City at a glance
A compact centre with several ways to live around it
Adelaide's central grid, surrounding parklands and North Adelaide offer a useful starting point for someone who wants a city without choosing a very large metropolitan routine. A central home can put food shopping, galleries and ordinary appointments into a relatively small area. Farther out, the household may gain space while accepting more driving or a more specific public-transport corridor.
Do not choose Adelaide solely on an assumption that everything will cost less than Sydney or Melbourne. Compare current homes that would actually suit you, and include school fees, transport and the heating or cooling they need. Its strongest fit may be a comfortable day-to-day life rather than a bargain. A person working with international clients should also map their call schedule and travel obligations before deciding how much the local business centre matters.

Five central neighbourhoods to compare
The City of Adelaide describes several residential neighbourhoods within the central area. These five choices keep the first search manageable while making the tradeoffs explicit. They are not a substitute for testing a particular street at the times you will use it; nightlife, traffic and the character of a building can change within a few blocks.
| Area | Why it may fit | What to test |
|---|---|---|
| East End | A central base near restaurants, cultural destinations and the eastern parklands. | Evening activity, delivery noise and how the specific apartment handles summer sun. A lively street may not suit an early-sleeping household. |
| North Adelaide | A more residential setting among established streets, shopping strips and parklands, close to the city. | Actual travel across the parklands, event-day movement near the Oval and the condition of an older home. |
| South East | A central residential option for people who want everyday amenities and parkland access without the busiest entertainment setting. | The exact walking route to work or school and whether the dwelling has useful outdoor shade and storage. |
| South West | The market and food-shopping area can support a practical walking routine, with several smaller residential streets. | Noise and servicing around main commercial streets, plus the difference between a cottage and a newly built apartment. |
| West End | Arts, education and biomedical precincts make it worth investigating when your work or interests are based nearby. | Hindley Street nightlife and building works; a quiet side street and an entertainment frontage are different housing choices. |

Use the South Australian bond threshold correctly
For ordinary private residential tenancies, South Australia's maximum bond is four weeks' rent where weekly rent is AUD800 or less, and six weeks where it is above AUD800. The higher category should not be applied merely because a property is in a desirable suburb. The state's guidance allows up to two weeks' rent in advance at the start, separately from the bond.
Check that the paperwork identifies the rental, start date, parties, rent frequency and the included appliances or furniture. Use the official bond process and keep proof of payment. An overseas applicant should prepare verifiable identity, income and references, while checking who is entitled to receive any money. A short-term booking and an ordinary residential tenancy can have different terms; do not infer the latter's protections from the property's appearance.
At handover, make a detailed condition record. Look at window seals, water marks, drains, screens and cooling as well as surfaces. If repairs were part of the agreement, preserve the wording and dates. A clear starting record is useful when seeking a repair during the tenancy and when explaining the condition on departure.

Compare the confirmed household costs
An Adelaide budget should begin with real rental offers and the family's school-fee assessment. Weekly rent converted by 52 divided by 12 produces an annual-consistent monthly comparison; the bond remains a separate cash requirement. Keep a reserve for temporary accommodation and overlapping commitments rather than assuming the first inspected home will be suitable.
| Item | Practical question |
|---|---|
| Lease cash | Does the weekly rent fall at or below the AUD800 bond threshold, and what advance payment is being requested? |
| Schooling | Which visa category, income assessment and enrolment year determine the family’s charges? |
| Transport | Can the central loops serve the routine, or will you need a car and parking most days? |
| Home comfort | What heating, cooling and garden costs arise from this particular dwelling? |
| Travel | What regular interstate or international visits must the household and business continue to make? |

Schools & childcare
Do not assume public schooling is free on a temporary work visa
South Australia has a specific school-fee assessment for families on subclass 482 visas using government schools in greater Adelaide. Income and other conditions affect the charge, and the department says families should register even where income is below the relevant threshold. Country-school exemptions should not be read as a general Adelaide exemption.
The current page also displays future-year fee figures. Obtain the assessment for your child's actual enrolment year rather than copying the largest number from an undated summary. Other visa categories need their own check. Supply passports, visa details, address evidence and previous school records, and ask the school about placement and capacity. Language support, special educational needs and before- or after-school care should be discussed before a home is chosen around a presumed school place.
Healthcare
Check entitlement, then organise the care you use
Services Australia determines Medicare eligibility by the relevant status rules; a South Australian address alone is not enough. Verify your position before depending on it.
For everyday care, identify a general practice accepting new patients and ask about appointment fees. If someone requires specialist or continuing treatment, carry a concise history and arrange how it will be continued. Check insurance exclusions and waiting periods against the actual needs of the household. This is particularly useful when moving children or an older relative, since settling housing first and researching healthcare later can create avoidable disruption.

Getting around
Separate the free central loops from the wider network
Adelaide Metro's City Connector has free routes 98A/98C through the city and North Adelaide seven days a week, and 99A/99C inner-city loops on weekdays. These can be helpful for a central routine, but do not assume every bus or every out-of-centre journey is free. Check the actual stop and operating day.
Adelaide Airport identifies J1 and J2 services between the airport and city. Read the destination and current route before boarding, because these are through-running metropolitan services rather than a private transfer directly to your accommodation. A family with luggage should compare the stop-to-door walk with a road transfer. Once settled, test your school and work journeys independently: the best airport route need not determine where you live.

Climate & environment
A comfortable Adelaide home needs a summer plan
Summer sun can make orientation and shading more important than the size of a balcony. Ask what the cooling reaches, whether bedroom windows can be opened safely and how outdoor space is shaded. In older houses, inspect the home as a whole: a renovated kitchen does not tell you how the roof space, windows or bathroom ventilation perform.
Winter is cooler and wetter than the summer image suggests. Check heating and signs of condensation, particularly in rooms you intend to use for long working days. If a garden is part of the attraction, agree maintenance responsibilities and assess the time you have for them. A smaller, well-chosen home may serve a travelling household better than a large one that adds several tasks every week.

Dry summer heat and a wetter cool season
Adelaide's seasonal contrast is useful to plan around: summers are generally warm to hot and comparatively dry, while the cool season brings more rain. Outdoor shade and a workable cooling arrangement are summer priorities. In winter, a home office needs warmth and enough light to remain pleasant through the day.
The Bureau of Meteorology’s Kent Town station provides a historical inner-urban reference; it closed on 31 July 2020. Its published temperature and rainfall statistics cover 1977–2020, with different counts of available years. They show seasonality, not current conditions at a foothills or coastal home. Use current warnings for hot spells and severe weather.

Planning your move
Coordinate the address with the immigration and tax plan
A home in Adelaide does not itself confer permission to live or work in Australia. Review the visa conditions through Home Affairs, and assess the personal and business tax consequences separately through the country guides.
For an inquiry, explain the current country of residence, company ownership, proposed arrival, family visa position and schooling needs. Those facts help identify which decisions should be made before a lease is signed and which can follow after arrival. The goal is a workable sequence for the whole move, including any obligations left behind.

Your move, step by step
A dependency-based sequence: the timing depends on your visa, school assessment and housing search. These are planning stages, not authority processing promises.
01Identify the correct family enrolment and work positionBefore choosing a school-based housing shortlist
Confirm the visas and activities permitted. If subclass 482 school fees are relevant, request the assessment for the actual enrolment year rather than using future figures on a general page.
Documents & evidence
- Visa grants, income evidence where requested, school reports and family records.
- Greater Adelaide and an exempt country-school location are not interchangeable.
02Compare central neighbourhoods against the daily scheduleDuring viewings
Test a normal shopping and school journey, including the operating days of any free connector you expect to use. Inspect cooling, heating, bedroom light and maintenance needs.
Documents & evidence
- Home shortlist, school correspondence and transport plan.
- A central location does not mean every route or every bus is free.
03Settle the South Australian lease termsAfter the home and agreement are verified
Check which side of the AUD800 weekly-rent threshold the bond falls on, calculate the separate advance payment and preserve agreed repairs and the inventory.
Documents & evidence
- Agreement, bond paperwork, receipts and condition-report details.
- Security bond and rent in advance are different payments.
04Take possession and complete the service setupAt handover and during the first working days
Photograph condition, organise utility and internet accounts, confirm the approved school start and establish healthcare arrangements. Save documents in one accessible place for both adults in the household.
Documents & evidence
- Condition report, meter readings, school approval and health-cover records.
- A school inquiry is not a completed visa-specific enrolment.
05Review comfort, costs and the international planOnce the regular week has begun
Review the cost of the actual routine rather than the pre-move estimate. Follow up repairs, calendar school and visa tasks, and check that work and travel facts still match the tax advice used for the move.
Documents & evidence
- Budget, repair log, calendar and actual arrival/work dates.
- Lower perceived city costs do not eliminate household-specific education or travel expenses.
