are learning Spanish. It covers intercultural enrolment, institutional support and temporary assessment adjustments as language learning progresses. Ask the receiving school how it will apply that guidance to the child, rather than assuming either immediate fluency or a fully English-medium classroom.

Childcare and after-school care need a separate quotation. Confirm age range, collection deadlines, holiday coverage and whether transport still operates after activities. A school day that ends before the working day does not become full-day care merely because both parents are employed.

British School of Costa Rica: 2026 fee example

Published annual tuition is shown below. For a new Year 1 pupil paying annually: CRC 6,547,590 tuition + 573,000 matrícula + the one-time family admission quota of 610,000 plus 13% VAT gives CRC 7,809,890. The listed primary equipment deposit of 100,000 and approximately 22,000 accident insurance raise the illustrated cash requirement to approximately CRC 7,931,890, before transport, uniforms or extra care.

The matrícula figures apply from 1 January to 31 October 2026. Semester tuition adds 2%; monthly tuition adds 5%, so an annual-payment example is not the monthly-payment price. After-school care is listed at CRC 2,500 per hour; twenty booked hours would be CRC 50,000. Transport is quoted separately by the independent operator. Confirm the complete invoice and deposit conditions with the school.

Healthcare

Register for the care you are entitled to use

The national CCSS insurance route and the local clinic assignment are related but distinct tasks. Establish the household’s actual insurance position first, then confirm the area of health and EBAIS associated with the home address. The CCSS service guidance describes primary care and onward referral; it should not be read as permission to choose any specialist directly.

EDUS can help eligible registered users manage appointments and view health information. Its account process requires a registered email; people whose details are missing need to update them with the service. Installing the app does not itself enrol a newcomer in insurance or establish their entitlement to care.

Keep the identity and insurance documents used for your registration, the exact address, a medication list and relevant medical history together. Check how to obtain routine prescriptions and referrals before existing supplies run down. If moving between municipalities, ask whether the clinic assignment and records need updating.

National eligibility, contributions and residence-related requirements belong in the Costa Rica guide. For the city decision, the important practical questions are which local team will see you, how appointments are made and how you will reach the facility when needed.

Compare actual hospital sites and insurance arrangements

Clínica Bíblica’s central site is in San José and offers hospital, diagnostic and specialist services. Its emergency-service page lists 24-hour care at the San José, Aleste and Santa Ana sites. Hospital CIMA’s published address is in San Rafael de Escazú, outside San José canton. Select the actual facility, not just the hospital brand.

Ask the provider and insurer separately about the named doctor, procedure, authorisation, direct billing, deductible and deposit. A hospital being in a network does not establish that every doctor or test is covered. Obtain a written estimate for planned private care and retain receipts for any reimbursement claim.

There is no verified citywide private-consultation price here. Member-discount plans, prepaid arrangements and ordinary uninsured fees are not interchangeable. Compare the full terms and membership cost before using a discounted consultation in the budget.

For a household with ongoing care needs, test the route from the proposed home to the specific facility and identify a backup contact. Make sure another household member can find policy details and medical information if you cannot manage the appointment yourself.

Getting around

Plan by operator, route and terminal

San José’s buses are run by multiple operators, and there is no single terminal for every route. The Tourism Board advises checking the individual company’s timetable and ticket method; some services sell online while others require station purchase. Identify the operator, departure point and return stop before choosing a bus-dependent home.

ARESEP sets regulated fares, while operational matters such as routes and schedules are handled by the responsible transport authority and operator. Check the displayed authorised fare for the exact service. Do not assume every vehicle accepts the same contactless payment or that a fare quoted for one municipality applies to another.

INCOFER operates regional passenger trains linking the San José, Heredia, Alajuela and Cartago provinces. Treat it as a route- and timetable-specific service rather than a frequent all-day metro. Confirm the current departure and return before relying on it for an evening class or late shift. Current route-specific rail fares could not be independently verified for this guide, so older online figures are not repeated.

Walking can work within a chosen pocket without making a cross-metropolitan commute practical. Test pavements, crossings and rain exposure with the person who will use them. If a family needs two daily school trips, compare the school bus with the actual driver’s time and vehicle cost, not simply kilometres on a map.

Airports & international connections

SJO and Pavas are different airports

Juan Santamaría (SJO) is the principal international airport serving San José, but it is in Alajuela. Test the airport journey from the intended home at the time you normally fly; a western address can change that trip without necessarily improving the daily school commute. Check the current airline itinerary and seasonal frequency for your destination.

The airport’s official transport page lists authorised orange airport taxis and their operators. It also links several bus terminals; those links do not mean every terminal is at the airport or that one bus serves all onward destinations. Ask the operator where to board, the final stop, luggage conditions and the last return service.

Tobías Bolaños (SYQ), in Pavas, has a different role in general aviation, private, charter and tourism flying. Its designation as an international airport is not a substitute for checking an actual scheduled international route. A domestic or charter booking may require a different airport and baggage allowance from an SJO long-haul flight.

For separate tickets or an airport change, allow for the ground transfer and fresh check-in rather than treating the city name as a through connection. Confirm pickup location, terminal and the price basis before accepting an airport transfer.

April averages a daily high of 31.5°C and a low of 16.5°C at Pavas; November averages 28.9°C and 16.4°C. Rainfall rises from 10.7 mm in January to 295.6 mm in September, with October also very wet. Test ventilation and sun exposure, then inspect drainage, damp and the commute during rain. Elevation can change the housing experience substantially within the wider metropolitan area.

The station is at Tobías Bolaños airport in Pavas, at 997 metres, on the lower western side of San José. It is not Juan Santamaría airport. Higher neighbourhoods and nearby mountain slopes can be cooler or wetter; use this as a local reference rather than a promise for every Central Valley home.

Costa Rican WMO submission / NOAA NCEI station 78764 · Tobías Bolaños airport, Pavas. These averages describe the stated period; they are not a forecast. Temperatures are average daily highs and lows, not extremes. Precipitation is an average monthly total, not a count of wet days.

NCEI notes that Costa Rica originally supplied annual precipitation as an average of the monthly values; NCEI corrected the annual field to their sum. This chart extracts only the published monthly values.

The unrelated rain-days parameter has a separate correction in the archive notes and is not used. The station's placeholder WIGOS identifier is omitted, and its coordinates are explicitly identified as minute precision.

Source units are degrees Celsius and millimetres. Fahrenheit = Celsius × 1.8 + 32; inches = millimetres ÷ 25.4. Display rounding does not change the stored source values.

All 36 selected monthly values are published at one decimal place, with 30 contributing years reported for each. Counts supplied as 30.0 are stored as integer years. No missing months are filled or borrowed from another station.

Choose for your altitude and rainy-day routine

The Central Valley has marked seasonal changes, but terrain creates important differences within the wider region. IMN describes higher areas as cooler and, in some settings, wetter. A home in an elevated suburb should not be assigned the same temperature experience as a lower western airport station.

The monthly chart associated with this guide uses Tobías Bolaños in Pavas, rather than Juan Santamaría in Alajuela. It is a western, lower-elevation reference for the city, not a measurement inside each neighbourhood. Use it to understand the annual pattern, then inspect the particular home’s shade, ventilation and damp risk.

During the rainy season, arrange viewings that show how the roof, gutters, access road and parking drain. Inspect cupboards and walls and ask where clothes dry. A covered parking space is not much help if the walk from the car to the entrance floods. Follow IMN’s current outlook for an actual journey; normals cannot forecast that afternoon’s storm.

For an everyday routine, keep waterproof storage for a laptop or school books and a workable wet-weather route. Check whether an apparently pleasant walking connection remains usable in heavy rain. The most comfortable home is often the one whose construction and daily routes suit the local conditions, rather than the one with the most appealing regional climate description.

Safety & everyday risks

Evaluate the street and household emergency plan

In June 2025 the Ministry of Public Security described arrests linked to snatch theft in central San José, including incidents involving tourists. That is evidence for paying attention to belongings and route choice, not a current neighbourhood crime ranking or a rate for the whole metropolitan area.

Inspect entrances, lighting and the journey from a bus stop after dark. Keep phones and valuables discreet at busy stops, and decide in advance how you will return from an evening event. A pleasant daytime café street does not answer the separate question of an unfamiliar late-night walk.

CNE’s family-plan guidance asks households to identify threats such as floods, landslides, earthquakes and fires, assign responsibilities, establish evacuation routes and agree a meeting place. Ask the landlord about local water entry and drainage history and locate the building’s exits. Prepare essential documents and regular medicines so the plan works without relying on a single phone.

Use the municipality’s risk and emergency information for the actual address. Avoid labels that declare an entire canton safe or dangerous; the building, route, time and household’s mobility needs are more useful inspection units.

Public services & practical setup

Set up the address, utilities and collection routine

Write the address in a form the provider can recognise: province, canton, district, building or property description, map pin and the relevant meter or account identifier. Keep a copy of the landlord’s contact details and written authority where a service requires it. A pin alone may not identify the utility account.

For water, distinguish an existing service from a new connection. AyA’s regulation sets owner or authorised-representative requirements for connection procedures; a tenant should establish who is responsible before booking work. Confirm whether the property has its own meter or a shared allocation and how any unpaid balance is resolved.

The Municipalidad de San José publishes waste and recycling collection information and a route map for its canton. An Escazú, Santa Ana or Heredia home needs the relevant municipality’s arrangements instead. Ask the administrator where separated waste is stored and when it must be put out; the building’s collection point is not necessarily the street pickup.

For electricity and internet, retain the contract, meter/account number, bill and equipment inventory. Test service before a work-critical day and record fault-reporting details. Compare the first statement with the quotation, particularly rented equipment and tax-inclusive versus tax-exclusive amounts.

Culture, community & daily life

Make the city part of the weekly routine

Central San José has a cultural life that is easy to miss if every visit is only a drive between a gated home and a mall. Teatro Nacional publishes a live performance calendar and ticketing information. Check the event date and return journey rather than assuming a building visit and an evening performance use the same ticket.

The Museo Nacional’s Bellavista site is beside Plaza de la Democracia, between Avenida Central and Segunda. Its 2026 brochure lists Tuesday–Saturday opening from 08:30 to 16:30 and Sunday from 09:00 to 16:30. Confirm holiday changes and choose enough time to visit without making the last transport connection a rush.

At La Sabana, the Museo de Arte Costarricense lists free admission for everyone and regular Tuesday–Sunday hours of 09:00–16:00, with specified holiday closures. That makes it a useful repeatable cultural option rather than a once-only holiday expense.

During the scouting stay, try the routine you hope to keep: a park visit, a local class, groceries and an evening cultural event. See whether those activities are reachable from the proposed home without adding a long drive every time. The social fit of an area depends partly on whether it is practical to return regularly.

Planning your move

Use the scouting stay to resolve the everyday decisions

Start with national status and work questions, then confirm the actual school and workplace. Scout a manageable shortlist on the appropriate side of those destinations. Keep the first accommodation flexible enough to inspect homes and repeat journeys in normal traffic and rain.

The stages below are planning milestones, not provider processing promises. Keep a secure document file, a household cost sheet and a list of unresolved conditions. Do not treat a pending school application, an unverified rental advert or an app installation as a completed place, lease or healthcare registration.

Your move, step by step

Resolve national status, family destinations and the local home in that order. These are planning stages; provider appointments and decisions depend on the actual application.

01Map the household’s fixed destinationsBefore selecting a municipality+

Confirm the actual office, school campus and any regular healthcare facility. Start national residence/work planning separately and request school application requirements while keeping housing flexible.

Documents & evidence

  • Identity records, employment details, prior school reports and a map of recurring destinations.
Common complications
  • A school in Santo Domingo de Heredia and one in Pavas imply different housing searches.
References [16][14][17][21]
02Scout the home and its everyday routesDuring the initial stay+

Visit shortlisted homes, walk errands and trial the school/work journey. Inspect rain protection, ventilation, water, meters and building arrangements.

Documents & evidence

  • Listing reference, canton/district, viewing notes and dated photographs.
Common complications
  • An advertised minimum stay is not a legal explanation; a province-wide listing is not a precise address.
References [6][7][32]
03Agree the lease and complete the handoverAfter verifying the property and landlord’s authority+

Obtain written payment, deposit, repair and notice terms. Record furnishings, existing damage, meter readings and the allocation of shared charges.

Documents & evidence

  • Signed agreement, identity/authority evidence as required, receipts and an inventory.
Common complications
  • Do not send a reservation solely because an online advertisement or bank account looks plausible.
References [7][8][11]
04Confirm school, healthcare and household servicesBefore relying on the new home for a full working week+

Complete school offer conditions; establish insurance and local CCSS assignment where applicable; confirm internet feasibility and the utility arrangements.

Documents & evidence

  • School offer/invoice, healthcare entitlement and registration records, address evidence, meter/account numbers and service contracts.
Common complications
  • EDUS access does not itself create insurance entitlement; the internet headline omits modem rental unless added.
05Test the working week and keep the recordsDuring the first settled week+

Check real journeys, school collection, service bills and the municipal waste schedule. Record emergency contacts, ongoing medical needs and renewal or notice dates.

Documents & evidence

  • Actual cost sheet, operator/clinic contacts, collection schedule and household emergency plan.
Common complications
  • One quiet weekend trip does not establish the weekday commute or rainy-day route.
