City at a glance
Build a life around more than the airport
Frankfurt is an attractive shortlist candidate when international travel and a German business base both matter. The useful next question is where you want ordinary life to happen. The river, older neighbourhood centres and outlying districts offer experiences quite different from the office skyline.
Decide whether you need daily access to a particular office or industrial site, frequent airport journeys, a school campus or simply a reliable home workspace. Frankfurt’s wider region contains separate municipalities with their own registration and school arrangements. A listing marketed as Frankfurt-area housing is not necessarily inside the city or handled by its offices.
What may appeal
- International airport and long-distance railway access support frequent travel.
- Distinct residential areas beyond the financial district.
- Current municipal housing tools and a defined school-entry process for newcomers.
What to weigh up
- A regional address may fall outside Frankfurt’s municipal services.
- School entry can depend on completed residence registration.
- Housing heat, noise and terminal transfers need property- and journey-specific checks.

Select Mieten or Kaufen and enter the city or postcode. Check whether the advertised rent excludes running costs and whether the home is furnished.
Neighbourhoods with different strengths
| Area | Why consider it | Tradeoff to test |
|---|---|---|
| Nordend / Bornheim | Consider for an established urban neighbourhood routine around local shops, cafés and older streets. | Compare the exact side street and evening activity. Test the school journey and where visitors or deliveries can stop. |
| Westend / Bockenheim | A choice between different residential and university-influenced settings, with green-space and cultural destinations nearby. | Check the precise location rather than grouping both districts together. Match housing cost and layout to the routes you need every week. |
| Sachsenhausen | A south-of-the-Main base with museum access and both residential and lively hospitality areas. | Walk the specific evening route. A quiet residential building and a street of late-night venues can sit within the same broad district name. |
| Ostend | An eastern option mixing newer development with established city fabric. | Inspect nearby building work, everyday shops and shading in newer apartments. Try the trip to your own office rather than a generic city-centre destination. |
| Höchst | A separate historic neighbourhood centre in western Frankfurt, relevant when daily commitments are also in the west. | Compare the old centre with quieter surrounding streets. Check the actual work entrance and transport stop, especially for a large employment site. |

Use the 2026 rent index carefully
Frankfurt’s municipal calculator now uses its qualified 2026 rent index. It estimates the local comparative rent from the apartment details entered. Read the scope before using it: this is a legal housing-reference tool, not a live average of available listings or a guarantee that an advertised flat can be obtained at the calculated figure.
For residential security, §551 BGB generally caps the deposit at three monthly rents excluding separately stated operating charges, with three-instalment payment available for cash security. Keep that separate from advance rent, removal costs and any agreed kitchen purchase.
Ask for the full rental terms, operating-cost breakdown and condition record. Check whether the building permits the way you intend to use the home and whether any separate workspace is necessary. For a short initial tenancy, document renewal and notice terms; a month-to-month assumption can be expensive if the written contract says otherwise.
Register the real address, then organise the next steps
Frankfurt requires ordinary residence registration within two weeks of moving in. The city specifies an original Wohnungsgeberbestätigung; the rental contract alone is insufficient. For a sublet, the housing provider can be the main tenant, so establish who will issue the confirmation before you rely on the accommodation.
This record is particularly important for families using the ABZ school route. Retain a clear copy and make sure names are consistent across passports, school records and the application. Registration records occupancy; it does not replace residence or work permission.
The city’s welcome service points newcomers to confidential migration counselling and local support. Use that guidance for navigation of the local system while keeping tax residence, work arrangements and any foreign company management review as separate workstreams.
Schools & childcare
School registration has an address dependency
For children arriving with little or no German, Frankfurt’s Aufnahme- und Beratungszentrum, ABZ, assesses language and learning needs and connects families to a suitable school. Its current procedure directs children up to age 17 to an online registration form and uses a separate contact route for young adults from age 18.
The Frankfurt registration certificate and passport copies for the child and one legal guardian are required for the online submission. The office states that incomplete files cannot be processed. It also currently instructs applicants to set the browser language to German when submitting. Retain the documents for the eventual school admission appointment.
Hesse provides intensive language classes and courses, with different arrangements across general and vocational schooling. Ask how prior subjects, examinations and qualifications will transfer. If considering a private international school, verify the actual campus, municipality, admission and fee terms before choosing a home; the wider Frankfurt label can hide a substantial daily journey.
Healthcare
Insurance and access to a practice are separate tasks
Germany’s health-insurance system distinguishes statutory and private coverage according to eligibility. Get each person’s coverage and start date confirmed before cancelling an existing arrangement; registration in Frankfurt does not itself settle the insurance position.
The Hesse physicians’ association maintains a doctor and psychotherapist search. Start with the kinds of care you will use, then confirm whether a practice accepts new patients and the relevant insurance arrangement. Existing specialist treatment, regular medication and accessibility needs deserve attention before arrival.
For housing comparisons, include the trip to routine care rather than counting nearby hospitals. Keep records and appointment instructions together so that a move between temporary and permanent accommodation does not interrupt communication.
Airports & international connections
Know which airport station and terminal you need
Frankfurt Airport has distinct regional and long-distance railway stations. S8 and S9, alongside regional services, use the Regionalbahnhof under Terminal 1. IC and ICE services use the long-distance station. Buying a ticket to the wrong station description or assuming every train serves the same platform creates avoidable confusion.
The airport’s current guidance includes Terminal 3: from the rail stations, follow the SkyLine connection and allow the airport’s stated approximately 10–15 minutes for that transfer. This is not the full time from a home to the gate. Check your airline’s current terminal and the live rail journey before leaving.
| Connection | What it means | Planning implication |
|---|---|---|
| City and regional connection | S8/S9 and other regional trains at Terminal 1’s lower level. | Use the current departure board and confirm any changes from your neighbourhood. |
| Long-distance rail | A separate station for IC/ICE journeys. | Check ticket type and the walk or terminal transfer; a local ticket does not automatically cover a long-distance service. |
| Terminal 3 | SkyLine transfer in current airport guidance. | Add transfer time, luggage and mobility requirements to the trip. |

Climate & environment
A bright apartment needs a summer plan
Frankfurt’s heat action plan makes urban heat a practical housing issue. Assess the home’s actual shading, glazing and ventilation, especially if it is an upper-floor apartment or the room will be used for work throughout the day. A view of the skyline does not tell you whether the workspace is comfortable in a hot spell.
Walk the nearest useful green route and identify an indoor alternative for poor-weather days. Ask about heating and energy information for colder months, and check the effect of nearby road or evening noise with windows open. These questions can distinguish two similar listings more effectively than a broad neighbourhood ranking.
A sensible reconnaissance visit also includes time by the Main and in the neighbourhood centre you would actually use. Frankfurt’s business image should not obscure these everyday choices, but a pleasant river walk should not substitute for checking the home itself.

What residents say
These are attributed public experiences, not client testimonials. Housing, neighbourhood and household circumstances affect the experience.
Planning your move
Make the move financially coherent
Budget the transition as well as the settled household: temporary housing, any overlapping rent, deposit, removals, school charges where applicable and the cost of a usable workspace. Compare these with realistic post-tax income rather than simply transferring a gross salary or business-profit figure from another country.
If you will continue to own and direct overseas companies, map the decisions, staff and contracts before working from the Frankfurt home. The linked German personal and corporate tax guides are the next step. The point is to arrive with an operating plan that fits the household, rather than discovering after signing a lease that the tax or work assumptions were incomplete.

Your move, step by step
A dependency-based order of work. Planning windows are suggestions; legal registration deadlines are identified separately. No stage promises a school place, rental acceptance or authority processing time.
01Map the actual work and school locationsBefore narrowing the city or surrounding municipalities
02Check housing and the entry budgetBefore committing to a tenancy
03Register after moving into the propertyWithin two weeks for the ordinary registration duty
04Submit the complete school file and settle coverageAfter obtaining the address evidence
For the ABZ newcomer route, submit the registration certificate and required passport copies, then follow the school’s admission contact. Confirm health-insurance dates and care arrangements.

- Frankfurt residents discuss Höchst and a relocation, March 2026

A self-described former Höchst resident valued the old centre, river and everyday services, while recommending visits to individual streets before choosing. Another contributor living there for six years said they were buying locally. These accounts challenge blanket neighbourhood stereotypes without establishing a general safety or rental-price claim.
Two self-reported accounts from the same March 2026 discussion; figures, safety claims and third-party rental offers are not reproduced.
