City at a glance

Choose a Perth routine, not simply a beach address

Perth can suit people whose work and family life benefit from a western Australian base: a substantial city, outdoor space and a different relationship to Asia and the rest of Australia. The attraction can be obvious on a sunny visit; the harder decision is choosing a home that works for school, shopping and regular appointments without unnecessary driving.

The coastal lifestyle and the inner-city routine are not the same housing choice. Decide which matters most, and how often you genuinely expect to cross the metropolitan area. A home near a local shopping street and an appropriate station may be more useful than one that looks close to several destinations but requires a car for all of them. For an international business, also test the actual meeting schedule with clients and colleagues before arranging your working day around an idealised location.

What may appeal

  • Distinct local centres and a strong outdoor setting
  • Airport rail access with clear terminal-specific connections
  • A choice between inner-city, riverside and coastal routines

What to weigh up

  • A poorly matched address can create significant driving
  • Summer shading and winter comfort both need inspection
  • Repeated east-coast travel and temporary-visa schooling need budgeting

Neighbourhoods & finding a home

Five Perth settings with different compromises

These areas provide a practical first shortlist across the metropolitan city. They are not interchangeable, and a suburb's centre can offer a very different pedestrian routine from its outer residential streets. Use the same grocery, school and work destinations when comparing actual homes.

AreaPotential fitWhat to inspect or test
CBD and NorthbridgeCentral apartments and access to cultural and dining venues suit a more urban first base.Noise at bedtime, access to an everyday supermarket, apartment storage and the precise street rather than a general central-city label.
SubiacoAn established local centre with rail connections can appeal to a household seeking errands and social activities close to home. The walk to the station and school, older-home comfort, and whether your work destination sits on the useful network route.
Leederville and Mount LawleySeparate inner districts with active shopping and dining streets offer alternatives to the CBD.Their transport connections differ; do not apply Leederville station access to every Mount Lawley address. Test the specific route.
South PerthA riverside residential setting may suit people who value foreshore walks and a different view of the city.Distance to the actual ferry or bus, school pickup logistics, and backup travel when the preferred connection is inconvenient.
FremantleA distinct port-city setting with its own centre and coastal character can become a complete local routine.Treat it as a deliberate metropolitan choice, not an inner-CBD suburb. Frequent journeys to distant offices or schools need testing.

Understand WA’s bond and advance-rent limits

Western Australia's general maximum security bond is four weeks' rent, but the official guidance has an exception where weekly rent exceeds AUD1,200. The bond is held through the state's Bonds Administration arrangements, rather than being treated as extra rent for the owner to spend.

A lessor can require up to two weeks' rent in advance. WA's guidance separately recognises a tenant's voluntary written offer of more, so distinguish a genuine choice from a demand. Confirm the payment timetable, listed occupants, parking, storage and appliances in the agreement. Do not transfer a large deposit simply to secure a property you have not verified.

At handover, document the condition of screens, external doors, cooling equipment, wet areas and any reticulation or garden equipment included. Clarify the division of routine garden work and repairs. If you expect to be abroad frequently, choose a property whose practical upkeep you can manage and agree any relevant arrangements in writing.

Schools & childcare

Ask WA Education to identify the correct enrolment route

Western Australia's visa enrolment framework distinguishes visa categories and the way a child can enter a public school. Some cases involve TAFE International Western Australia rather than a simple direct application to a neighbourhood school. Do not infer a fee exemption or an unrestricted local-school entitlement from the fact that a parent has a temporary work or study visa.

Use the current official framework with the child's and parents' exact visas, then obtain the school's document list and address requirements. Bring reports, identity documents and information about any additional support. Request a written explanation of tuition or other required charges before signing a lease on the assumption that the school budget is settled. Independent-school admissions and childcare are separate applications, with their own capacity and fee questions.

Healthcare

Plan care before arrival, especially for regular treatment

Check Medicare eligibility for your immigration circumstances with Services Australia. A WA lease or local job does not by itself establish entitlement.

If someone in the household needs ongoing care, identify the appropriate local general practice and ask how referrals and repeat prescriptions will be handled. Carry a readable medical history and medication details. Price private cover and likely appointment costs using your actual needs, and check exclusions instead of assuming the nearest hospital solves access. It is easier to arrange continuity while your current clinicians can still answer questions than to reconstruct the record after a move.

Getting around

Compare housing, cars and repeated travel together

A rent-only comparison can hide the cost of a routine that requires more driving, parking or childcare. Put the actual recurring trips beside the housing quotes. For a household with family or customers in eastern Australia, include the travel schedule you expect to maintain and the time it removes from the working week.

ItemWhat to establish
Initial housing cashBond subject to the applicable rule, required advance rent and any overlap with temporary accommodation.
Property running costsPower, water responsibilities, internet, gardening arrangements and contents insurance.
TransportCar need, parking and the actual station/bus connection, including the airport terminal you use most often.
ChildrenVisa-specific school assessment, care outside school hours and the commute to the confirmed school.
International routineTravel frequency, work-call hours and the cost of maintaining obligations in your departure country.

Airports & international connections

Match the airport terminal to the correct station

Perth Airport's T1/T2 precinct is served by Airport Central station. For T3/T4 the published public-transport connection uses Redcliffe station and bus 292. The two precincts are separate; check the airline's actual terminal rather than assuming that all domestic or all international flights use one location.

The airport also provides a terminal-transfer bus. Leave time for that transfer when changing precincts, and check the airport's current directions before a connection. For daily life, plan trips from the specific home at the hours you will use them. A station on a map is useful only if the walk, frequency and onward connection suit the household. A family can decide to keep a car without assuming that every shopping trip must become a drive.

Climate & environment

Look at orientation, ventilation and the outdoor area

A bright home can still be uncomfortable if its main glazing faces strong afternoon sun without effective shading. Ask to inspect when the living room is warm, and check whether bedrooms can be cooled independently. A larger garden introduces maintenance time and water use; an apartment balcony may be more useful if you travel frequently.

Winter comfort also deserves attention. Check for draughts, condensation and damp in shaded rooms, and ask how the home is heated. For a work-from-home household, test mobile reception, ask about the exact fixed-internet connection and look for a desk position that avoids reflected glare. These are viewing questions, not assurances about an entire suburb or a building's legal compliance.

Dry summers and wetter winters call for different habits

Perth's seasonal pattern is a dry, warm-to-hot summer and a cooler, wetter winter. Summer routines often work better with shade and early or late outdoor time; rain protection and comfortable indoor space matter in winter. A coastal breeze and a sheltered inland garden do not produce the same conditions, so test the location you will actually live in.

The Bureau of Meteorology’s Perth Metro station publishes statistics from the 1990s onward, with temperature and rainfall observation periods and available-year counts shown separately. It is a metropolitan reference, not a measurement of every beach suburb. Inspect the local conditions and use current forecasts for the days of the move.

What residents say

These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.

A December 2023 r/perth discussion about walkability included residents describing local errands in Subiaco and Victoria Park, alongside disagreement over whether access to a beach, school, shops and rail could all be combined at one address.

Anonymous, self-selected experiences; older housing-price and school-ranking claims are not carried forward. The useful point is the tension between different daily destinations.

Planning your move

Keep the business and family move in one plan

For an owner relocating to Perth, the location of decision-making and daily work can be as consequential as the choice of suburb. Check the permitted activities under the visa and use the Australian tax guides to examine the personal and corporate consequences of the change.

An inquiry is more useful with the proposed arrival, current residence, company ownership, recurring travel and family needs already outlined. The implementation sequence can then reflect school approvals, bank-document requests and housing commitments. The city can be the right lifestyle choice without every overseas structure remaining appropriate after the move.

Your move, step by step

A dependency-based sequence: the timing depends on your visa, school assessment and housing search. These are planning stages, not authority processing promises.

01Resolve the visa and education routeBefore committing to the move+

Check permitted activities and ask WA Education which pathway applies to each child’s visa. Combine this with the working hours and recurring international travel that the household will maintain.

Documents & evidence

  • Passports, visa grants, reports and expected work/travel schedule.
Common complications
  • Temporary work and study visas do not all produce the same school-fee position.
References [2][6]
02Choose a local centre and test the routeDuring a reconnaissance stay+

Compare homes against ordinary shopping, school and work trips. Inspect summer shading, winter comfort and internet access. Test the station walk or bus connection rather than assuming a central suburb label settles it.

Documents & evidence

  • Property shortlist, route plan and viewing checklist.
Common complications
  • Coastal access and rail access may point to different addresses.
References [9][7]
03Agree the WA tenancy and upfront paymentsOnce the property and landlord/agent are verified+

Confirm the bond rule for the weekly rent, required advance payment, maintenance responsibilities and the inventory. Use the proper bond arrangements and retain receipts.

Documents & evidence

  • Agreement, condition-report template, payment evidence and negotiated terms.
Common complications
  • The bond exception above AUD1,200 a week means one universal four-week assumption is wrong.
References [3][4]
04Complete the handover and local setupAt move-in and during the first working days+

Record condition, activate services, confirm schooling and arrange a general practice and ongoing medicines. Save airport directions for the correct terminal precinct before the next journey.

Documents & evidence

  • Condition photographs, utility references, school correspondence and health documents.
Common complications
  • Airport Central is not the station-to-terminal route for every Perth flight.
References [7][8][1]
05Review the routine and commitmentsAfter the household has a normal week+

Assess driving, call schedules and home upkeep against expectations. Calendar visa and school follow-ups, preserve repair records and revisit the tax plan if business decisions or travel patterns have changed.

Documents & evidence

  • Household budget, calendar and actual work-location records.
Common complications
  • A comfortable home should support the business and family routine rather than create avoidable weekly travel.
